I bought this mobile home last year January 2024. My brand new home was left at my property with damaged floors damaged walls damaged roof damages almost everywhere in the house, cracks in the ceiling. They use the lowest quality materials that you can imagine to build this house. I have been waiting for all of these to be fix since last year 1/18/2024 for a whole year today is February 8. 2025 They finally sent some workers to fix my home and they are telling me that the Floor will be repair by putting patches all over because there were nails coming through the vinyl floor. The floor have nails poking holes and hurting my feet as I walk through the House. All Im asking to this company **************** Home is to replace the Entire floor for my brand new house that Im paying for the way is supposed to not just do patches or give me the credit to hire someone to come and replace the floor for me.Initial Complaint

This is a newly build home purchase March 22, 2024. Before we purchased the home we had an inspection that report that was over 40 pages long with stuff that needed to be fix. One of the major issues was the **** system which was not even hooked up during inspection. We were assured before purchase that it was hooked up and in working order. The first 2 months in the home we realize the a/c was only blowing in the back half of the house and not the front. We called the home warranty company ******** which came with the purchase of the home, and they kept telling us they are not responsible and to contact the contractor at *********. It took us 2 months to get someone to fix that and come to find out they never properly installed the **** system, thus they had to create new cut in wall for the vent and some other stuff as the a/c was pulling air from one side of the home and blowing air on the other side. A month after that the motor went out on the **** fan on the inside. The warranty company did fix that fairly quickly. Recently 2 weeks ago the thermostat went out. We called the home warranty company and they said contact live oaks homes. We told them that the contract does not answer our emails or return phone calls. We never get back from the home warranty company did fix. I went and brought a new thermostat yesterday and hooked up. Once I did I turn on the a/c and that works fine but the heat does not work at all. They never hooked the heat in the home. We all so have a hole in the roof at the front of the home that the home warranty company said they do not cover and told us to contact Live Oak homes. We did and they never responded. The skirting in the back of the home which was supposed to before we moved in and was part of the inspection report has not been fixed.. there is an issue with the water heater and they are supposed to to replace the paneling in the bathroom due to water leaking out of the water reservoir to the toilet, its notInitial Complaint

We bought a Live Oak home and the roof leaks in multiple places, causing a mold issue. We contacted the warranty department and they refused to help. They denied our warranty because we bought the home after it was placed here by an investor. However, the roofing professional we had inspect the roof stated that there are multiple violations of basic roofing standards, and that a new roof is needed. On top of that, the water intrusion is now causing a mold issue and my family is allergic to the home. Also, the subfloor was not installed properly and when you walk through the house, it lowers as you walk through into the kitchen and the toilet clunks like its dropping down when you sit.Initial Complaint

We purchased a Live Oak Manufactured Home in March of 2020. We have two leaks on the roof. One in the living room and one in the kitchen. The one in the kitchen runs down the wall. The roof is supposed to be warranted for either 15 or 20 years. They do not seem to be concerned. Meanwhile theres probably mold growing in the walls and ceiling.Business Response

This home was purchased in 2020 with a 1 year limited warranty. The warranty for the shingles is through the shingle manufacturer, not Live Oak Homes.

The home manufacturer is supposed to come back to the house to make repairs. The company has came out one time but has not returned when more problems of the home occurred. It is very hard to get in touch with them and they never respond back to emails. My home still needs repairs and I have not heard anything back from them.Initial Complaint

My *********** purchased a manufactured home from *********************/Live Oak Homes in August 2022, we moved in the home in February 2023 & still to this day there are multiple issues with the home. We paid $289k for our home & was promised a "good quality home as good as, if not better than a site-built home". That was a lie. We had the home inspected yesterday & 16 months later we are still having a lot of issues. We still have issues with air leaks, improper AC airflow, electrical issues, foundation issues & roofing issues (caused by their own contractors cutting through the roof deck & not properly supporting the patches.). These issues were all issues weve reported to them well before the 1 year ***** We are at a standstill which is why we had the inspection completed. It appears that their contractors are more loyal to *********************/Live Oak's WALLET than they are to their work ethic & quality of their work. They sent out a plumber to do electrical work, a truck driver to cut holes in our roof deck to look at our duct work, a drywall guy to inspect our ductwork. They dropped the home on our property & just left it, bending our frames underneath and not sealing off the mate ************ had issue after issue while they sent out incompetent people to do the job. There are issues we are still having today that were supposedly already fixed by their contractors. Everything that's been done to date was done only because we would not shut up about it until they tried to fix it. They have a horrible reputation for poorly built & installed homes, if we knew then what we know now we would never have purchased a home through them. Weve been patient & understanding but after 16 months, enough is enough. They've dropped the ball too many times now, they don't care to make our home right all they care about is their wallet. We've already contacted the ** office. Fix all outstanding issues using licensed qualified specialists, NOT your contractors.Initial Complaint

I purchased a manufactured home from Live Oak Manufactured Homes. I have had a lot of issues with them. They sent two contractors and most of the issues have been corrected but the most serious and possibly dangerous issue keeps being blown off. My lights dim throughout the house when my washing machine is on, they dim when my ac/heat turns on, and sometimes dims for no reason. One contractor found messed up wiring in one set of lights in the master bathroom. The live wire was showing and the ground wire wasn't done correctly. He fixed that. This issue leads me to think that the wiring in the house was not installed correctly and I have something going on with the wiring. I have asked that a licensed electrician be sent out. They refused, telling me they would send a contractor, which they never did. Also, a contractor is not an electrician and doesnt know what to check or how to check what needs to be checked. I want a licensed electrician sent to my home to figure this out immediately. They also have to replace a cabinet in the kitchen and flooring in two bedrooms and the hallway. I want this completed immediately as well. It has been four months since the last contractor finished his part and all I've gotten is calls saying it will be soon.Initial Complaint

I received my home in 2022 and there are several things that have yet to be fixed! There are several cosmetic damages that need to be fixed like the strips coming off the wall and around the tub and the caulking peeling around the ceiling and a lot more other things. A worker came out to repair the cracks in the ceiling in our kitchen and he put my kitchen light back in the wrong place! We have more cracks in the ceiling that need to be repaired. The lights in our kitchen have gone out and they all need to be replaced. Another work came out several months later to fix our vents and the creeks in our floor. I was told that they had to order parts for the duct work to be replaced and parts for the floor under the house to stop the rest of the creeks. The two back bedrooms duct worked is completely collapsed with no air flow. I have been waiting over a year for that to fixed and it still has not been done. I have called and emailed and got nothing. I just want my repairs done!!!! I am paying a lot of money monthly for a home that is not completely done. Every time a worker comes out they do a half job and don't care. Please fix my issues.Business Response

We bought a Live Oak Monster Mansion in early 2022, were not able to move in until November 2022. Since move in, we have had numerous leaks, electrical problems, ceiling cracking and tiles falling off of the walls. We did their punch list, and for 6-7 months had their contractors come out and attempt to fix the issues. As for the leaks, they were patched up temporarily, as all of previous leaks are now active again in same spots, ruining cabinets and floors. The ceiling that was cracked and repaired a number of times has begun to crack and fall apart worse than before. The wall tiles are falling off at a rate that I cant even keep up with. In speaking with ****** and *****, they say my home is too far out of warranty to repair again. Even though the repairs arent even a year old. They also shorted me window screens, but said they will mail them. I paid $174,000 for this lemon and would appreciate this company to just stand by their product. Also, send real contractors instead of handymen. All of the workers who have been here have commented on how poorly built the newer models have been. I couldnt agree more. If I do not get results from this company, I will be seeking legal action.Initial Complaint

I have bought a live oak home mobile home from Broxton GA. I am not happy with it, it first started with problem with our ac and still have problem with it, they have been here 3-4 different times. then after that we had mold coming in where they have put it together, they came and fixed it. Now we have notice and we smelt something burning and got to look at our plug in and they burnt. We bought the house in 2021 after we lost our house. Also our floor carpet is coming up and the tile in the kitchen has been cut. They didn't take off the things that holds the ref ridge in spot from traveling. I would love for the probelms be fixed and them to just bring me a new ac because I'm tired of calling them and they horse around and not fix it.
