Crooks, absolute horrible people! Charged me and my roommate ***** each for cleaning fees and other fees when they didnt even use the money! They have horrible service, cant even answer a phone call. Never saw the property manager once. DO NOT DO SERVICE WITH THESE AWFUL PEOPLE. They will cheat you out of your money and keep charging you.DJW Property Management, Inc.

This tenant is disgruntled because they chose to break their lease agreement, for which they incurred penalties, such as lease break fees and forfeiture of the security deposit. Since these tenants forfeited their deposit, they were required to leave the property in rent ready condition, less normal wear and tear, as outlined in the lease agreement. Once the tenants vacated a final move out inspection was completed, which the tenants chose not the be present for, and it was documented the tenants failed return all keys,complete the necessary cleaning, carpet cleaning and repairs, above normal wear and tear; therefore, these issues were addressed at tenant expense, as stipulated in the lease agreement. The tenants were then sent a final statement showing their balance owed for the completed work, which they chose not to pay within the allotted time; thus, their account was sent to collections, which incurred additional fees, again as outlined in the lease agreement and on stated on the final statement. Finally, as was explained to this tenant, all communications regarding final statements are handled in writing, per policy.DJW cannot be found at fault for this tenants flagrant disregard and failure to adhere to the terms of lease agreement.

I cannot begin to tell you how poorly I think of DJW. As a landlord, we were looking for a reputable company to manage our home. However, from the start, we were hit with bogus monthly excess fees that I had to contact them about, only to get a whoops, dont know how that got there response every month.We decided to switch management companies after this was a consistent problem, only to not get the tenants full deposit back. The tenant is still in the home and DJW claimed that the move out fee of $125 and the fully refundable pet deposit of $400 was theirs to keep. Mind you, if the house was fine whenever the tenants did decide to move out, wed be on the hook for that. Were now in the process of legal proceedings to get the tennants deposit back.If you value your money, your sanity, or your time, dont even consider for a half second using this shady company.DJW Property Management, Inc.

The owner inquired about our services in March 2023 and during their inquiry a copy of the management agreement was emailed to them for review; within the management agreement it clearly discloses DJW charges 8% of the gross monthly income and each fee that is retained by DJW Property Management. When DJW transferred the security deposit funds directly to the owner, it prompted him to request the $400 nonrefundable pet deposit and move out fee, which DJW reminded the owner, that per the terms of the management agreement which he signed and agreed to adhere to, states late charges, tenant application fees, non-sufficient fund bank fees, move-out inspection fees, administrative fees, non-payment delivery notice fees, non-refundable deposits, & termination fees, if any, collected by the Agent from tenant are considered compensation for Agents efforts. If this owner chose to endorse the management agreement without thoroughly reading the terms of the agreement, then DJW cannot be held liable for this owners negligence; however, in effort to part ways amicably, we agreed to release the $400 non-refundable pet deposit back to the owner, with the understanding that he is in no way correct, since the management agreement is clear that we retain the non-refundable fee

ZERO STARS!! Do not rent from this company. They are not accommodating nor understanding. Their communication is terrible. For how much they charge for rent, their customer service is TERRIBLE. I would not tell my enemy to rent from DJW. I was a wonderful tenant and caused no issues but the minute I needed some accommodation for my situation, they threw the lease in my face and did not listen to my needs.DJW Property Management, Inc.

DJW is a reputable leader within the industry, who treats all their clients and tenants with courtesy and respect. This tenant is disgruntled for charges they incurred on their account for failure to address cleaning and repairs, considered above normal wear and tear, which was documented during our move out inspection and backed by photo evidence. This tenant also failed to follow the move out procedure, specifically outlined in the lease agreement. Although we understand tenants may have individual circumstances arise, we are required to treat all tenants equal, per Federal Law; therefore, we are not able to deviate from our policies and procedures,unless a tenants request meets reasonable accommodation requirements. It should be noted, this tenants request did not qualify as a reasonable accommodation request. Furthermore, rent amounts are dictated by the current market;therefore, any rent amounts enforced were approved by the owner and within fair market value.

DJW Property management seems to think the way to rent houses is to never answer the phone, they have 7 phone numbers listed to agents and not one of them answers the phone to fix their online scheduling calendar. I have properties to rent and looking at houses directly in management with them, you cant contact anyone. I see their rentals posted with rates dropping down only because they dont respond to any messages or text. Someone should contact the property owners and let them know they are not going to get rented if you cant schedule a tour.DJW Property Management, Inc.

Summertime is the busiest time of year for rental properties; therefore, our agents schedules fill up fast and they receive several calls a day; however, if a prospect is unable to reach one of our agents or doesn't get a response from one of the affiliated sites, they can always contact our office by phone or email and this information can be found on our website. To date, our office has not received any calls from the prospect. Our records show this prospect set up their viewing through the 3rd party site for 8/15/23 and they confirmed their viewing; however, they did not show up for their viewing; therefore, DJW cannot be held liable for this prospect failure to attend their scheduled viewing. DJW is forced to decrease rents due to the current market stabilizing, not because we dont answer calls or text messages, as this reviewer claims.

DJW recently took over my lease for the owners of our property. We have been in this place for 3 years. In that time, we have never paid our rent late. However, my lease is setup to come due on the 15th, not the 1st. This is apparently too much for DJW to comprehend. On the 6th of this month, I received a text letting me know my rent was late. I called the following Monday to get this fixed. While at that time I received an apology, they said there is nothing they can do to log my rent is due on the 15th, and I will just have to deal with the texts every month. Today is the 11th, which is four days before my due date. I get on and see $425 in fees has been added to my account. Once again, I call them. I am frustrated by this, but they should expect that when this is my first experience with them. While speaking, ****** set the phone down to speak with another lady there. I was not on mute. She was also not saying nice things about me, which is whatever. However, you probably shouldn't let the person on the phone hear. Quite professional. Upon raising my voice to try and be heard (since she set the phone down and walked away), she hangs up on me. I call back and get hung up on by the receptionist because I am explaining that this has been the worst experience ever. These are issues that should come only if you do pay your rent late. Everyone in the office acts like they are better than everyone else. If you rent with them, I highly encourage you to familiarize yourself with landlord/tenant laws. They also claimed in their ****** review that we are upset due to it being taken over by property management. I find it funny that they think they know us, or our financial situation because you have NO idea.DJW Property Management, Inc.

We never claimed to know this tenants personal situation,we simply stated this tenant has been extremely hostile since the inception of the property, which is common, since most tenants would prefer to work directly with a private owner. However, we have explained to this tenant our system automatically adds late fees after the 5th at 5:00PM for all tenants. We also tried to explain once she remitted payment, we would manually go into the system to remove the late fees, if she complied with the terms of the lease and remitted payment by the 15th. The tenant was also informed that we placed a call to the developer of the program, to see if there is a way to override the system, to reflect a due date of the 15th, for her profile account. Since this was not the response the tenant desired, she continued to scream at our employees, at which time DJWs staff politely informed the tenant if she was going to continue to scream, they would need to end the conversation. DJW is here to help assist their clients in every way possible,we are not here to be screamed at.
