Constant problems with the front gate although *** advertises itself as being a "gated community." The gate is broken more than it is operational. Nothing proactive about repairing the roads and keeping the pool operational. Last summer the pool was done for 5 months due to diamond brite resurfacing. Weeks passed by with no one working on the pool and *** refused to give any rent credit for this unfortunate situation caused totally by mismanagement. The pool heaters were down for weeks this past season and now the main circulating pump is inoperable with a response being, "the parts are on order." *** is a terribly managed company who only cares about collecting rent and not providing even a basic level of proactive management. If you look at their corporate reviews, 90% of them are LEVEL 1 or unacceptable. We are nothing but a cash cow to them.Hometown America Management, LLC

Hometown America takes great pride in managing its communities and routinely reinvests in infrastructure and amenities. Over the last several years, money has been reinvested in pool renovations, gate maintenance, and road and storm drain repairs, which will continue into 2025. In February 2025, the gate system RFID reader was replaced. Management acts swiftly to make repairs when needed, and asks that residents and visitors refrain from removing poles or following other vehicles through without letting the gate fully close first, which will help maintain proper gate operations. Storm drains that run under roads must be repaired and the community has reinvested substantial funds over the last five years and continuing into 2025 to complete such work.There are two certified pool operators on staff who clean the filters, vacuum the pool, and test and manage pool chemicals daily. The pool was not closed for five months last summer. In 2023, the pool was closed for repairs and renovations to ensure that the work completed met the high-quality standards that community management and residents expect. A new pool heater was installed in December 2024, and after a part failed, it was promptly sent out for replacement according to warranty guidelines. Unfortunately, this week, the main circulating pump needed to be replaced, and due to the size of the pump needed, one could not be obtained from a local vendor. It was promptly ordered with an expected delivery date of April 21.The community management team proactively completes regular inspections of the community and promptly submits work orders for any issues found requiring follow up, and routine, preventative maintenance is performed on buildings, amenities, and equipment. There are regular monthly meetings with the *** to discuss community improvements and meetings with the activity committee to discuss resident events. Community management attends a monthly Monday morning coffee to engage and communicate with residents in addition to sharing updates and notices via the resident communication platform. The community manager has a vested interest in providing a well-maintained community since they also reside *************** management welcomes residents to contact the management office to discuss any ongoing concerns and understands that residents have a choice in where they reside and appreciates them choosing a Hometown America community.Review fromJulie W

1 starI am a resident at ************ in ****, **. It is a nice community. HOWEVER, management considers the lease payments to be 100% to support our lease of the land beneath our home. Apparently Hometown America has no obligation to maintain the amenities provided in the community. Live in home American over twenty years in va we never saw in owner the manager is very racism she is Spanish and the owner dont care she love her people they can break all the rules but if anothers person is not Spanish she give them h*** the owner we have no where to connect with him or her to let them know what going on where we live I wish we can file a complaint to court because no one should allow residents to go true this. Situation and cannot get the real manager to fix this issue thank you I. 1 starI am a 10+ year resident of ************* in ********* **. Mgmt at our park recently changed to someone that doesn't have manufactured Park experience. They have ignored the parking violations. People park in fire lanes regularly. They don't enforce the landscaping requirements. 1 starEven since we moved into lakes of ********* community the park has been going downhill. The office manager is not overseeing the park anymore. Its that she doesnt care about our 55 community. There are several issues that need immediate attention and the manager dont care.
