      Hello, During my tenancy at **************************************************** ***** while attending *****************, there were many instances of unfair, unethical, and potentially illegal practices. Some examples include the company breaking the lease and making us tenants pay about $2000 for a water bill that was determined to be caused by the landlords faulty toilet fill valve and the management company failed to inspect it properly. Also, many ongoing safety concerning maintenance requests were not resolved after multiple attempts to get them fixed, including the front door to the building being able to be breached easily. The student tenants after me were burglarized at gun point and were traumatized, and moved out and moved schools. During the lease, they tried to get us to pay an extra $2940, and were charging us late fees for their billing error. It took a lot of time and back and forth to get that incorrect amount adjusted. Now, 2 years later I have a debt collection agency saying I owe almost $3000 for repairs even after they took the security deposit of almost $5000. Monthly rent was $3000. Upon asking for validation of the debt, the collection company provided me with a ledger with multiple duplicate and seemingly made up charges, and charges dated after the lease ended. Some examples include charging obscene amounts to deep clean appliances, and then charging again to replace them. They also tried to charge us for normal wear and tear, and landlord responsibilities like changing locks. They also charged a $1500 move in fee and I could not determine what that went towards. Also, when we moved in the apartment was dirty and damaged, with inoperable AC in the summer heat and other safety concerns such as absence of GFC outlets, missing handrails for fire escape, etc. I tried to contact the management company directly by mail to resolve this and did not receive a response. I would like any alleged debt to be relieved due to these circumstances.

      Dear BBB,I hope this letter finds you well. I am writing to express my deep concern and frustration regarding the lack of initiative shown by my property management company, Pip reality , in addressing an ongoing issue with the overflowing garbage disposal on the premises of **** s Michigan ******* ** ***** For several weeks now, I have been observing an alarming situation where the garbage disposal area has become ****** congested with waste. Despite notifying the property management about this issue , there has been no meaningful action taken to rectify the situation. This negligence not only poses a health hazard but also severely impacts the overall living conditions of the residents.I have made repeated attempts to contact the property management through phone calls and emails, but I have received no assurance that the problem will be resolved promptly. It is disheartening to witness this lack of responsibility and concern on their part, especially given their role in maintaining the cleanliness and functionality of our community.I believe that as a tenant, I have a right to a clean and safe living environment. The property management's inaction has left me with no choice but to escalate this matter to your esteemed organization. I kindly request your intervention to address this issue and ensure that the property management takes immediate and appropriate action to clean up the overflowing garbage disposal area.Enclosed with this letter, please find copies of my communication with the property management, including emails and call records, as evidence of my attempts to resolve this matter amicably.I am hopeful that your involvement will encourage the property management to fulfill their responsibilities and prioritize the well-being of the residents.       PIP takes refuse and janitorial seriously. This issue has been resolved per the attached photo. Please continue to report issues at your building. Unfortunately some residents and/or neighbors do not dispose of trash properly like this, and it causes issues for others.

      This company is a management company I did a South showing March 7 when I actually went to view the property no agent was there but there was workers the house was not completed they just started they said pretty much that day I waited for the house to become available I received a denial letter March 7 and I didnt see it until March 27 and I didnt understand why because I didnt apply yet I had started an application but I wanted to make sure that I was running my credit on the right platform and the house was not ready and they only last ******************************************************************************************************************************************************** and made sure that I was using the right platform to apply when I called in and spoke to Ms. ****** She told me sure go online and apply no one is on the home yet its still available I said great I went and applied that same day that was on a Thursday I call back in myself on Monday morning at about 10 oclock to hear the results for ******************** to get on the phone like she was really having a bad morning and just told me I was denied I couldnt understand why because my credit it was above what they require which is a 575 mines was 580 low but over what I was denied for. I emailed her back ********************************** I believe because my denial letter had someone elses name on it not even mine so when I talk to him as widely like I said and she seemed irritated it just seem like I was denied because I was too concerned about finding a unit for me and my four kids and after I paid $45 for their mysterious credit check that never took place so I want my money back so I have to dispute this with my bank because they never did a credit check on me they just denied me is what I see at this point so if youre looking to rent a home with PIP management and you have section 8 I feel as though they are presenting to be of service I think it housing discrimination going on here.

      We have followed standard screening procedures and denied this application based upon the TransUnion score provided by our processor. The applicant should be aware that the scores provided by the personal credit monitoring platforms available are not necessarily the same formula as those commonly used in credit underwriting. Our firm is very active with Section 8 vouchers among other rental assistance programs, and is an equal housing provider. This applicant was not discriminated against, she simply did not meet the criteria. For privacy purposes we will not be sharing any confidential information on the screening process. The applicant can request a copy of her credit report from the credit bureau.

      I have been experiencing various maintenance and rodent/insect issues with my apartment. I call to make a maintenance request, and the contractors they send are not licensed. They don't fix the problem, or they make the issue worse. I call to follow up and they have a third party call filtration system to keep me from contacting the proper department for resolution. Mice, ants, and spiders have infested my apartment now due to negligence. My lights keep flickering, electrical appliances plugged in are not working to full potential due to surges. Also there are fumes coming from the basement, and as a result, are causing my apartment to have this putrid smell and lingering odor.
