    On March the 10th, 2025, I spoke a representative regarding my mortgage being past due and elected to get on track by agreeing to apply for a partial claim loan modification. I was told that I had to make a payment by the end of April 2025 in order for the partial claim to go into effect. However, I received a call on April the 4th from Immani stating my loan was now in foreclosure due to non-payment. When I explained that I applied for the partial claim on the 10th of March, I was told that it was never processed. In other words, I could have lost my home because Dovenmuehle never processed the partial claim. I entered into another agreement for a partial claim but my loan is still in foreclosure and I have not heard back from the company. Every time I call, I am given different stories. Yet, the foreclosure department told me there is nothing they can do to stop the process.Because a similar situation occurred in the past, I do not trust the company to process the application without having assistance from the BBB. At this point, I have not heard back from the company regarding the partial claim, my loan is still in foreclosure status, and I am in limbo regarding how I should proceed. Please help.

    I received a notice that Dovenmuehle had unclaimed property for me and that they needed an acknowledgment of ownership. I followed the directions and provided them my acknowledgement prior to the 10-day window of receiving the notice. I never received anything. So, I checked with New Jersey State, and they confirmed that no unclaimed funds have been provided. This is concerning. Based on the amount of people complaining about the same situation. Where is our money going? My $247.36 may not be much, however, with thousands of people not being given their unclaimed property. An investigation should take place. The amount of unclaimed property could be in the hundreds of thousands or possibly millions. This is criminal.

    There are two main complaints and the performance of my loan servicing changed once Dovenmuehle took over servicing of my mortgage from *************** (with whom I held a mortgage since October 2018). The first issue concerned flood insurance. Dovenmuehle charged me ~$2800 for flood insurance (which I already had). When I called to investigate, they stated that, "...Oh, I see, it was on page 2 of your response...". This had never happened previously. This was an inconvenience and incompetence. The other issue concerned a missed payment and my information being sent to a collection agency. I hold direct debit for this mortgage - note again that for 6 years this had worked fine. After multiple calls, Dovenmuehle stated that they had mis-entered my account information. They waived the late fee (and said this was a one time waive, even though they caused this issue). Further my account has a "cash hold", it requires me now to go in every month online for one time payments until I fill out more forms to update the account information, and I believe this may have affected my credit score - all because THEY mis-entered my account information - very distressing indeed and this should be recorded and discussed back with me.

    I am rejecting this response because: The note states two erroneous claims made (again) by the business.

    Item 1: on flood insurance, both my insurance company (which had typically provided the documentation to ********** each year) and I provided the coverage information.  When I called after learning about the added/additional coverage and reviewed the information that was sent (a second email from me to them) I was told by a representative that she now saw the flood insurance on "page 2" of the document (we use the same insurance company for our homeowners and flood, so the flood insurance is the second page, essentially)

    Item 2: Note again that direct deposit worked fine for the 6 (six) years for which the mortgage was serviced by OceanFirst.  I did NOT go in and change my bank information (why would I, as the accounts did not change).  On this matter, I also called and was told by a representative that the account number had been mis-entered BY THE ******************** COMPANY.  Again, the account number has not changed and the direct deposits had worked since I began the mortgage in 2018.  I, again, did NOT change the account information.

    On the last point of letters sent, I concede.  The address with this mortgage is our second/vacation home.  Under OceanFirst servicing, correspondence had been sent to my primary residence in *********  Now all correspondence is sent to the "beach house", and we are rarely there.  We have called on this too and were told to mail in a form (address changes cannot be made online of over the phone under the new service agreement - how convenient).  We have now mailed in those forms so, hopefully, we will now receive this correspondence at our primary address.

    In closing, our experience with ********** had been stellar since we purchased this home in 2018.  I find it suspicious that once servicing of the mortgage switched to Dovenmuehle, we began having issues.  As a trained engineer, when things go wrong, we ask, "what changed?".  It is clear that I did not change;  my bank account number did not change... Oh, the servicing of the mortgage changed to a different company...

    This is to inform the BBB of a corporation that is bankrupt under title 11. This organization is posing as a government agency and not reporting taxes, using false and misleading and deceptive practices to defraud the People and the government and we are reporting and placing them on notice with you at the BBB for assistance in the errors and misappropriations of funds inside the account. we never had any contract with this company and any of its affiliated companies and they do not have any authority to furnish any personal and private information for a financial benefit. If the contract is valid, then we demand that this company, *********************, MERS, *******************************, REGISTERED AGENT, PROBER and ******* need to prove they are the owner of the decedents estate, We need proof the contract has equal consideration, and they are all demanded and ordered to produce the Instruments and the contract signed by the ******* authorizing this business to furnish and produce a copy of the original promissory note and the statement of account from 2020. All the tax forms that are needed to report the taxes, prove by affidavit that they are complying to the law and they re acting as the trustee and the trustee is responsible for the taxes and they need to provide evidence that the account is balanced and proof the Grantor received the proceeds for the loan they claim they gave. The HOUSES are not the security collateral. The house is private property and exempt and protected from threatening actions and attempts to steal and take without fair and just compensation. We need the true bill and they public and private sides of the ledger. Theres accounts created in our names and we were never told about is. The bill is to be paid with interest and the interest is paid by the bank 12 usc 1431. We as the people have a right to be informed and to choose and a right to correct all failed and false contracts. There is principal interest due to the grantor, not YOU

    1st, Dovenmuehle has unorthodox escrow practices for home loans. I paid in advance a projected escrow increase to maintain the same monthly payment. They could not understand this concept; kept my additional escrow and continued to increase my monthly mortgage payment. In essence, I have paid double the escrow.2nd, they did not pay my homeowners insurance (from all of that additional escrow I paid) creating a risk of having my homeowner's insurance policy cancelled. Which in today's market is catastrophic. I received an email today from ****************** advising my lender has not paid the premium.3rd, talking to representatives at *********** is like talking to someone with the mentality of an ape. I now have paid them additional escrow and an increased mortgage payment and they haven't paid my Homeowners' Insurance.4th, I was not given any consideration or choice when my original lender, **************** in **************, sold my mortgage to Dovenmuehle to manage. Although, **************** still accepts mortgage payments and is assisting me with these same issues regarding Dovenmeuhle with very little success. Dovenmuehle remains ridiculously inept . There has to be a governing entitly to oversee the problems with ***********. Hoping the BBB can intervene and bring this to that entity's attention.I want my homeowners insurance paid now and in the future in a timely manner. Should Dovenmeuhle be the cause of a termination in coverage, then I would like to file legal action.

    I am rejecting this response because:

    1.  Regarding the RESPA.....  Every year for the past 8 years, I paid **************** the escrow shortage due in and around September, October of  every year to continue the monthly mortgage payment of 950.48.  ****************  obviously did not adhere  to that RESPA rule.    Even **************** was shocked to see that Dovenmeuhle did not acknowledge the additional payments in escrow.   AND....I have not been reimbursed for additional escrow.    

    At this point, the additional escrow I paid  (twice because the first shortage was incorrect as advised by Dovenmeuhle,  so I made a second additional escrow payment).    I spoke with a *** from Dovenmeuhle who called my cell while I was at work at my law office this past autumn 2024.  I was completely unp***ared to speak with him since I was at the office.   His elementary explanation was " you take the taxes, insurance, add em up and divide by 12!!"    I found his explanation and attitude to be insulting and condescending.

    My monthly mortgage increased  (even though I paid additional escrow up front) from ****** to $1.012.94.      My recent mortgage statement dated 3/4/25 shows escrow activity on 2/20/25 for Disb.of primary **************** Premium with a deduction of $1,264.56.    Then on 3/4/25 my statement shows a second deduction of $-1,264.32  for Disb of Primary Hazard  Insurance Premium.    Total deduction for  insurance is $2,528.88!!!!      

    My current escrow account balance is now NEGATIVE -$915.23.          

    I ***orted this to **************** in **********,***   I was told would receive a phone call from *********************** department.   To date, I still have not received a phone call.

    Not only am I stressed, I am frightened that my mortgage escrow payments are being mishandled by a company that has a 1.3 star review.    It  appears that escrow mishandling is Dovenmeuhle's specialty.

    I spoke with a *** from Dovenmeuhle on the phone a week ago.   I was told the *** would set up a 3 way call with Farmers Ins.   I was placed on hold foe  45 minutes only to be disconnected!!!!!  I took a whole day off of work  to deal with this problem.

    By the way,  I am going  to be 69 years old.  My husband is disabled/has had 2 strokes.  I work full time,take care of my husband and my household.

    I cannot begin to tell you the amount of stress Dovenmeuhle has caused me and my husband.     You should be ashamed.

    I am rejecting this response because 1.  Your reference to RESPA.  Please ask **************** to release my mortgage records/payments  2021, 2022, 2023 and most of 2024 (up until Dovenmeuhle took over).   I completely understand why escrow increases due to taxes, insurance, etc.    I am not stupid!!   Whenever *********** provided their yearly escrow analysis, and so that my payment would always remain at $975.80,  I would always pay the projected deficiency for the upcoming year. That way I had total control and full transparency of the escrow breakdown yearly.  The following year, there would be another escrow analysis where taxes/insurance would increase.   Again Ocean First allowed me to pay the deficiency.   Year after year, I have done this until Dovenmeuhle took over quoting RESPA !       AT this point, despite your Customer Activity letters,  Dovenmeuhle has turned what was so simple with Ocean First into a convoluted mess.  As more time goes by, it becomes more difficult to dissect exactly what has been paid and what is being paid/escrowed  The old saying comes to mind..."Baffle them with bullshit".      

    You advise that you paid ***************** on 2/20/25 $1,264.56  and it was returned for some error on your end.   So then you paid ***************** again on 3/4/25  $1,264.32.     Do you understand now why I am so upset??  Because you double deducted ***************** payment from MY escrow account.     We are talking some big bucks here.  $1,264.56 is alot of money to s**** up !!   I want this corrected  immediately.

    My statement for April 2025 payment shows two (2) separate deductions for Farmers, lowering my escrow balance to negative - $917.00.    one of the payments needs to be returned to escrow.

    Your methods are confusing and frankly I think they are underhanded whether intentional or not, your escrow handling has earned you a one star review.   If you take a look at all the disgruntled people posting on multiple platforms VOUR what a terrible company you are you might want to rethink the way you are handling other people's money.

    So, in order to satisfy me, I want you to honor what my original lender allowed.  Ocean First was very straight forward and allowed me to pay the escrow deficiency every year when they did their escrow analysis.  That figure understandably always increased; however, I would pay that increase to maintain my $975.80 mortgage payment.   That way I had FULL TRANSPARENCY of escrow.

    Last, I was told by **************** today that you have tried calling me.   Let me make this clear.   I have had no phone call from you.  I have had no voice mail messages from you.  Don't you dare tell Ocean First otherwise.

    I don't know what phone number you are using to reach me, but my cell number is on file with Ocean First.  You might want to reach out to them to get it.  I will not post it on this forum.

    I work for attorneys.  I have had a discussion with one of the partners who also cannot believe what is happening with what was once a simple mortgage.    

    You have made my life miserable.

    I received a notice of default from Amerisave/Dovenmuehle Mortgage on 2/18, date of notice is 2/4. The default includes months of January and February. Previously, I was advised loan transfered to *********** Lending, my understanding was payments now due to Planet Home Lending as well as loan now with *********** Lending. It appears loan servicing is with *******************, not loan itself. Payment arrangements including January and February set up with Planet Home Lending, Further, a loss mitigation packet was filled out; sent in to Dovenmuehle; received on 2/4, according to **** tracking, nothing heard back, no assistance offered. Most recently, I've been calling ********* collection department as well as Planet Home Lending to confirm payment arrangement for January and February, was told by **** including ******* and ***** with ********* the January payment is due to *********, even after servicing transferred to Planet Home Lending. A final conference call was made with *********, myself, Planet Home Lending on 2/18, ********* *** confirmed payments including January now due to Planet Home Lending, which does not match with what was told by ******* and ***** . ******* advised to disregard notice of default, which I also attempted to confirm, unable to do so.

    My father passed away, I am trying to close up a old line of credit that he hasn't used in years. They will not close it. They keep asking me for paperwork. I keep sending it in and then they request more and more. This is costing me a lot of $ every single day this is getting delayed and is going to make me lose the sale of his home. I am not trying to use his line of credit. There was a $100 charge that i paid off. They are demanding very personal information about him that i didn't want to send and still sent anyways

    This has been the biggest nightmare. This company has done nothing but s**** me and my family over. I lost the sale of my home because of their ignorance. Most of what they stated is somewhat correct, They asked me to send my id in more than one time, They also asked for a recorded copy of the deed. I sent in a copy the 1st time it wasn't the recorded copy, The 2nd time it was, They rejected the 2nd copy I sent so I resent the exact same one and circled the proof it was recorded. 

      My biggest issue is that all I wanted was to close down the loan, They would not just do that for me. They made me get on the loan!! They had me email all kinds of personal paperwork in to them, They would not reply to me via email. So every communication I had with them took over one week. I would send in paperwork to them via email then they get  5 days to review what I sent in. Next they only they will reply is via US post office mail so I have to sit around and wait for the mail .

     I finally get on the loan just to find out it was closed out weeks prior.  I sent in all the correct paperwork, They accapted all the paperwork I sent in and actually used it to determine that the loan should be canceled. So it's ok for them to take my paperwork and use it to determine he passed away, But they cannot tell me they closed out the loan. They keep me jumping through hoops for absoutly no reason whatsoever. I see 0 reason they needed 1/2 the paperwork they required from me, I sat there and begged and pleaded for them to just close the loan so I could sell the house because its costing me thousands of dollars. They heard me hostage.   I was not trying to borrow any $, The loan hasn't even been used in many years. There was no balance owed on it, Just $100.00 they charged for keeping the loan open. They should be ashamed of themself for who they put me through and the stress they caused me. It was unprofessional and uncalled for.

    Good afternoon. 

    All i asked for was a letter stating the loan was closed. In your rebuttal you failed to mention why you are are able to give the BBB a letter stating the loan is closed but cannot give one to his own son that sent you in the information to close the loan? if i would have know this i could have filed a BBB Complaint day one and had the letter i needed in a much shorter time frame. kjn

    I did state the loan has not been in use for years. And i stand by my statement regardless of what you say. There was $ borrowed and paid back in full. There was a $100 fee that he didn't pay. He didn't pay the $100 fee because he didn't think he owed it. I didn't want to pay the fee either but you held the sale of the home hostage and left me no other choice to pay it. If i remember correctly the $100 fee has been going on for years without him paying it. if its a yearly fee to keep the line open wouldn't it be more than just $100?

      From my 1st phone call i was told i had to be the *** to close the loan. I was never told that i needed to be the *** to be told the loan was closed until after i finally became the *** and actually found out that the loan was closed almost a month prior. Please feel free to pull up the recordings of my many phone calls to verify. 

      So lets make this simple, I have just 2 simple questions and this can all be figured out easily. 

    1. You guys told me many times the only way to tell me the loan is closed was to become a Successor in Interest on the loan, Why is it ok for the BBB to get a letter stating that the loan is closed?

    2.Why was i told that the i had to become a Successor in Interest to close out the loan when in fact the loan was closed out almost a month before i became SII? 

     

    It is ashame it has had to come to all this. This all could have been easily avoided. I think it is horrible what you did. I am glad its over with. My main goal is that other people grieving with the lost of a loved one are not subjected to the stress you put me through.

    ATTENTION!! Complaint about ************* the last 6 months, Douvemuele started MISTAKENLY giving me collection calls on my 15+ year loan. Its NEVER been late as its on automatic debit from the bank!Their reports are WRONG! They call and then say, Sorry. Please disregard the call.I am filing a complaint with the *********************************************************************. The ************************* sold my loan to this horrible, disorganized organization.

    On 12/22/23 Dovenmuehle Mortgage Company got paid $3,181.73. In January 2024 my mortgage went to Cross Country. When I called Dovenmuehle they said they had 30 days to send cross country the payment. I called again with Cross Country and Dovenmuehle on a three way call when they had said it was sent to cross country and gave cross country a tracking number. Now I been trying for over a year to get this solved by myself but got no where. I don't know what else to do.
