    We recently signed a lease agreement with silver hammer property management. Upon moving in, we discovered that a proper home inspection was NOT conducted prior to leasing. Weve had multiple issues w this property and have questioned along with made aware of the many safety and health violations this property management company continues to ignore. We have an infestation of ants due to the foundation rotting out. The well water supply turned every appliance/bathing fixture into a bright orange color with a horrid smell. **** repeatedly told them to address these issues due to a newborn child shortly entering our family. Today was the final straw when the A/C turned on and black debris started to descend from the vents. Ive had to spend a significant amount of funds just to get the water to an acceptable tolerance along w insect mitigation. I refuse to spend more into the **** system. At this point, it has become a quality of life issue and am giving the courtesy to silver hammer to make things right before pursuing other avenues. Ive attached multiple photos of all of the issues weve submitted directly to ****. Were currently set up on autopay and have yet and will not miss a single rent payment. All I ask is that the same consideration is shown towards my family in regards to their safety.

    **********************, LLC (Silver Hammer) has been timely and prudent in addressing maintenance requests and work orders submitted by the tenant.  Below are bullet points of timeline:


    Water Quality
    -Culligan Water was scheduled to install new softener and whole house filter on 2/21,
    -Installation pushed to 2/27 due to Covid outbreak at Culligan office,
    -Culligan dispatched after concerns of water quality on 3/7,
    -Culligan arrived for service on 3/11 to repair a faulty part on new equipment,
    -Informed of continued water issues on 4/19,
    -Culligan scheduled for service on 4/22;
    Ants
    -Tenant made Silver Hammer aware of ants on 4/13,
    -Orkin Pest Control serviced home on 4/18;
    HVAC
    -Tenant made Silver Hammer aware of black debris when AC runs on 4/19
    -Pending service/investigation

    In summary, all issues reported have been responded to in a timely manner.

     I am rejecting this response because:
      While they have put a band-aid on items listed above, nothing has been resolved. I think an inquiry to just how many times different agencies have had to repeatedly come out. If the problems were resolved there wouldnt be multiple visits from various groups. ******** is once again coming out on 4/22 to service the water due to the incompetence of the rental property to make sure issues were properly addressed before rubber stamping completion. While multiple companies have come out. The issues still remain. Hence why ******** is once again coming out. These issues shouldve been addressed before signing off on approval for tenant occupancy. Theres a reason why theres so many visits from different companies. Nothings being resolved!
