    About a week ago I put in a maintenance request because a the lid to the toilet pipe had broken in my basement and water, f**** and whatever started growing in that concoction was just sitting in my basement. Maintenance sent out workers who were only at my home for 15 minutes tops and left without saying anything leaving me thinking that the problem was fixed. As I checked my basement there was still a huge mess so I just hired cleaners because I just wanted the mess cleaned. The cleaner informed me that the problem was never fixed and its gonna keep making a mess until the problem is fixed. Vilgar has no proper number for you to contact and real person, Ive contacted the property manager without hearing anything back, and Ive sent a text to every number I could to try to get help about this situation. There has been a nasty mix of feces, urine, and now what ever is growing in that sitting and you can just smell it throughout the entire house and its been like that for over a week now.

    First and foremost, we sincerely apologize for the inconvenience you have experienced. We want to clarify that this issue was not originally reported to us by the resident but was actually discovered by our team during an inspection walkthrough on 3/7/2025. During that time, our team noticed that the cap was lying next to the clean-out.
    Its important to note that this is a 6" twist cap, which cannot simply fall offit must be physically removed. Our team did not remove it, and the owner installed all-new plumbing at this property last year. Based on this, evidence suggests that the cap may have been tampered with by the resident.
    Regardless, our team responded immediately and made the necessary repair. However, the tenant just notified us yesterday that the cap was removed again, even though we had secured it with additional measures. To ensure this is fully resolved, we have assigned the issue to a professional plumbing team, who will be in contact by tomorrow to address it.
    We have been in this business for over 20 years and manage *****+ units. In all that time, we have never seen a 6" threaded twist-off cap come loose on its own. This is the first time this issue has been brought to our attention since our visit last week, and as always, we are addressing it immediately and thoroughly to ensure a proper resolution.

    In desperation of finally being able to have an affordable place to live, I have unfortunately been tricked, and trapped. I agreed to move to a 4 bedroom 2 bathroom house they were renting for $1200 a month . All along the process, I have been lied to, and ignored. Please understand, this is not buyers remorse, and I more than certain I am NOT the only victim.I contacted the company initially in May about renting a property. **********************************************. VILGAR rented me an unhabitable house.... PERIOD! And even dirtier than that, they have finalized a fraudulent lease trying to make me liable for their uninhabitable property!!!The lease was created and forced upon me on 6/24/24 stating that I would occupy residence on 7/1/24. However, I wasn't allowed to see inside of property until 7/1/24 for 10 minutes along with 7 other potential renters. I didn't receive keys until yesterday at noon.It's only been 24 ********* need help to get out of this.. By 9pm, after beginning to move my personal possessions into the property, I realized that the entire property and appliances are infested. Mice, cockroaches, spiders, ants, bedbugs, and maybe more. I have emails, text, pictures, of all my communication attempts, and lack their of on their behalf. The emptiness of ethics, professionalism, customer service, and decent humanity are the lowest levels of disrespect. I am in DIRE need of assistance. I filed maintenance complaints with them, but let's be real, the place should have been exterminated before the rented it. The lease is null and void due to their manufacturing of dates of occupancy!!! The house is a health hazard.I'm contacting you first. Please do whatever you can for me. I don't have any more money until the 1st of the month. I don't know what to do. I PAID FOR A HOUSE I CANT EVEN LIVE,EAT,SLEEP IN. NOW MY PERSONAL POSSESSIONS ARE INFESTED ??

    They were not tricked or trapped. They were trying to rush the process as they urgently had to leave their other property, I am now questioning, if the urgency to leave was because of the same issue, and they brought the bugs with them to the new property Or if theyre being evicted So now I feel tricked and trapped They had time to review the lease before signing, and WE forced them Walk through the property prior to final acceptance

     

    there was nothing wrong with the property at the time of acceptance, they even reviewed themselves and we even offered to do a courtesy treatment But again they couldve brought these issues with them from their previous property and thats why they were urgently in rush to get out of the old place and into the new place

    We can not FORCE anyone to sign an electronic lease. We email it and they have time to review before signing, its the same standard lease for all applicants and all 1000+ residents that we work with. If they didnt like it, the option was not to sign. This applicant pushed and push and pushed the urgency of them moving asap and tried to rush our process and skip steps but that doesnt work. We REQUIRE they view the property prior to the final commitment or acceptance; they were trying to just grab the keys without a walkthrough. So they did walkthrough it and viewed/inspected the property themselves. 

    not aware of any issues since we do preventative maintenance on all properties especially after a tenant moves out. 

    we can send someone to do a courtesy spray for you, but dont make false accusations of us forcing you you all were the ones trying to FORCE us to break our protocol to give you the keys before you viewed it and before you complete all the steps. There was no issues when weve walkthrough the properties numerous upon numerous times but again well do a 1x spray for your comfort. Beyond that, its a cleaniness responsibility of the tenant to maintain the property

    This company has had a bad rep for a while but Im the type that gives the benefit of the doubt. The bad experiences others witnessed with this company have also been my experience from day 1. This company has 0 customer service experience nor any actual form of communication. They have phone numbers that are never answered nor respond back in proper business timing. They will only contact you if the circumstances are bad terms. This company has filed eviction for me and my family within the same month even after attempting to communicate and show proof that our money is in our account but Navy Federal for safety reasons takes a while to clear checks. We successfully paid the month of April plus all late fees before the month was out and were still forced to go to eviction court where they finessed an eviction filing fee of $650 that kept us in debt with them when we showed up to court and they added the $650 with **** rent to make it look like we were a month behind to justify still pushing court. We agreed to pay $100 a month extra plus our rent and we paid 1125 may 10th plus late fees. It is **** we wanted to avoid eviction so we contacted rental assistance beginning of may to have the process already started. We successfully got rental assistance to help so I put down my last $500 on rent leaving rental assistance $600 left to pay. We showed up to court **** 6th thinking upon written and signed agreement in court that we pay 1125 each month until court eviction is paid off they went against written consent to take it upon themselves to add the entire $500 for the lawyer and make it look like we did not pay on rent at all. Rental assistance have been trying to contact this company but once again have terrible communication and do not answer phones or reply to emails. Rental assistance asked us to contact VILGAR for a letter since they couldnt contact them but VILGAR continues to ignore everything and not cooperate what so ever.They act very prejudice

    This is not factual. I find it disheartening that people can come leave where kinds of reviews, they want simply because of their own actions and choices They did not pay their rent, we waited, we asked for a payment plan, they did not abide, so yes, legal action was taken as part of the lease agreement. This family entered into a legally binding contract for a rental property, rent is due by The first, we give *****. Until the fifth, and then late fees start, if we do not receive a response or a payment plan that is acceptable, yes, we are forced to file an eviction. In the statement above they stated that their money was on hold since April, unfortunately, we cannot verify that Nor can we wait months for rent to be paid Owners have mortgages, taxes, and insurance and other expenses that go with the property that are due monthly as well. This was part of your obligation to your contract.. 

    The tenant is also being unreasonable, they text us at 10:40 AM this morning, and because we did not get back to them within 20 minutes, they are now threatening lawyers. That is absolutely unreasonable. We would have gladly met you at the property to give you access to gather whatever other belongings you needed, if you have money to waste on an Atty, why didnt you just pay the rent and you wouldnt even be in the situation?

     

    my team has been in communication with you, if you want access to the property, keep communicating with them so that we can get you access If you want to waste your money on an attorney, they can gladly contact our attorney Nothing we have done is unlawful, you are the one that breached your lease. We followed all the court protocols for the eviction process, you were given A date to be out, when you did not get out by that date, the sheriff gave you an additional 48 hour notice, Which you did not take seriously and you did not remove your belongings However, we were still willing to meet you to make accommodations

    I would like for this company to communicate better. My family moved out April 1 and still havent received our security deposit back. After calling and texting for a week with no answer I started to get frustrated.Then a couple days later a person answered a message but didnt give a date when we would receive the money back. I understand by law its 45 days to receive it back , but cmon now it really doesnt take that long. You take the money from the damages and clean you had to do and send the rest back.Just like money was given to you in a timely fashion, we would expect the same.That money could come in handy.

    Vilgar took over property management recently they have been on me to sign a new lease with them with no clear terms I have text messages from me and ***** from vilgar or whoever that state my lease terms were not changing as far as utilities being included in rent I was out of town and after they assured me my utilities would be still covered I signed the lease and came home to all of my power out still waiting to hear back from them I voiced my frustration through text. When I called there was no voicemail after automated voicemail greeting the f phone hangs up

    I jus moved into this house in October Ive had 3 things wrong with the plumbing the toilet stops up water running under the sink and this last time was all of my drains was backed up shower , kitchen all sinks and laundry room anytime I ran water it flooded my home I paid my rent for the month of may early they took 350 dollars from my rent money and paid plumbing services. They added 350 dollars to my account then charged me 10 dollars a day like I was late on paying my rent when I paid two weeks before hand if the plumbing is 350 how are you going to charge me by day for that service if they only charged you 350 to fix my plumbing why am I paying **** near 600 worth of late fees and my rent was paid on time I dont recommend them to a **** dog and Im getting my 600 worth back when I move out Im f****** up what I paid to get fix have the next tenant pay a extra 600 dollars for no **** reason

    i would first of all like to bring to your attention that the vulgar languange and threats of damaging someones property is not warranted or necessary. Also, if you damage that property you will be charged every ***** of the damages, there will be a judgement on your name, and we will send you to collections so please make note of that and consider how that would impact your ability to rent at any reputable establishment. BUT NONE Of this is necessary.... you are 1000% falsly portraying the situation... I have attached a copy of the tenants ledger reflecting that the plumbing charge of $350 was just posted to her account on 4/26. There have not been ANY late fees incurred on this charge. The late fees that you are shown on the ledger I attached and also on the statement in the picture YOU provided are because YOU paid the rent late and made partial payments for several months... per the lease the rent is due on the 1st, we give a GRACE ****** until the 5th, and then every day after that is $10 per day... if you opted to pay your rent late that you made the CHOICE to accept your late fee. Your late fees PRIOR to 4/26 have absolutely NOTHING to do with the plumbing fee-you cant incur late fees prior to an issue occurring so it's a blatant lie to say you paid over $600 in late fees because of this... If you also look at section 3.5 of your legally binding lease that you willingly signed and you actually put an additional intial on this section stating that, there was no plumbing issues prior to move in and that you understand you have to dispose of feminine products, sanitary wipes etc into a WASTE BASKET not into the toilet, if there was a plumbing issue after you occupancy you will be responsible for a MINIMUM of $150 but not limited to if the fee exceeds that. The plumber pulled all feminine products and sanitary wipes out the the main sewer line which was from YOU improperly disposing of your waste. This is what caused a back up in all of those locations...

    This company has sold the house to another company and has not notified the current residents and when confronted they had no information regarding where the rent is to be paid or anything.They are forcing a six people household to relocate immediately.

    I'm sorry- it is crazy to me that someone is filing a complaint for $10k for something that doesn't even make sense and is a whole lot of emotions not ANY factual information..... We are the management company- hired by the owner of the property- we are not the owners of the property. The owner of the property sold the property and as you will see in the screen shot provided- the head of the household is *****--- we text them on 4/10 letting them know that we no longer manage the property and that the new owner or management would be reaching out to them. They text again today asking where to pay rent- we told their next payment would be due to their new management...

    We are not directly involved in the sale, we do not know the buyer and we did not represent the seller or buyer as their real estate agent during this transaction, we were strictly management. We were hired by the Seller and when it sold our contract terminated. We can not provide you with information that we do not have access to, nor are we privy. Usually the seller is represent by a realtor, the buyer is represented by a reatlor and the buyer and seller never even talk directly to eachother, they talk through their agents- never exchanging personal information. 

    Whomever purchased the house was given your contact information. We can not control them contacting you. Also as far as forcing a family of 6 to relocate immediately. I'm not even sure what that means--- we are not assocated with this property anymore, for sure aren't asking you to relocate. If you did receive that request- then you should contact whomever sent it to you; because it surely wasn't us.

    VILGAR LLC IS A SCAM SCAM SCAM SCAM SCAM SCAM SCAM SCAM SCAM SCAM SCAM SCAM SCAM SCAM Me and my fiance applied for vilgar back in November 2022 we viewed multiple properties even liked a few but when it was time for someone to contact us back no one responded for three months!!!! I had to go home from home. Hotel to hotel as in search for a place. When January finally arrived they finally sent a text saying I was approved and the house I wanted was still available. They gave me a price that my credit and income qualified for and I kept asking over and over again when can I make deposit so i can possibly move in 02/01 after 3 days of not responding they told me the house I wanted was no longer on the market ! So I got upset but still went to view more properties found an apartment for $800 even though they told me I was approved for something &***** I found something cheaper that was I KNOW I can afford it. Especially because my income was $5000 a month! After I told them I wanted the apartment she text back and said it was still available and they had to recheck my credit and stubs even though they already did that for the first property I chose which I was confused by. A week later she text me back and said due to further looking into my credit and income I was unable to rent and Im no longer approved! I asked to speak with some one other than her when I finally reached someone on the phone. These people are a scam!!!!!! My cousin warned me about them when she rented because she said she had mole in her unit and they never fixed it but evicted her when rent wasnt paid due to them not fixing things! These people are unprofessional and this business is not legit. Vilgar is a SCAM SCAM SCAM SCAM SCAM SCAM SCAM SCAM SCAM!!!!!!!

    So yes, this applicant did apply back in November however they did not complete the application process. in the meantime she did view about 20 of our properties... It wasn't until the end of January when her co-applicant completed his application and we were provided with paystubs to complete the application process.There then was a delay in processing of her co-applicants screening through the credit bureau, which delayed the completion of screening. from the preliminary screening they would not qualify based on credit score and credit history... however we were waiting for a few pending sections on the screening to make the final determination. At the time we were trying to approve them through our 2nd chance program, however once the results came back for her co-applicant *******************************, that it was brought to our attention that there was an eviction on their file from January 2023 and so that would automatically disqualify them in addtion to the poor credit and credit history and background that was finally processed.... We then reached out and told them that after the credit bureau updated their screening and we further assessed it we could not offer them placement for this reason... to which last night we received the rather disturbing text messages about them shooting up our offices where people with families work and that they would be vandelizing our properties...I'd like to note that in our application it VERY CLEARLY states that evictions will be automatically disqualified and that applications are non-refundable--- if they knew they were evicted they should have spared themselves the eviction cost... we can not refund because we have already paid the credit bureau their fee for processing and screening... 

    Additionally we are in the process of contacting the police and getting a restraining order for both applicants and the authorities noted that since we have all their personal informatoin and emergency contacts that if ANYTHING happens to our properties or our office; they will be persecuted for damages and serve possible jail time. Lastly, because of the severity of the threats and endangerment they have writen; we will NEVER be able to offer them placement. It's upsetting that just because someone doesn't get their way; even though the requirements are clearly written that they feel the need to hurt others and take actions that could put them in JAIL.

    Sign a lease that began on April 1, 2021 and ended on March 31, 2023 the latter date was vacated the apartment in ************ *******. It was delivered clean and everything in order, of which I have videos of when I start living in that place and likewise I have a video of how I left the apartment, During my stay in that place there were several problems. Of which I have everything backed up with photos and some videos.  In the first days I found a problem of bedbugs, which they came to try to solve the problem when I said that if they did not do something to solve I would go to the city to make a complaint because my two young daughters were full of hives, that was terrible. There were problems with an infiltration of water through the roof of the room, problems with heating in the month of December 2022 the coldest days with temperatures below zero were spent without heating. For all those details and the little attention of the company I chose to move looking for a better place for my two daughters. The problem now is that almost two months after my departure from that apartment I have not received my deposit of 750 dls. They told me that two to three weeks would send me a check and it's time I don't get anything. They told me that they had sent a check but it is false and received nothing, they asked me on a few occasions but the detection where they would send it and nothing that arrived. In recent weeks I sent text messages which have not answered me, likewise calls, I went to the office at the time that is open and nothing was closed. I spoke to all the numbers and none of them answered me. I am desperate and angry. I definitely need help, I can't leave it at that. I have to act and assert my rights as a tenant that I was. Enter the company's website and that apartment is on its list of available properties. Help please.

    Yes! We've been reaching out to *****************- as a check was issued but returned to us, so we requested a new forwarding address to reissue a send out a new check. We have yet to receive a response from her. 

    ck # **** issued on 4/28/23- was returned and we haven't received communication since except for her to complain about not receiving it--- to which we have responded a few times asking for a new address to send the check to- she has no responded with a forwarding address. 

     

    4/18 a disposition letter was emailed to her with the breakdown of her refund, to which she requested that we make the check out to someone elses name- we explained it's illegal for us to do that, our system does not allow that as it would leave too much room for fraud. 

     

    If she has a forwarding address we'll gladly send it out again.
