    ****. SCAM- BEWARS .This place seems to be a complete SCAM. We initially chose this place based off majority good reviews however I wish I would have listened to the people who wrote the bad reviews instead. Me and my husband view the property 7616 noble in ************ Indiana on February 11th, I asked the lady if anyone had put in the application for the place yet she assured me no one had put an applications but she had been showing this place a few times already. So that same day I went home later that night and filled out my portion of the application and my husband proceeded to complete his the next morning 2-12 about 8:00 a.m. Within about an hour He got a email telling him they had run his credit. A few hours later that same day they then proceeded after they ran all our information to send us a text message telling us the property was no longer available and they had leased it out. I Then proceeded to call because I didn't understand Why the property was still listed online if they had already leased the property Period the lady told me they were waiting for someone's deposit and she had by the end of the day To submit So I called 10 minutes prior to the time they closed to see if the lady sent The deposit And she told me She hadn't spoke to the leasing office yet so she didn't know and she would get back to me this morning period Now this morning I have tried calling multiple times And now they are ignoring my calls Period They also sent me a message telling me a deposit needed to be sent Or they could not move forward with me which also doesn't make any sense because you told me the property was leased and when I asked them what deposit no one ever text me back.We are upset how this company took our money overnight ran our credits and within a few hours tell us the place has already been leased and then when I called to confirm the lady sent deposit never responds back. Now me and my husband are out of a hundred dollars Due to this SCAM of a company.

    This is an unfortunately situation.... you were approved for the property, i think she sent you an incorrect text that was intended for someoen else, to which she followed up with you 3x and even scheduled a 2nd showing after having a phone call with you telling you, you were approved for the property, you stated you wanted to walk through it one more time to be certain etc. the showing was scheduled for tomorrow.... Unfortunately, to our dismay as well, as of today, we will no longer be managing this property and the owner has pulled it off the market to explore alternative options for the home. This is beyond our control. We are just the management company, not the owners. However, our leasing agent did tell you that your application is transferable to another property on our site if you see something you like- it's good for 30 days. I deeply apologize about the confusion and inconvenience. It's not something we wanted to experiece either. 

     

    As for the money-again this is transferrable; but given that this was out of our control and obviously out of your control as well we are more than willing to refund you the application cost if you do not see anything you would like on our website. We hope to be able to partner with you, again we are sorry for the abrupt change based on the owners decision. You can email me at ********************************** regarding your decision.

    I lived at a house in ******* that was split up and turned into apartments. The experience was terrible from the beginning. The stove that came with the apartment never worked which is how they got me with advertising free gas. THERE IS NO GAS LINE. My neighbors stoves didnt work either. I ended up paying the electricity bill for the entire building without my knowledge. My bill was $300+ per month. The amount on my account balance was over $2500 after a year of living here. The electric baseboard heaters barely kept my apartment warm through the winter months .. I had to also purchase a space heater. I would give 0 stars if I could. My ceiling ended up leaking and damaging my gold set of knives which I valued. My neighbor was very disruptive and junky. She called the police on me TWICE. Also my sockets were smoking and making electric sounds . I was only limited to 1 outlet a whole year into my lease. The lease is also 2 years which is a scam because the apartment is a literal piece of s*** and the lease is meant to be broken. Also they painted over an old a** sink and I ended up having chipped paint all in my kitchen sink which would sometimes end up in my dishes or my food. Also the staff are so unprofessional.The lady who always answers the phone is very dismissive and shows no urgency for tenants. Everytime I would have maintenance come out they would call me off multiple different phone numbers and never had a uniform or anything to show that they worked with Vilgar Property Management. When I broke my lease they tried to charge me $2500 which I will never be paying. The apartment was a literal hazard and a very uncomfortable living situation. Overall a scam and I wouldnt recommend to nobody .

    Unfortunately this is not factual information.... 

    1. we advertise that appliances are a perk not an obligation which was signed and agreed up on in her written lease- She had every opportunity to test everything prior to moving in. the lease also states she will repair or replace if it stops working at any point. 

    2. There are 3 units in this building and each unit has their own electricity meter and pays their own electric. The reason her bill was higher is because of the baseboard heating AND the temperature she elected to keep the unit at; that is something out of our control and also something she agreed to when she inspected the apartment prior to signing the lease. The heaters work fine and were tested- Yes when i'ts -20 outside everyone's heaters have a hard time keeping up; mine too. 

    **** far as the electric- we were informed of her issue and immediately had a licensed electrician out to make the repairs needed. 

    4. ALL of our leases are 2 year- YOU reviewed it and agreed to those terms- it's even displayed in our listings... to say a lease is meant to broke when it literally states "legally binding agreement" is mind blowing. 

    5. I'm glad to hear our team was responsive even though not to your standard. Yes, just like and you and your sister/brother/mother/child/friends all have different phone numbers... so does our team... just like standard society... Our team all has uniforms along with vests and badges, they get sent home for the day if they show up without it. 

    6. Lease break fee--- again YOU reviewed and willingly signed a lease, which is legally binding and very clearly displays, with your intials right next to this exact box- explaining the terms, conditions and fees and you initialed and signed. 

    I'm sorry that you feel unhappy about your choices now, but those were all decisions that you made, accepted and agreed upon. It's not ethical to leave a nasty review simply because you made a poor choice to breach your lease and now there is a consequence to that lease- you reviewed, under no pressure or obligation, you signed it, you paid and you stayed. 

     

    I can provide a copy of the lease and electrician bill if needed for review.

    This business is predatory, the way they approach and talk down to people (look at all their responses) is so negative. It will only take one time for someone from their office speak to me the way I heard and read from comments. I would *** the c*** out if the owner. Bad business practices dont deserve customers money.

    I think this is a two way street...  Predatory by definition is: seeking to exploit or oppress others. We are NOT seeking to exploit or oppress anyone-- we are seeking to offer housing to qualified applicants. thats why we are VERY upfront about the requirements, so that someone doesn't waste their money on an application if they know they do not qualify. However posting a poor review for an honest company offering quality housing to qualified applicants IS predatory.. you're TRYING to hurt a company who offers over 1000 people housing in this market... THAT is predatory, malicious and considered slander for someone to leave a poor review simply because they did not get their way. We have a standard and its applied to ALL applicants the same. If you read the 2 negative reviews we have it's from people who were denied housing because of their screening. Each person should be held responsible for their choices which is what impacts their screening/background check. Everyone is screened with the same process and standards- we are very upfront about those requirements and we have no control over the outcome. It's very one sided to think someone can post a negative review based on their FEELINGS and a company can not respond with FACTS.

    My husband and I payed credit checks for three people, got a text message that we wasn't approved for the place we wanted,but was willing to take what we can get, which they say we can have, ************ has bad bad communication either email,text messages, or calling phone call numbers busy busy , WE WANT OUR Money BACK! They just taking credit checks money don't do it

    I have did each step and paid money and have not been instructed to get keys for home . Deposit and first months rent are paid and I will be having to get an attorney because now I will be homeless as no one is communicating with me

    Hi *****---- you remitted a payment at chase on Saturday- those payments do not hit our account until Tuesday because of the bank Processing time- you can call the bank to verify... usually it's next business day however with the weekend does not count as a business day, payments made on Friday clear on Monday and payments made on Saturday clear on Tuesday- that is a federal banking statute not something we put in place. However they are recording payments, as they do each morning--- once this is verified we will be calling you for keys. This was previously explained to you. I understand that you are in a situation where you need to move, however- we can not skip steps in our company protocal just to give you your keys. All steps must be cleared. The ball was in your court- had you paid sooner, you would have been able to get this cleared up prior to you needing to move out of your other property; we can't skip steps. 

    This isn't a scam- if you feel the need to waste money on an attorney; feel free for your comfort--- however if you give us an hour or two to get through the payments and your payment is clear then you'll be in the final stage which is to meet our manager to get your keys.

    I would like to add that our team has been in communication with ***** daily our last communication was yesterday 2/5/2024 at 4:52pm- at the end of our business day letting him know that he would be priority this morning... it's 9:01am- our team is just getting started for the day. and will honor their inital promise to prioritize his file.

    My son had applied for an apartments he seen on there website, he went to look at 3, first off the communication is terrible, nobody answer the phones, or return emails, all the numbers to the company voicemail say the same, that you cant leave a message. If you see an apartment you like you schedule an appointment online then you get an text message an hour before showing confirm noone tell you who you will be meeting with. the lady that show the apartment dont answer her phone an the voicemail is the same as all the other numbers. First apartment he seen she was 15 mins late, an ***** call him to say sorry we running late.My son was preapproved for 500, an they explained through an text because of his income he have to find an apartment thats 500 bucks on there website. he explained to them through a text that he receive section 8 so because my son didnt put on his applicant that he had a voucher they told him his applicant had insufficient information an would have to do the applicant over an pay another 50 bucks . He told them when applying there is no question that ask that question.. He asked if he could just bring his paperwork to the office an they went **** So they scamming people out of money. Why would he pay ******************************************************** what he need like any other company would do. Terrible company, an service, an a waste of 50 dollars. I want a refund

    Hi, I'm not sure who your son is and without a name I can not look at his particular file. However we have very specific screening criteria for all applicants. From what I'm reading, again I cant confirm with out an applicants name, you are stating that he supplied us with supporting documents of his income to which he was preapproved for up to $500 rent--- based on the information HE provided he was indicating that he was applying through traditional methods. Applicants who are utilizing sect 8 vouchers go through a different process and they are instructed to do so during their showings if they  mention they are using a voucher program. They are directed to put VOUCHER in their source of income and also to provide their RTA Forms in the attachment section instead of their paystubs. Even if he had indicated that he was using a voucher AFTER he had completed the process we would not have asked him to reapply as we do not ask or request people to apply more than once- We have a process where our applications are tranferrable to different units and if he's using a voucher the same would apply. We would have asked him to email his RTA forms to ************************************* However, if he was denied for a different reason, then that is a different circumstance; again I can't speak to that since I do not have a spefic file to refer to. If you provide his name I can look into it further and we can also work on getting his RTA forms and verifying the property he's interested in is Voucher approved or helping him to find another property that is approved through that program. 

    Lastly, our application very clearly indicates it is NON REFUNDABLE prior to you putting in any personal information or submitting a payment.

    Everything was going almost good with me and my family moving until we paid our security deposit and rent. After we paid it Vilgar finalized the lease ************************************* communication since. We were instructed to get our keys but never was told from who or how. Because of poor communication, well none at all, we just paid first month rent for a house we have no keys too and am forced to come out of pocket to pay double rent at my place Im suppose to be gone from because me and my wife are on a month to month lease agreement since our lease is finally up after 3 years. Looking on my portal they havent even showed that we have paid our balance. Me and my wife are not comfortable with the decision we made because no one on there end is making sure were settled even after checking off there little checklist to get keys. Its not a good feeling to pay $2000 and get ghosted by a company, specially during the holidays like who wouldnt want to spend the holidays in there fresh newly moved home. Me and my wife move extremely fast to get things done this is not fair we dont have access to our new residence we paid for nor do we have access to a company thats suppose to be our renters. Communication is key in business, wish this generation of businesses would and could understand that. We have nothing right now because we were mislead to believe to pack up everything for a move we have no idea is happening or going on

    Customer is not being ghosted. Its was Thanksgiving so our team was off to be with their families and we are closed on the weekend. so our team is out of the office and not processing anything. We cant verify payment when since it wont hit our account until Monday and we cant call NIPSCO to verify the utility transfer until NIPSCO is opened again on Monday. 
    rest assure youre not being ghosted, your money is secure, it will be verified on Monday when banks and NIPSCO is open and our team is back to work & if all steps are completed you will be scheduled with the same manager you met IN PERSON at your viewing to get your keys.

    Bed bug infested properties. Can't understand any of the workers. When you call and someone finally answers, the lady sounds Arabic and I can't understand a word she says!!

    this is a very discriminatory comment. Please remove from our profile. We offer equal housing and employment opportunities to all. Tenant is upset because he was collecting tires, cans and other debris under the porch and we are cleaning up the property and remove debris. If there is a bedbug issue this is where is stemmed from, collecting garbage, but there is a dumpster on site to clean it all up

    per your lease addendum, if there is an infestation of bedbugs after our initial inspection, when none were present, then the cause is from cleanliness of your living environment and your collection of debris and it is the tenants responsibility

    They were good for 3 years and now they are shady. I just received a demand letter for over $10k from their lawyer and heres why: I gave them 30 days notice via email for a property they were managing. They gave me the ok. Per the agreement I can do this anyway without reason. According to the demand letter I am in breach of this by not giving them written notice. If the email is not written notice, then I did not give them notice at all which means they are still my property manager. Either way not a breach of contract. These people have become shady and are violating ethics by charging me for work that was never done. Screenshot on ****** reviews with the demand letter and proof of permission from them as well as 30 days notice from me via email. *****************

    They dont honor their obligations they dont fix what needs to be fixed,I just moved in this month and Im moving out this month! I contacted them several times about the apartment that I am renting out and they have not responded back to me!so Im moving out,they are not going to fix anything, I want my money back
