    During my 11 month warranty, Olthof employee/handyman ( not drywall company) fixed crack that I had in foyer from one wall all the way to the other wall. About 10 months after my warranty was up, the crack came back and even worse. Contacted **** (Olthof) at warranty **** and was told that it was a One Time Fix per my contract and that I am free to get it fixed basically at my choosing and expense. I explained that it should have been repaired correctly the first time, and maybe by the drywall company professionally. Again I was told that my warranty was over and basically I am on my own. I emailed again on 1/15/2025 asking to escalate this further, above her or to the Olthof builders. No response. I just want it fixed correctly. I just hit 2 years in my new house and that crack looks terrible by the front door. They fixed the crack ( not by a professional drwall company) on the last month of my warranty due to expire and when it comes back in a matter of months and I am on my own? That's not o.k with me.

    Olthof Homes is dedicated to customer care. Our written warranty manual offer's a one-time drywall repair at the 11-month anniversary of the closing. Our records show closing occurred on 11/29/22 and that our licensed drywall trade partner completed drywall touch on 11/27/23. Due to climate and seasonality, drywall repairs may need to be performed after this as an ongoing maintenance item. This claim was reviewed by our *************** Care Manager as requested by our customer. We can offer contact information to our trade partner who is able to complete drywall maintenance as needed.      I am rejecting this response because:

     This is unacceptable to me. The ceiling crack should not have came back so soon (and worse) if it was correctly fixed the 1st time. I understand about cracks and maintenance of a home. This is not my first rodeo. 

     I thought by buying a new Olthof home, with being recently widowed and a senior citizen, I wouldn't have the issues that I have had so soon in this new home and moving here all the way from **********

    1st finding out that I and some other neighbors were shorted by 50% insulation in my attic. My house was freezing cold. Yes, Olthof did corrected that. More insulation was blown in. But, actually, where the walls and floor meet, are "still" like cold air blowing in.

    2nd, a few months after my warranty was up, my hot water tank in garage started leaking all over. Action Plumbing was call out and it was the water pressure due to all the bew homes being built. I had to pay $140. My two neighbors also had hot water tank leaks also. One was still on warranty and Olthoff had to replace floor, trim and lift up water soaked carpet in spare bedroom. I wonder how many more of the same problems we will have with Olthof Builders. We shall see. Might be a good idea to schedule meeting with neighbors and discussing about the next steps to take.

    Seriously,  all I want, and I don't think that it is asking too much,  is to fix the crack in my ceiling, correctly. I understand that i would be responsible for maintenance of my home in the future.. Warranty or not, how about good company reputation and craftsmanship as a reason? Way too soon after moving in to a brand new home to be fixing the drywall crack of this size on my own.

    Purchased a new home from Olthof who failed to properly build home according to Indiana building codes and law. The home has several issues that did not pass inspection and company refuses to correct. The company refuses to return calls or attempt to contact myself or my attorney. From gas leaks due to improper installation and building, busted plumbing pipes that have caused damage to whole home because plumbing wasnt glued or installed properly, 2 water heaters replaced, 6 toilets replaced, holes dug up under bedrooms due to plumbing improperly installed, 2 fuses blown in furnace, rough ins not put in proper spots, no toilet for 9 weeks, furnace closet flooded. The list could go on and on

    THE HEATING.. MY HOME IS SO COLD, I COMPLAINED AND I CAN SAY THAT THEY HAVE COME OUT AND TALK TO ME. I WAS OLD THAT THIS WAS A **** HOME AND ALL OF THE **** HOUSES ARE COLD.     Shoddy construction work by under qualified contractors all around. In the little time we have lived in an Olthof home, we have had fill and drainage issues, broken floor joists, floors that dip 1/2 inch or more, load bearing frame elements in wrong places, concrete failure, siding being blown off in minimal winds, water intrusion currently behind siding causing warping, warping all around siding from incorrect installation, and a variety of other factors that have led to psychological stress, a lack of enjoyment of the home, and financial strain. We have paid thousands out of pocket to repair things that are brand new due to poor worksmanship and shoddy business practices. We will be reporting to FTC and taking to court if we don't get resolution.

    Olthof Homes is dedicated to providing excellent customer care. Every ********************** Home receives several documented quality checks during construction. Additionally, municipality inspections are completed at every stage on all workmanship. All trades are licensed and bonded through the municipality and state where applicable.  A 1-month and 11-month customer care visit is conducted with our customer after closing. Our records show that this home closed on 2/28/18. All customer care visits, and warranty claims were completed during the warranty period.

    I am rejecting this response because:I'm going to stop you before you embarrass yourselves further, which is exceedingly hard for you to do seeing as how every house you build is an embarrassment. Don't take my word for it, look at your reviews online and here on BBB. Perhaps you aren't aware of your lowly reputation among the community. Perhaps you don't care. You offer pitiful warranties that last just long enough to get you past any perceived liability, but you know your homes don't last. Vinyl siding should last 25 years. You warranty if for ONE. A roof should last 15 years. You warranty for 5. A home should last a lifetime. Your structural warranty is 10 years, and good luck getting you to honor it. I've had to spend 750 to replace siding blowing off dormers, ***************************************************************************** my back yard that you covered under 3 feet of fill. 1500 to fix collapsing concrete on my front porch. Eight days in and we were pulling my furnace and digging into my basement floor to fix a clogged/ misplaced pipe. Slanted floors. Broken floor joists. Leaky plumbing. You don't stand behind your work because your work isn't worth standing behind. Don't think you will be allowed to continue this. I seek compensation for the costs I have stated above. Attached are some pictures of your "quality". I can only attach 5 here, but rest assured....I will post more to the *** and every site on which you have a presence, and I will do this until the end of time. Do not attempt to condescend me further with statements of homes needing to be maintained. I'm not talking about maintenance. I'm talking about incompetence.

    Purchased home, closed on 3/29/24. All major appliances have already broken. Several home defects. Builder has not fixed anything of major concern to me. They also hid damages and presented items were fixed and were not. Also, they were dishonest in claiming they did not know of damages.

     I am rejecting this response because:

    items which were to be completed prior to closing are still outstanding. 30 day items to repair are still outstanding. Overall, no warranty repairs of significance have been made. This is unacceptable and breaches the agreement we had in the purchase of the home. 

    Regarding cancelled appointments, these repairs were supposed to be completed PRIOR to closing, so as not to inconvenience and jeopardize my employment. Instead builder committed fraud and no repairs.

    Now builder wants to jeopardize my employment stability (in working from home) by allowing their workers to interrupt my job at their whim. Their workers bang and pound on my door without appointment putting my job at risk.

    I have told builder I cannot guarantee any set appointments because I must do as my employer says. Now builder is complaining about cancelled appointments when this work was fraudulently not completed PRIOR to closing.

    We just moved into the house on July 4 2023 and we are having tons of issues to which olthof does NOT want to take care of. They send us subcontractors that are employed by them that give us excuses are poor recommendations so they dont have to replace anything. 1st, The water pressure is awful, they have us at the bare minimum 58 psi which means you cannot do two things at once such as shower and run the dishwasher. The sprinkler system doesnt cover the whole yard bc of the pressure. We should be at least 70 psi! Olthof could have put in a booster pump but no so its 1800 for that! American water told us that the builder should have installed boosters since we are so far from the water main. Now the main issue, we have had 4 teams out to discuss our heating and cooling and they all agreed with the exception of olthof that we are grossly undersized on our furnace and the hvac. We have 21 vents and We have a 3 ton ac and should have a 4 ton! Olthof heard our concerns and recommended the cheapest filters instead of the expensive ones which will eventually destroy our coils! Terrible advice! I am beyond disappointed. Olthof also did not install our fresh air intake into our furnace either! This will cost 20k minimum to fix otherwise the house will never cool or heat properly. This builder cuts so many corners to save money its just ridiculous! We are furious

Water pressure for each community is supplied by the water provider. If the water pressure is not meeting expectations this should be taken up with the provider to seek resolution.      I am rejecting this response because:
      We had 3 separate **** professionals come to our residence each had no direct business with olthof so they are completely impartial. All companies agreed that because of the size of our residence and our 21+ vents that our **** is undersized. We SHOULD have a 4 ton ****. Olthof knowingly cut corners in order to reduce cost to our detriment. Olthof didnt even install our fresh intake pipe which is inexpensive and they failed there as well.

    Regarding the water pressure I have spoken with American water and they are aware of the issue and informed us that our house is at the bare minimum which the builder COULD have installed a booster and chose not to.

    The most important issue for us is the **** bc 3 separate **** professionals informed us that our builder screwed us over bc they chose to be cheap and now our house does not heat and cool properly and NEVER will unless we upgrade our system. This is a half a million dollar house and olthof has basically spit in our faces by ignoring our concerns or giving us useless solutions that dont cost them any money hoping we will just go away. You do NOT treat customers like this! If you are a reputable builder then you stand behind your projects and build up to par homes. The olthof representative telling us to put in the cheapest air filters possible in order to increase airflow and make up for an undersized **** is unacceptable and ridiculous. Obviously this suggestion would cause issues with our coils down the line. I am so disappointed with the business  to these issues thus far.

    I do not wish to close this case until our house is heating and cooling properly with the correctly sized HVAC appropriate for our house with over 21 vents. I do not want anyone to come out that is subcontracted out by olthof ** all they do is give weak solutions and back up the builder. We will accept someone completely impartial doing an evaluation

    I purchased a home from Olthof in 2020. At our 12 month warranty visit, we advised of numerous concrete issues (sump pump opening, porch face, driveway cracking and popping, and low spots in garage floor. The company they sent who does their concrete work (*** ******** ****) were awful. We had more than 15 calls with them where they either didnt respond, gave us wrong information, and on 4 occasions failed to show up to scheduled appointments.My wife and I lost money on calling off work so we could be home when they showed, and they didnt. On EVERY concrete issue we reported, they fixed once and and to return to repair again due to not doing so properly the first time. All issues but our garage floor were eventually repaired. In the midst of the no call no shows and giving us wrong times or info, they eventually came to try and fix a low spot in our garage. They simply threw concrete on the floor to raise it, splashing it on the walls and such. I of course asked for them to return and fix again. After another no call no show, they finally came back to chop old the entire floor and repour the concrete. This action is potentially damaging to the foundation as its butted up against the house. I advised of my concerns and Olthof, who themselves have been very hit and miss on responding timely or effectively, assured me that they would extend our warranty in case this didnt resolve the issue.After they finished, they epoxied the floor as well, but the low spot was in the exact same place. I advised their contractor was no allowed back to my house due to the failures in communication and production. One of the resolution folks has been nothing but rude to us, when actually responds, *****************************. I asked for them to give us an allowance to put towards a contractor of my choice to do quality work and they are now refusing, even though I have emails where they appeared to entertain the offer and asked for some quotes to review. I have emails, calls, and photos

     I am rejecting this response because: 

    Their trade partner, *****************, have created more problems than they have resolved. It is not an option for them to return and cause even more issues and headaches for my family and I.

    I do understand that theyre obligated to warranty the work they perform. However, with winter now rapidly approaching, and our 12 warranty going into its 3rd year of being unresolved, I feel that we should be given the option to find a contractor of our own discretion. 

    I advised previously that I was willing to negotiate what a dollar amount would look like for that allowance. Olthof employee, *****************************, at one point in an email on 6/12, asked for some quotes eluding to accept/entertain this as an option. After spending more of my personal time to obtain these, I was then advised of the same generic response received in this complaint.

    Complaint: Non-Compliance of ************************** by Olthof Homes Dear BBB,I'm a resident of ******************* developed by Olthof Homes. I'm writing to report ongoing issues related to infrastructure and amenities in our community.The most pressing is our dry pond, intended to hold water temporarily after rainfall, but due to improper construction, it now permanently retains water. This has led to increased mosquito activity, erosion of nearby properties, and devaluation of homes.Additionally, Olthof Homes removed and failed to reinstall an essential park access path. They informed us of the change but did not follow through with their promise to reinstall the path, effectively blocking access to a key community amenity.Olthof Homes has been made aware of these issues yet has taken no corrective action. Their disregard is not only disappointing but infringes on our rights as homeowners.I kindly request BBB's assistance to hold Olthof Homes accountable for their substandard construction and unfulfilled commitments, to ensure they rectify the dry pond and reinstall the park path. This has been confirmed by the city to our customer. The walking path was removed by the community *** after the community was turned over to the residents.     I purchased a house from Olthof and moved in October 2nd 2020. The house comes with a 1 year warranty. I noticed the siding on my house was melting in the spring of 2021. We filed this with Olthof right away. They came out and said they would fix it.They came out to replace siding on the house a couple weeks later but did not fix the whole side that was melting because they said they didn't have enough material. Olthof contracts this work out so I was also dealing with a 3rd party. I asked the siding guy why this happened and he said it was melting because the sun was reflecting of the low-e windows Olthof installed on our neighbors house and even if he replaced it it would happen again. This was told to me and an Olthof representative ********** expressed concern to **** abouts this happening again and he didn't believe that was the issue. Olthof didn't fix the siding until October of 2021 once my 1 year warranty was coming to an end. I once again asked **** what Olthof would do if this happened again. He assured that Olthof would stand by thier product and would fix it one way or another. We of course spring came and the siding is melted again. We called in spring of 2022 and were told the house is out of warranty and Olthof would not help. I had to call multiple times and eventually got a hold of *** Olthof himself. He assured me that Olthof would absolutely fix this and it would bentaken care of. I was then dumped off to another Olthof employee and nothing has been done fix my house. The siding on my house is literally melting and warped and looks awful. Our neighbors comment on how bad it looks all the time.Not sure what else to.do to get this fixed.

    Olthof Homes strives to achieve high levels of customer service. The solution for this condition is to either plant a tree to shade the reflection or ask the neighbor if we can install a light window tint on the glass. We would be happy to complete either one of these options.
