    Our water heater has been on the fritz for 2 months and has yet to be fixed, with no clear indication that it even will get fixed at all. KCHR has been quick to blame the owner of the home for it not being fixed by now, and regardless of who is to blame for this situation, they've sent out multiple repairmen who are either not qualified, licensed, specialized, or prepared to do the job when they get here. Last winter our heater went out the day before Thanksgiving and an HVAC company came out immediately since most places would be closed the next day. The repairman stood in front of me with the part he needed in-hand and told me that he could fix it right away, but needed the blessing of the company/ owner. It was decided that they wanted another opinion and willingly left us in 40 degree weather for about 5 days, and in the end KCHR only gave us a $100 credit which was intended to cover the space heaters that we had to go buy. For Tenants: I would not say avoid this company all together. If you go in ready to fight for your rights, and read through your lease thoroughly and ask for changes where you would get screwed over, you should be fine. Their homes skew to the cheaper side in comparison to some of the other rental properties around so that particularly was all we could afford when we first moved in. The move in process was easy and most of the rest of the staff are polite when you need to interact with them. For Home Owners: My experience with KCHR has been that they blame the owner for every single problem and hiccup we've had since moving in. That very well might be the case, but it also is very concerning to me when I hear more blame being thrown out than I hear solutions to the problem at hand. I recommend that owners check on who is being sent to their house to do repairs as well, as I've had a couple individuals acting REAL shady when pressed about whether or not they were licensed.

    Hi Brennan, We appreciate your feedback. I understand it may sound like we are passing blame on to the owner but the facts are...we work for the owner. She is the one who authorizes how much we are allowed to give for rent credits, she is the one who has to approve the water heater replacement, she's even gone so far as sourcing her own vendors outside our normal network. Part of the hold up currently is that she is wanting to collect as many quotes as possible and is also having the companies provide their insurance paperwork, etc which is a time consuming process. We are working as quickly as we can and we understand your frustration but ultimately we really do have our hands tied by the owner. We manage over 1200 properties for over 450 owners. This owner happens to only own one of those properties and is therefore more involved than a typical owner who maybe owns a few more and puts more trust in the property manager they hired.

    REVIEW FOR KC HOME RENTAL: 0 stars Do NOT rent from KC Home Rental. I was a great tenant for 5 years. I was never late on rent, and very rarely had to contact them for anything. When I did have to contact them, they were very hard to get ahold of or get a call back. My lease is up at the end of May. I bought a house in March, and fully planned to pay both April and may rent. I told them that I was out of the property and turned my keys in at the end of March. I thought I was doing them a favor so they could get it listed and rented as soon as possible so it wouldn’t be sitting empty until they could get a renter even after my lease was up. However, even though I have paid aprils rent and still plan to pay mays rent, they just notified me, by text, that I will not be getting my deposit back because I “broke my lease”.

I apologize for the inconvenience that it caused you and hope you understand this was a very non typical situation and obviously our normal practices for a break lease situation did not apply which is why we went ahead and refunded your full deposit.
