      I have quite a few complaints about my stay at Water’s Edge. It got to a point where I texted security on an almost daily basis about break-ins/ illegal entries into my apartment. First off, were the locks ever changed? I asked maintenance to change the locks and security alerted me that I needed to buy my own lock. Ok. I submitted the request through the online portal. Within a few days the request had gone from open to in-progress, to closed. Again, ok. It appears the online portal was working at the time, but no one stopped by apartment while I was there and I still had the same lock… I re-submitted a maintenance request to have the lock changed and a handy-man did arrive and he used a lock that he brought himself to replace the old one. Great! He gave me the key when he finished. When he left, he informed me that he had the other key. Ok. I did notice that the lease agreement stipulated that the staff were allowed to enter my apartment without my consent for maintenance issues or something of that sort. Was that the reason for the unconsented entries? And on a daily-basis? If the reasons were for maintenance I don’t see any justifiable reason for doing so without informing me beforehand. I speculated, from the beginning really, that people were being voluntarily allowed into my apartment. So how did I know that people were entering my apartment? My property was vandalized. I noticed there were holes, cuts, and bleach stains on my clothing that were of someone else’s doing. I began to notice new damage to my clothing that I was to wear the next day – almost everyday. I first noticed scraps of paper or perhaps packaging foam strewn about in places, initially. Also, it looked like someone had smashed the glass to the peephole. It looked like it had been damaged before I moved in, but something was definitely removed from it while I was there.       My mother in law put in a request to have her apartment sprayed 2 months ago for roaches. They said call if you still see them in a week. I called the office back and they told me it would be at least 2 weeks till someone else came out. We said fine Please put us down. They did and he came early by a week. This pest control said that he was going to heavy duty spray and Bair so we can get a handle on it. Told me if it doesn't get better by a week call again. It didn't resolve the issue. I called again and requested AGAIN to have treatment. They told me they would be out March 30th. I told them that was fine. I came over March 30th 2023 so I could hold my mother in laws dog so that way she didn't get out again. (Maintenance let my mother in laws dog out by accident couldn't catch her and she ended up in the pound. So now I come over to hold her dog everytime she has maintenance and pest control.) I had the door locked from 7am-7:30pm with the chain lock and never left because I didn't want to miss the pest control. Well as we can tell March 30th came and went with no pest control. So I call the direct line to speak with someone and whoever came to do the pest control lied on the papers and said he did her specific apartment. They told me they would get me on a schedule for them to come back out but it usually will take almost 25-30 days for the pest control to come back out. This is absolutely ridiculous. They said they "sprayed the entire building" so if that's true her apartment has no pest control in it and will become the spawing point for roaches again. This NEEDS to be fixed as it is now moving towards health concerns.

      So the apartment finally sent someone out on Monday or Tuesday of this week however we now have 2 things going on. First the roaches are still absolutely terrible. I'm not sure if their not using strong pest control or if the WHOLE building is getting done because the spray and bait seems to work for 3 days and then we are right back to where we started. The roaches are coming back 10 fold. Not only are we dealing with this roach problem but now we are dealing with them not coming to work on our ac. I will include pictures of the work order we put in on April 3rd. Here we are at almost 2 weeks of being ignored or hung up on by the office. They tried saying that someone has come to look at it but, I've been here at my mother's straight for 24/7 since we put in the request so I could be here my mother's dog because they have let her dog out before. We are going on 2 weeks tomorrow. The office is being ******** and we have been very nice through all the problems this apartment has cause her. I mean her spout on her bathtub literally ran for MONTHS after asking repeatedly to be fixed. These apartments are absolutely terrible. My mother in law has health comditions which is exasperated by it being hot. The apartment is getting to 85 during the days even tho it's not that bad outside. We have to sit with the sliding glass door abd the front door open to get any relief but nothing.

      Well here we are on April 18th and we still are having roach problems. We also have still YET to see anyone come in to TRY and fix the AC. So here we are on month 5 trying to get rid of these roaches. We are also WAY PAST the time allowed byuthe state. The state says that the only allow 14 days for landlords to fix problems or the tenant can take action by calling someone to fix the problem and with hold rent so the tent can get it fixed. Here's the ONLY problem with that. As my mother in law is not just flush with cash. She pays so much in here rent. Literally thats what landlords are supposed to do. This is just absolutely ridiculous. I just don't understand how this poorly ran property management is running. To me this is slum loading. Offering a place to live and taking rent while refusing to fix ANYTHING.

      I was a former resident of the Waters Edge Apartment complex ****************** on a 6 months lease. Moved out at the end of May. The Corporate Office has not returned my Security Deposit, nor have they given explanation why within the time allotted by ****** Statue. Therefore, I am asking for 3 times the amount!

      I have not had air conditioning in my apartment in 12 days during a heat advisory, since August 2nd. I have sent in multiple service requests and phone calls and the only thing my apartment office has done is send someone out to inspect it on the 6th. The guy that came out only looked at it and left. Ever since then they have done nothing but make excuses. I had been promised on the 3rd id get a portable A/C unit that pushes the hot air outside and have yet to receive that also.

      On April 18th, I accidentally overpaid my rent by $***. Then Paid my full rent again on 4/25/2022. My account balance shows that I am currently a positive $*** and the office will not refund my over payment. I was told that I will get it back when I move out.

      Business Response /* (1000, 8, 2022/07/25) */ if you overpaid unfortunately there is nothing, we can do about it. From the office we don't give refunds since we don't have any fundings here. You would have to get with your bank and let them know you over paid so they can give you the refund. When you move out whatever extra money you have left after your account is closed then it will be mailed to you to the forwarding address you provided at the time of move out.

      Since I moved into this apartment in January and completed the move in checklist listing the issues from point of moving in, almost none of them have been addressed. Then I get to spring time and when it began raining my apartment began flooding. I made them aware and my apartment flooded again before anyone ever bothered to look at it. It has since flooded due to rain again and all they do is send someone out the look at the building and say oh that's a roofers job and then I hear nothing. Now last night my apartment flooded from the ********** above me tinkering with their plumbing and it ruined several things in my bathroom. Since it was considered an after hours emergency I got help faster then usual. The maintenance guy was nice. It's the office staff that are full of excuses and poor customer service. They do not care about the condition of my apartment or my things and do not care to fix any of the issues that were here before I moved in. I have documentation of it all. Cameras in my home that have recorded the flooding. These people do not want to help you live in peace the want to make it impossible for you to enjoy your space while they collect your money. When I asked how or if I could be compensated, credited, moved or whatever they said oh no we can't do that in the most blaźe tone I've ever heard and then acted like it was my fault that any of this was happening. I want them to fix these issues or do something other than sit there with a dumb expression and no solution. Maybe their little office staff should switch places with maintenance so they can actually see the trash establishments they're allowing people to move into. If it were their home they'd feel like I do but since it's just their paycheck they don't care at all.

Please use your online portal to place any work order you need done so that our maintenance can be dispatched to correct the issues. The roofers did go and fix the problem, but I will send them back to double check. When it comes to the unit above you there was no way for us to prevent that from happening, but I am glad that we were able to fix it right away. Please contact the office if you would like to transfer to a different unit.

      I'm being asked to pay a pet deposit 6 years after I moved into this location and have payed said deposit. This comes ten days after I filed a ***************** complaint against the security guard who works here as well. I feel I am being targeted by this business and their ownership company ********************** based in ********

Please contact the office because that is serious and we need to know what you are talking about. When it comes to your pet. Yes it is your responsibility to pay pet deposit and rent which that is stated in your lease. If you have a receipt of you paying for that pet deposit please bring that to the office so we can take care of it. Consumer Response /* (3000, 7, 2022/03/30) */ (The consumer indicated he/she DID NOT accept the response from the business.) I paid my deposit before I moved in back in 2016. They have every copy of my signed leases. When I asked for copies of them they gave me cut off pages of the ones in the first few signings but they were complete later. The burden of proof is not on the consumer to show I paid something it is on the business to prove that I didn't. It is not my fault that your employees failed to file it or deleted the information. Seeing as Ive lived here since 2016 you would think that it would somehow be noticed by office and maintenance that it was there long ago. But it only comes up after they want to "go green" and collect more money from residents. Im not the only resident they have done this to and from what I have gathered among others EVERY resident who has lived here before this year has been hit with it. It is also not my fault their employees don't add my pets when I tell them I in fact do have pets when they ask "oh youve got pets right?" because its on my file on their computer I have a pet. They chose not to add it to my lease multiple times, when I ask my lease to be renewed I expect it to be the proper and same one. If it was missed, that is the businesses fault and not the consumers. This is souly a cash grab by this company yet again to all the residents along with the lack of improvements and prices raises. You don't have to pay for a new deposit but you do have to pay for pet rent.
