If you’re considering working with **** ******** ********* ***/** *** ***** ***, let me save you the headache—**RUN in the other direction.** This company completely failed to perform on their contract and has been nothing but unresponsive, unprofessional, and full of empty promises. Here’s what happened: - In June of 2024, I called them hoping to do a quick sale of my mothers home and that is what they promised. Or so i thought. - First, not realizing, they set a **75-day closing date**, and that time *came and went* with zero action. - They set an **extension with a new closing date**, and *that* time *also* came and went. - They were **next to impossible to get on the phone**—and when they did respond, it was just excuse after excuse. - The property **ended up in foreclosure** due to their delays. - The **insurance company canceled the policy on the house** because the house was sitting vacant. My mother had to move in with me due to being diagnosed with cancer and needing surgery/chemotherapy, and someone to care for her. And if that wasn’t bad enough, they **filed a memorandum of sale** on a contract they clearly cannot and *will not* fulfill. All they want is to **extend the contract** so they can slap my property on the MLS and try to find a buyer for *themselves*—all while holding *me* hostage in the process. If you’re thinking about doing business with them, **beware.** They will waste your time, tie up your property, and leave you dealing with the mess they created. **Stay far away.** I feel so guilty because i told my mother that this would be an easier way to sell the house and it would be less stressful. Boy was i wrong!!

      Signed a contract to sell a home on 10-09-2024 and said contract stated that closing would be within 75 calendar days and has now been 83 days and company will not return calls or give us information. no transparency and still cannot give an accurate closing date.       Company contacted me every hour for a day before I signed. Since signing on 09/18 , no calls. Was promised by 3 employees 4-6 week closing and as early as 10 dayss. Went looking and made offer on home, was turned down due to long closing time, I did not ask for repairs, closing cost, nothing. Made offer on another, seller accepted with a contingent that he would continue to show, refused to even mark pending or contingent, due to long closing time. Today is Oct 30, exactly 6 weeks after signing. This home shoudl close today but do NOT even have closing time. Only answer I get is "we need more feedback. Have had 7 prospective buyers here, had to take off work for every showing, costing me hundreds. Have been told 10 times by ******, closing agent that she would call on "xxz" date, NO CALL. After you sign, they will not call you. Really ??? 10 times you promised to call on a certain day/time and you did not??? I am the customer, obviously you forgot about me. Cancelling this deal, I look like a fool, making a seller wait 6 weeks with no closing in sight. I live in this town, you do not !!

      This company will not give me any credible information on a closing date for the sale of my house. It is an investor making a cash offer for my house. There has been no contact from them about placing the house in escrow nor will they commit to a closing date. This is unacceptable. I cancelled a contract on a new home becasue I don1t think they are really going to buy my house. The contract expires in 60 days.       In may of 2024 I first spoke with ****** I believe from ** *** ***** *** / **** ******** ********* ***. I was down played my home’s worth and was told they would buy my home as is, fix it up, and resale. They then said they were sending someone out to take pics for them to see the home’s condition. Someone came and some pics were uploaded. The house was not in condition and if they were honest I would have had the home in better condition. After this I was told I would receive money in 30 days. They coursed me into forging my boyfriend’s signature on the documents since he owns the land. 60 days in we had not received any money. I was told someone was coming to see the house, they made it seem like it was someone with them who had paper work for us. It turned out to be a showing I was unaware of. I asked at this point to revoke my power of attorney and have the listing pulled. After the contract was up and no longer valid I sent a legal document stating we were no longer in contract or working together. They had not upheld their end of the bargain and I had not received money on the 30 day mark as contract stated. I was threatened by an employee named ****** who told me I could never sell my home for the rest of my life to anyone else. I asked for the documents stating that and he yelled at me and hung up, refusing to send the documents. I just found out in June, a month after first speaking with them that they put a lean on my home without my knowledge. I found this out in the middle of selling my home to someone else. Now instead of them making a 30 grand profit they are trying to double what their profit would be and take what I would have made for the house. So if they were only making a 30 grand profit off me originally, how is the lean for the amount I was supposed to receive ? How did they put a lean on my home in the first place, and now after the contract is terminated and past date how do they have this authority??

      This is regarding my last complaint in which I did receive a phone call from the company. The individual from ** *** ***** ***/ **** ******** ********* *** did call me today to ask what was going on. I informed him I had my listing removed in lute July and for some reason it had a lean placed on it prior to me doing this in June. He then informed me “I was acting funny “ so the company did this to protect their asset. I informed him I had not requested the listing to be removed until July and this was done in June prior to that conversation, without my knowledge. The lean is also listed for $65,000. We buy homes was selling my home for $94,000 and giving me $65,000 leaving under $30,000 as a profit for them. So why is the lean valued at $65,000? ****** was once again rude, every time we speak he very rude and also speaks over me loudly. He informed me if I want the contract removed my only option is to sell with them or pay them $15-$20,000. There were things in the contract they did not follow or do. I had the listing pulled because 60 days in I did not have any offers on my home and they promised to have me my money in 30 days. I was also informed by someone in my community who did a tour of my home that ****** called and cussed him out and sent him nasty text messages. He has copies of these text messages. We did not have a pleasant or honest experience with this company so 60 days in after no luck and much dishonesty we pulled the listing, then after the 90 day contract period we sent a legal document saying the contract was up / terminated and we were no longer working for them. I want this lean on my home released immediately, they do not have the right to do this.

However, in this case, the seller did not fully cooperate with essential inspections, walkthroughs, and market testing, which are standard steps in our due diligence process. These steps are necessary to accurately assess the property and finalize the agreement. As a result of this lack of cooperation, we filed a memorandum to protect our position and allow us to continue the process in good faith. In reviewing the calls with the seller, we cannot find any instances where they were told to forge their boyfriends signature or that the lien would be on their home forever. 
      Regarding the timeline, it appears there was some misunderstanding. The 30-day timeframe mentioned refers to the deposit of earnest money into escrow, which occurs after the completion of inspections, walkthroughs, and market testing. Unfortunately, these steps were not completed due to the seller's unwillingness to participate, which delayed the entire process.
      We regret that any interaction with our former employee, ******, was perceived as threatening. His conduct in no way reflects the values of our company, and we apologize for any distress this may have caused. We would like to assure you that ****** is no longer with the company.

      So this ins untrue about the cooperation on my part. I did cooperate the first 60 days. After 60 days had passed and I did not receive anything regarding earnest money and there had been no progress on the sell of my home as promised I had the listing removed and my poa removed. I has not done this until 60 days in after 30 days has passed without any progress. I only did this because it has been 60 days and there was not any progress and people coming to view my home were not showing up and there was also not any offers. Also I want to say the first 30 days of my home nothing had taken place on we buy homes end and I could not get ahold of ****** for about a week and a half. I had the listing removed 60 days in because I felt after 60 days things I was told were untrue and unfulfilled. I first signed a contract with you guys may 14. I revoked my poa and listing July 7 as the attachment shows. I full cooperated the first 30 days.

      We signed a contract with ** *** ****s, **** ******** on July 25th 2024. They were to purchase our 2 properties for a total of 320,000 or 160,000 each. Everything seemed totally legit, they sent paperwork we signed, they sent a lady for pictures and that's when I got suspicious. She rushed through and didn't take time with her work almost as If the pictures didn't even matter as if it was just for us to see. Then total silence since. I have called and called and called and literally nothing!!! No home inspection which is required within 30 days in VA.. no closing dates which was signed and agreed upon. By Oct 5th 2024. It's a total lie!!! The entire thing. They need to be forced to stand behind this contract.

      A company under CashOfferKY called ************* is effectively using BBB & false, paid google reviews to scam individuals like myself. I was promised a close with 2-4 weeks and everything they promised did not happen. They in fact did everything a typical realtor would do, while specifically saying they would not go that route. Fun fact, no one here is a realtor. As soon as the first offer on my home came in(mind you it was never supposed to be listed as I was very adamant - hence why i called "**********") they accepted and started signing documents I was unaware of without my consent or knowledge. They have you sign a POA in a discreet manor such that you feel as if it is they only way to get your $$$ amount promised in contract in the timeframe they promised. Many many weeks played out to no avail, as they have NO IDEA what they're doing, are reckless & need to be put down. Ultimately they did NOT honor a part of their contract stating they would deposit earnest money as a show of good faith. After calling them on their failure, and jumping through hoops for them in order to clean show & attempt to now sell my home(because I have no other choice) they began to use bully tactic... using sharp & distasteful language and making steep threats about putting 30k liens on my home. I want nothing to come from this for me, as I have already been scammed, These scummy individuals need to be investigated heavily for their false reviews, and have their operations ceased as they are lying on about every front.

      This transaction was conducted in line with the signed agreement, and we consistently communicated each step. The seller was fully aware that listing the property was part of our strategy to increase its market visibility. Although we buy homes for cash, this was not the approach we used here, which the seller understood. In fact, during an initial conversation, the seller asked, "Should I clean the house for realtor showings?"—demonstrating his awareness that showings would take place.

      We also provided the seller with $2,000 to assist with mortgage payments while we worked to secure a buyer, as outlined in our signed agreement (attached for reference). Unfortunately, the seller became increasingly unresponsive, delaying the process. Furthermore, the seller attempted to sell the home to another buyer, cutting us out of the deal, despite the fact that this buyer was identified through our marketing efforts.

      Regarding the Power of Attorney (POA), the seller willingly signed this document, both digitally and again in person with a notary. This was not done "discreetly," as claimed. The POA is a standard part of our process and was fully disclosed as necessary to fulfill the contract terms.
      The claim about earnest money is also inaccurate. We were ready to deposit the earnest money at the appropriate stage, but the seller's actions—including attempting to bypass our agreement—complicated the process.

      Lastly, we stand by our reputation. The reviews we receive reflect our genuine commitment to helping sellers, and we categorically deny any involvement in generating false reviews.
      We regret this has resulted in a complaint and are open to a resolution that honors the signed contract. However, we must address and correct the inaccuracies presented here.

      I contacted **** ******** ********* *** on 5-28-34 and entered into a contract to purchase my house in Florida. They sent someone to measure the rooms and take pictures and the contract stipulates closing within 60 days. I disclosed all that I know was defective with the property and fulfilled my side of the contract. Now they want to back out of the contract with no compensation. They seemed to have dropped the ball on their side and we are long past their inspection period. I am thinking this company is very deceptive and needs to be band from saying they have a good rating with BBB

      This company, which operates under many names including webuyhomes 365 and good neighbor solutions, misrepresented themselves and what they do, they have not held to any of their words and are almost impossible to communicate with, when they do decide to return calls or text. Since signing the contract, the opposite of what they promised in the beginning has happened. I explained my situation and the time line I had to work with, my home was only being sold as is and in this manner because I didn't have much time to relocate because of changes in employment, I explained that I didn't want realtors or private buyers in my home as I was in the process of packing and moving and the house was not show ready, I also have a child and dog that are in the home and I feel there are major safety concerns letting strangers in. I am now past my timeline, past the 30 day mark with no income, and still no closer to selling my home than I was the day I signed the contract. I was told a notary would come and take pics so they could get a better idea of the condition of my home, those pics which showed a house being packed and is disarray were then used for the ****** listing, which was a very bad representation of the condition of the home. The first "market expert" they sent to my house was a local used car salesman, with little experience in the housing market, he brought an entire family with a small child with him. When I expressed my concerns with Johnathan, my concerns were ignored with his typical "I understand" response. I was given 20 min notice before the second realtor showed up with clients, the realtor reported back to them that there were issues with the house that are not true or correct in any way. To verify this, I brought in a contractor and had the house checked over. Since then it has been a difficult getting any kind of return call or text, the response I eventually received was to offer half of their original offer, which was refused. It's all a scam.
