      I am updating my review from 4/9/25 I am giving 5,stars, because Jake and Micah really showed professionalism by maintaining their composure when I was at my worst having doubts about getting this deal done. It finally happened and came through as was promised by Jake and Micah, at the end of the day it got done. Happy to be moving on. I believe these are two honest brothers at Cash offer Kentucky.       I signed a 75 day contract with We Buy Homes 365 in which they offered me x amount for my house. When the contact expired I was informed that the only way they would pay is if their was a buyer for my home. If they had communicated this to me I never would have wasted 75 days of my life. I would have gotten a local realtor. The only reason I used them because they were part of the BBB. Very frustrated seller.

      The only criticism I have is that I think the sellers could be updated on the status of the sale at least once per week. Other than that, they did exactly what they contracted for, satisfactorily answered any questions that I had in a friendly manor, and I got every penny of the original offer.

      I was told that the contract would be finalized in five days. when a Notary would come and deposit earnest money into my account. When I called the next day to cancel and I also sent emails, the emails were returned with NOT FOUND. I then sent a certified letter to Jake S****. He called me to inform me that the electronic contract would not be ended. Although I received no monies from this company, he stated that my property was no longer mine. I am 77 years old with no social security. My home of 52 years is all that I have.

      We appreciate the opportunity to respond to Ms. O****’s complaint and are sorry to hear she was dissatisfied with her experience. However, we must respectfully clarify several factual inaccuracies in her statement. Ms. O**** voluntarily signed a purchase agreement with our company on April 20, 2025. That same day, we received her seller disclosure form, and our team proceeded in good faith to schedule property access for photos and measurements, with a confirmed appointment set for April 25 at 2:00 PM. The following day, we were contacted by a third party named Karen, who identified herself as a friend of Ms. O**** and stated they were advising her to cancel the contract in favor of listing with a real estate agent. We received a written notice on April 23, 2025, from Ms. O**** stating her intention to cancel the agreement. In response, our representative, Jake S****, called Ms. O**** to respectfully explain that the contract was legally binding under Illinois real estate law. Unfortunately, the call was disconnected, and further attempts to reach Ms. O**** and Ms. Karen via phone and text went unanswered. Because we had a valid, signed agreement and had already begun incurring costs related to the transaction, we recorded a memorandum of contract with the local county recorder’s office — a standard legal step to protect our equitable interest in the property. We want to be clear: no one from our company ever claimed that Ms. O****'s home was no longer hers, nor have we ever taken any physical or legal possession of the property. The contract simply obligated both parties to follow through on the terms mutually agreed upon. We sympathize with Ms. O****’s concerns and are still open to resolving this matter amicably.       After my dad passed away, I needed to sell his home. This team was wonderful to work with. Once I was legally able to sell it, they sold it within 6 days with almost immediate closing (cash offer). It was a hassle-free process and their knowledge on working with estates was superb.

      I am very impressed with this company. I was a little hesitant at first from other reviews but with Gretel and Jeff I was in good hands from start to finish. We closed a little after my 75 days but Gretel informed me that it was because the end of the year is usually slower. She always picked up my calls and kept me updated, good or bad. I am so happy I finally sold my house.

      These people are nothing but scammers. First off they promise $100 earnest money and I never seen a dime of it. Then they made an offer on our home that has two plots of land and we told them we were keeping the plot with all of our acreage on it and they were buying the 1 acre with the house. Multiple times I said this. We accepted an offer on our house from them and when the realtor came to check it out and list it the realtor was told that the house included all our acreage with it. They were sketchy trying to steal our land with it. When I told them this they called the county and checked that they were deeded separately and only THEN did they tell the realtor they made a mistake and it doesn’t actually include the land. And THEN they never even listed the house because when they couldn’t steal the land with it since it was actually deeded separately they made some excuse how there was more work that needed done than they thought which is a bold face lie because they knew everything that needed done. The only thing these people do is list with a realtor and they hope that it sells and then take the profit off the top. They promise investors and partner and it is all a big lie. They just send in realtors and have people come look at it and you could do the same thing. Big bunch of scammers.
