    American Property Management took over our properties 20 October 2021. American did not set up Owner's Portal Accounts for our properties. We were informed they had issues setting. We were not given Owner's Statements until January 2022 - which included duplicated charges and discrepancies. The ledgers and owner statements were inconsistent with the portfolio's posture. We paid our own utilities bills before American took over and the water bill doubled. We never received a bill explaining the increase. We have charges on our statements that should have been covered as part of our contract. For example, the monthly statement has preventive maintenance charges over $400 dollars without authorization or documentation of what occurred. We did not receive any revenue generated from our rent roll until January 2022. APMG made the first deposit into our accounts in January 2022. It is exceedingly difficult to understand how a 16-unit portfolio can go nearly three months, without collecting any rent. Mr. ****** informed us that tenants were not making payments; however, on two separate occasions we found not true. We directly communicated with a tenant about his overdue account to find it has always been paid. Mr. ****** changed his declaration provided proof of payment. 15 January 2022 Mr. ****** sent each property owner that he manages a copy of everyone's monthly statement. Sharing personal financial statements is highly irresponsible. After terminating our agreement with APMG, we have no clear picture of what happened with our funds for the time we were with them. The ledgers, the owner statements, our bank deposits, and no receipts has left us with a conflicting balance. A total of 16-units should have produced $26,925 during their tenure. APMG only produced $8,476.34 in deposits. This is a huge disparity that requires clarification and associated documentation.

    Definitely the absolute worst property management company. The lack of communication is astounding. I've had to go over issues in almost ever statement each month for questionable charges which resulted in me getting money back. You have to follow through with them multiple times through calls and emails before you get an answer or anything is done. We had to get their broker involved who was just as shocked at the lack of transparency and shoddy record keeping. Avoid at all costs.
