      AC being out of commission since April 2, repairs still ongoing, no attempt to address the situation seriously at this point. Refusal to contact an outside professional; both property technicians have proven unable to address the situation as of yet. ****** constantly. They seem unsure of the actual cause and blindly moving around from issue to potential issue, leaving me in the end without AC for now 9 days, and another long, hot weekend coming without satisfaction. Apartment is left hot, and even with their temporary AC "fix," it still leaves the apartment hot and it throws the circuit breakers when I have a computer on in the apartment. Yet they still want their $1010. at the end of the month as if nothing has happened and they have fulfilled the lease contract, which they haven't.Additionally, the temporary AC cannot cool off the entire apartment so many rooms are unusable. The air quality coming out of this old machine with moldy filters is also not very healthy for my sinuses. The actual unit is held together with tape and glue, it's not in good shape at all, and as mentioned previously it trips the ciruit breakers.I don't know what the problem is here but the quality of service has deteriorated rapidly over the last few years, and management doesn't care as long as the rent checks roll in. We tenants have precious few rights and we're treated as second class citizens when it comes to attention to maintaining the interior of the property. I am constantly given conflicting stories about the cause of the ongoing problems, but the repairs still don't get done, but if I miss so much as one payment, one day, I will be told and punished for it immediately even though I have a spotless record of paying my rent on time.I watched the maintenance personnel attempt repairs and they don't even have the basics to clean the coils or test properly for leaks. The employees are woefully underfunded and management only seems to worry about pocketing profits.

      This is an ongoing dispute with 1st-lake properties due to my residency at ********************************************. Original complaint # ********. I sent an email to them requesting that they contact me after 3:30 p.m. central time on the phone and via email as well as to speak to a supervisor. I received multiple calls between 12 and 4 on 3 different occasions with voicemails from the same individual requesting a callback. I sent another email advising that again I did not wish to speak with the individual who hung up on me and had threatened that if I didn't pay what they said I owed, that they would take me to court and also put it on my credit report. I also requested an updated bill in writing and that I disputed this bill. On 3/18/25, I received another call from the same individual, I believe her name is *****. I advised that I had requested to speak to someone else, and to call me after 3:30 p.m. central. She said they were in none of the emails. I requested that all correspondence via email because I don't want to deal with this woman, she has lied, she has threatened nor did she listen to anything I had to say. She said they had received my first payment of $100 but would not accept it because I had written what I believed the balance to be. I advised well 1st lake still has not sent me an accurate bill. She then advised that they were not making me pay for the carpet but I still owed $1.3K. I said there's no way. The original bill showed the carpet a cost of $900. She said that I was responsible for the rent from Dec. 25-February 1. I said they had to replace the carpet and the tile so there's no way they could have rented the apartment through no fault of mine even if I had fulfilled the lease. She says hold on she has to talk to them. This was an ongoing theme but when I asked why I could not talk to her supervisor, she said she was making the decisions. This woman refuses to put anything in writing but is relying on my contract.

      I am filing a complaint against first lake properties I was a renter from the company for 10 years when I moved out one of they last properties Clearwater creek last ********** they took my deposit not only did they take my deposit they left a balance on me that went onto my credit report this balance is over charging me for minor things also they put a ****** price on there for carpet and I only had carpet n 1 room my bedroom and the carpet was not stained or dirty when I moved out because I lived alone n I had got my carpet cleaned 2 months before I moved out because I am a clean person I am asking for this inaccurate information to be removed from my credit report

      All they did was send you the same document that I originally uploaded this doesnt prove or solve anything my issue is them lien about my carpet being dirty I only had. Carpet in one room which was my bedroom less than 2 months before I moved out I got my carpet clean because I am a very clean person. I like things to look new the carpet was never damaged nor stained and they put over 500$ some dolllars on the invoice just for carpet which is unacceptable the carpet was not removed nor replaced someone moved right into that apartment days after I moved out because they didnt have to do to much when I moved out I am requesting that carpet price to be removed

       Her claim that we did not change the carpet is negated by the invoice that we were charged by the flooring company for carpet replacement. Even if she had the carpet cleaned two months prior, when we find urine in the carpet, it has to be replaced before a new resident moves in.

      1st Lake Properties: Shown unit by agent on Feb 11, 2025 and advised if I did not want to submit w2s and government tax returns, that I could submit bank statement showing 2 times monthly payment in monthly deposits for income proof. WRONG. Applied online. Paid $210 in fees to do so. Notified next day of declined application because my DAILY minimum balance for a YEAR in my bank account was not $34,000. Who keeps that amount of money in a non interest bearing account to just sit for a year? Emailed **************** that same day... This happened this week for those still reading... to clarify and verify that this was indeed the policy of their company and have not received a follow-up other than the generic email reply that "someone will contact me on my email." Save your $210 and do business with a company less sketchy. By the way, I am a previous tenant with the company. I've leased at 4 of their properties in the past. They don't care. ******, the property manager of "15 years", states that's policy. Incorrect. I've moved into their company properties before with just a year's bank statements because I Bartender and had cash for deposits and didn't want to submit my government returns. February 11, 2025 went back into office to get verification of policy, ****** stated that policy was correct. She said refund was in process of $210 but it's 2 business days later and refund still isn't showing even pending in my account as a credit.

      I have lived at the Hickory Creek since January 2018 until December 2024. Since then, the community manager or property has not upheld their end of the lease agreement. I would have to place multiple maintenance requests for the same problem, and still with no resolve. The first big problem was plumbing. For a while, my water was coming out brown with gushes of black running every time I ran the hot water. I reported it multiple times, the first time all that was done was continuous running of my hot water until it was out. It happened again, I reported it. They said they "might" have to flush it. I had to ask them to flush it if that was the problem. It was fine for a few weeks and the it finally burst and flooded the entire apartment. All of my things were soaked, but most could be salvaged if cleaned in time. I had a sling on my left shoulder at the time due to injury, the property manager ******, was very lax, rude, unapologetic and not working with me to fix the problem. She moved with absolutely no sense of urgency. The hot water heater sat right above the dryer so the dryer was damage. She was refusing to replace the dryer until I called corporate, who also had to make her change my carpet as well. They did not offer temporary housing nor any other options and in order to replace the carpet, I had to move everything off of the floor myself.Since then, I've had a leak in my bathroom ceiling for over 3 years that has not been fixed. They kept painting over it.After the hurricane, there was mold in the walls. We were informed that people would be out to inspect apartments for mold and treat post storm damage. My apartment still had mold in the walls upon moving out, especially in the outside closet, resulting in me having to throw away many personal items due to damages. I lost a lot of personal funds due to the property's negligence to uphold their end of the lease agreement. Now, they're stating I have a balance but refuse to answer any questions I have.

      The first issue started at the end of May with gnats in the apartment. It was reported to the office (****) in which we were put on the exterminator's list for spraying. This continued even after the exterminator said that the spray he was using would not kill the gnats. This went on for several weeks and the exterminator advised us to fog the apartment, to purchase different remedies that we could find at **********, or *******, we purchased these items and used them according to directions, but nothing worked. For months, we were not able to have guests, feel comfortable in our apartment, and had a hard time cooking because the gnats. This was reported to the office on several occasions (****** and ****) without anyone from management coming by the apartment. Only heaven knows how many gnats we may have accidentally ingested as they were so plentiful. On August 25, 2024, we wrote a letter to the office manager, ******, stating that although our lease was up in October, we found another apartment and would be leaving a month early. Our rent would be paid through the end of September, and hoped that the October rent would be waived. THAT DID NOT HAPPEN AND OCTOBER'S RENT WAS PAID. On November 15, 2024, I received a letter saying the carpet was damaged and I was expected to pay the full amount to replace the carpet in the entire apartment. An independent carpet company stated that there were water and urine stains on the back of the carpet. The carpet was not new when I moved in, and I did not have the luxury of seeing the back of the carpet before I moved in to see if any stains were there. I do have a service dog, but he is crated when I'm not at home. He is walked 3-4 times a day and does not urinate inside. The photos sent to me supposedly showing damage, does not show other water issues I had when there, so I doubt the validity of the photos. After moving out, 1st. Lake is claiming I owe an additional $1353.97 without returning my deposit or unused rent $424.

      Entergy did not transfer the utilities back to Palmetto Creek for a month after I moved out. I moved out September 4th and got another bill on October 8th, when I realized that they never transferred services back to 1st Lake.They had no record that I had requested this. I requested reimbursement for the time after I moved out of Palmetto Creek from ********. The bill showed that the last prior reading was on my move out day so this should have been an easy request. Instead I got someone calling me telling me that they werent going to pay despite acknowledging that they used the power for the entire period that I was requesting reimbursement. This is actual theft. Theft of utilities is a crime like any other. Too bad, so sad was their attitude. This is very poor business ethics. The person I spoke to was incredibly unprofessional.

      This response is to Ms. ******* request for the return on monies for electricity from Palmetto Creek.

       

      Ms. ****** moved out of Palmetto Creek on September 4th and requested Entergy to transfer the utilities out of her name at that time. Obviously, Entergy did not, as Ms. ****** states in her complaint Entergy did not transfer the utilities back to Palmetto Creek. Consequently, Ms. ****** feels we should reimburse her for the utility usage since she asked Entergy to transfer the utilities back to Palmetto Creek.

       

      This error in not transferring the utilities is entirely on Entergy. I explained to Ms. ****** that she needs to request the reimbursement from Entergy. However, she feels Palmetto Creek should reimburse her the $76.01.

       

      As stated, the error was on Entergy and Ms. ****** needs to rectify this with them.

      The complainant fails to understand the error of not transferring the electricity out of her name squarely falls on the shoulders of Entergy. If the complainant called Entergy and requested her electricity to be transferred out of her name and Entergy failed to do so, the error is on Entergy. The complainant should seek restitution from Entergy.

      I moved out of Palmetto Creek apartments on June 30th, actually beforehand as the apartment was left vacant for three days, but due to it being a weekend, the leasing office wasn't open to collect keys nor do a walkthrough until that following Monday. Upon walkthrough, my roommate was told the apartment was in nice condition, and we should receive our security deposit within the next month. It wasn't till the end of July that I received a ******************* for almost $2000 from Palmetto Creek stating damages, but they applied the deposit as credit, so it's around $1800. When we moved out, we documented pictures and videos of everything. The apartment is charging for a window that was cracked upon move-in, in which I was told to "not worry about," due to the last tenant being charged for it and they'd fix it soon. This wasn't listed on my initial move-in checklist due to not seeing it until after the sheet was already turned in. I contacted the leasing office and made them aware of the window, where I was told, they already know about the window because the last tenant broke it. Furthermore, with the charges, almost $1500 of the damages were stated as carpet. Upon calling the collections team to understand these charges, she said the carpet was "heavily trafficked" and "matted." When I asked where, she stated around the front door area, in which first, this is untrue, but what happened to normal wear and tear? She also mentioned permanent stains throughout the entire house, yet, I have video and picture evidence showing this is false. Whoever this outside carpet cleaning company is, they're attempting to uncharge for their services. They advised the leasing office to lift up the entire carpet and replace it. Amongst other charges, were acid washing the bathtubs, which was mold due to them painting over it, the window, and the sheetrock. I'm not against paying for certain damages, but charging for normal wear and tear is insane and quite unfair. If I have to, I will advance.

      Paid rent ******* monthly 12 month lease, ****** is deposit. I am being charged for pet damage to the carpet, but did not have a pet in this apartment at any time. When I informed the office i was being accused of having pet damage to the carpet I was told they would call me back. I did not hear from the Palmetto Creek office again. I also informed ***** with the 1st lake collections department that this is false information I did not have a pet in the apartment. I was informed the carpet company has something that tells if there is pet urine on the carpet. I asked to see this information and the carpet invoice which I was denied. I know for a fact this pet damage is not from me as I did not have a pet. I was told by ***** that i can either pay it or they will hear from my lawyer.
