The biggest mistake of my life was buying a membership with Inn Seasons Resorts. I was told by ****, a sales *** at Inn Season Resorts, that they would ***urchase my time share within a year, if my financial situation changed. Tino showed me a chart of time shares that Inn Season had supposedly bought back, with unit numbers and ***urchase prices listed. All the ***urchased unit prices were above what I paid for my time share, and this made me think I couldnt go wrong buying the time share. This, of course, was a complete lie. My financial situation drastically changed within the year after I purchased the time share. I had to close my businessand go through debt consolidation. I called ****, told him my situation and asked about Inn Season ***urchasing my week. Tino lied again, telling me that they were not currently buying back any time shares due to the high inventory of units. I then attended an Inn Season owners update meeting, met with two ***resentatives there, told them my financial situation, and asked what could be done to get out of my time share. I told them what **** had told me when I purchased. They said that the company never buys back time shares, and my best bet was to keep paying on it until I could resell it. I have never been able to use my timeshare at *********** due to having to work two jobs to make ends meet and have invested approximately $10,000 at this ******** not do business with this unethical company.

This complaint is not from an InnSeason Vacation Club member, but someone who purchased a summer week 25 on ******** on a biennial basis, they get their apartment on the odd years (2023, 2025, 2027, etc).  This is a prime week for coming to ******** and the resort is located at the head of *************** and is close proximity to the beaches, shops, restaurants and the ferry to ******************

I'll reach out to the owner at ********** Resort and see if I can assist her in her financial challenges; however, the agreement has an Acknowledgment of Representations that requires about 12 items to read and initialed next to each item and one of the very first items is that InnSeason Resorts does NOT offer a resale or buyback program and that is in writing and very clear and was initialed by this customer.

Additionally, this customer appears to work in the real estate industry, which would make her even more qualified to understand the scope of how real estate contracts work and that they are legally binding agreements, especially if that purchaser also is signing a Promissory Note to a lender with set terms.

It's unfortunate that she has encountered some financial challenges, but we know that is part of life for many customers to run into temporary setbacks with their finances and our team can attempt to provide solutions on how to smooth out the obligations related to their contract and the fees owed to the resort in the years of her usage at the property.

If this customer's claims of being lied to by a representative about a buyback program were material to her decision, then I'd ask why they were not discussed with the office manager when the paperwork was signed and the written disclosures were reviewed and initialed that are contrary to these claims?  If I or any customer would see a disclosure that is the opposite of what I thought I was being told, then  it'd create a red flag to stop and put the pen down until I was provided an explanation or to have an addendum added to the contract for exactly what she felt that was promised by the representative.

I was not there, but that is why we add these Acknowledgements, in an effort to make it crystal clear what is promised and what is not offered, so there is no ambiguity on what is being provided or offered.

To claim we are  unethical would imply that we knowingly are aware of an agent of the company misrepresented our product, but that is not the case and our company takes great effort to make sure there is no misunderstandings in what is offered and what is not offered with the contractual agreement for the resort interval that is being purchased.

Unfortunately, the managers at Inn Season Resorts were not in attendance during the sales presentation I received from their sales **** Tino in 2021. I still maintain that ****'s sales tactic and promise regarding the resort buying back timeshare units and showing me a physical chart supporting that, in order to close the deal, were unethical or whatever synonym you want to use, unscrupulous, dishonorable, dishonest, deceitful, dis***utable, or fraudulent. In my business, I was not a real estate agent, nor an expert in contracts, and certainly had never seen a timeshare sale contract before that day. The sales *** should have walked me through and explained every section of the contract prior to me signing, but I dont recall this ever being done. If the sales *** had explained the contract sections to me, including the section that states that they dont buy back timeshares, contrary to what he told and showed me, I certainly would have never signed the contract. There is typically so much legalese in contracts, that it is difficult to understand what is being stated. Thats what these companies are counting on, and do not want to take any responsibility. I had to close my business in 2022 due to insufficient work as a result of the real estate market conditions nationwide. These market conditions still exist and are not expected to significantly improve for years to come. I am 70 years old, collecting Social Security, and working two low-paying jobs to make ends meet. Therefore, I have never been able to use my fixed week, and do not foresee being able to use it due to the need to work. Considering my age and financial circumstances, I cannot continue to pay the fees involved with this losing timeshare investment. I have already spent approximately $10,000, seeing no benefit, and wish I had this money back. Inn Season ***s only suggest that I continue to make payments through their various payment options, which is in their best interest, not mine. Due to the above, I am requesting that Inn Season do the right thing and release me from my contract, along with any future obligations regarding this timeshare week. I am willing to consider any offer the company proposes.

This place is nothing but a scam. We were charged $250 smoking fee and we never smoked on the property. Manager was rude and condescending. Reached out to their corporate office and no response! AVOID THIS HOTEL! They are not accredited with the BBB. I wonder why. Lawyering up at the moment.

The General Manager had photographic evidence of the ashes on the bureau and cigarette butts in the trash can.

The resort team agreed to refund the smoking fee and the customer had promised to remove any derrogatory reviews he made; however, it seems he did not amend his review after receiving the refund of the smoking fees.  The smoking fees were warranted based on the explicit disclosures of no smoking in the rooms and before booking the reservations.

Our experience with InnSeason Resorts and their timeshare program has been distressing. Initially drawn in by promises of accessible luxury vacations, the reality quickly soured. The program proved financially burdensome and stressful, with rising fees and limited reservation availability. When we attempted to cancel our membership, we faced dismissive responses. They did offer to release us in exchange for several years' worth of maintenance fees, but what about all the money we've already invested in a timeshare we haven't been able to use? This option is not viable for us. We were told we could approach the board, but there would be a fee there as well, which we are unwilling to pay.The lack of empathy was disappointing, and the whole process felt like a money pit rather than the fulfilling experience initially promised. This experience raises ethical concerns about their business practices. We urge caution to potential customers considering **********************.

Our team responded with the "exit options" to the owners, but our team also emphasized that we would love to set up an online demonstration which would allow the customer to simply shadow our company from the comfort of their own home and let us show them how many amazing opportunities there are to book some great trips to enjoy with their family and friends.  This online demo option has helped thousands of owners to easily learn and better use the program they paid for and is available to them if they are simply willing to let us help them.

Of course, this customer did not mention that they have booked over 10 vacations, mostly in the summer season to our resorts over the last 20 years, since that fact would be inconvenient for the expected sympathy they seek to place a negative review of the program.  I reached out to them personally and they rejected my efforts and simply don't see why they should have to make any efforts to sell or transfer their ownership in accordance with the governing documents of our Members Association.  They do have options to sell or transfer without paying fees for a release option from the Board, but they also have the option to let us help them use the program and take some great trips right away.  I hope they change their minds about letting us help them use what they paid for or make the effort to sell or transfer it, if that is what they wish to do.  The program works and we stand by it and help owners all the time, that's why we do what we do, it's to help families to spend time away at great resorts.

I have been dealing with the loss of my husband, who initially was the one who was led into purchasing this timeshare from Inn Season Resorts. Since owning this, we used this maybe 3 times top. I have not had the luxury of using this since then because on top of my husbands unfortunate passing, I have been dealing with having to spend the majority of my time on the islands taking care of my mother who has been sick and needs consistent care. I have sent a letter to Inn Season Resorts in an attempt to receive assistance with canceling my membership with them but have not been met with even an acknowledgment that my letter has even been received. They dont care about what personal issues we are going through. All they care about is lying to their owners about how great a deal this is and scamming us out of our money. From the start we were pressured and misinformed that we would essentially own the apartment we were being offered. That we would have access to plenty of resorts around the world and all this would be cheaper than regular vacationing. Dont allow yourselves to get involved with these people and stay away. Vacation somewhere else where they wont pressure you into buying a worthless product.

Our ordeal with InnSeasons Resorts began in November of 2015 when we received a call inviting us to a presentation about their resort plans. We were promised a $40 gas gift card just for attending the meeting. Little did we know that this call would be the start of a series of deceitful tactics employed by their sales representatives. During the presentation at The Falls InnSeasons Resort in ********, *****, we were at the timeshare presentation 3 hours. We were rushed through the contract signing but even before that, we were left waiting outside while witnessing a verbal altercation inside the resort. We were then introduced to a gentleman who we believe was named ***********************, whom we were told was one of the owners of the company. **************** appeared trustworthy, treating the saleswoman with respect and seemed genuinely enthusiastic. However, it later became clear that his statements were part of the deceptive tactics employed by InnSeasons Resorts. Following the meeting and signing we found numerous discrepancies between the promises made to us at the meeting and what was in fact available to us. We are met with false promises and no viable options for terminating our contract. We are deeply distressed by the realization that our children may be burdened with this financial obligation after our passing, as we were never informed of this responsibility. It is disheartening to realize that our trust was misplaced. As elderly individuals, I guess we are particularly vulnerable to deceptive practices, and it is even more distressing to be taken advantage of in this manner. We are both over 70 years old and wish we had never signed any contracts with this company. We feel that we were targeted and taken advantage of due to our age and vulnerability. We have made multiple attempts to discuss this with InnSeasons and have received no response. We truly simply want to end our relationship with InnSeasons.

I bought a timeshare from InnSeasons 3 years ago I believe. Worst purchase of my life. I asked a lot of questions when I signed the contract and was told that if I ever wanted to cancel the timeshare, they could take care of it and sell it for me. When I called to ask if they could do this a few months ago, they said I needed to sell it myself. I had no help whatsoever despite stating numerous times that I am not using the services and I am struggling financially now that my family is growing. TOTAL SCAM

      Good afternoon ******,

I'm sorry to read your review of the program, which makes it seem the program doesn't match up with the way the program was presented at the time of the purchase.  I have reviewed the agreement that you signed and is identical to all of the other Vacation Club accounts, where it discloses in writing and had to be initialed right next to the disclosure and signed, that points out that all purchasers have a ten calendar day period to cancel the purchase in writing to get a full refund.  I'd be happy to review the written agreement and disclosures (there are actually three places) in the documents that state the cancel/refund period is ten calendar days.

The initialed Members Acknowledgements also address the representations to all new purchasers that we do not offer a resale program that assists members to sell their memberships.  If there was a misunderstanding, then we could have cleared that up within the ten calendar day cancel/refund period if that was a big issue for you and your family.

It appears you did use the program to book two vacations around this time last year for Cape Cod.  It also appears that our Vacation Club representatives have offered to help you with better understanding how to use and enjoy the program with tutorials.  Our team is always willing to help our owners to learn and book some memorable vacations within the InnSeason Resorts or to use the exchange program, RCI, to book reservations all over the world.

I'll reach out tomorrow to offer do to an online demonstration at the time which works best for you.

I look forward to assisting you soon and trying to help you get some great value and use from the Vacation Club program.  There are many other side benefits that you may not even be aware of, but we can cover those benefits when we do a review of the account and program.

We were mislead and lied to during the sales presentation of InnSeasons. They told us we would be able to travel to Europe with our timeshare, which is impossible. We were also told that we would have a deeded property that we could sell in the future, which again was a boldfaced lie. We completely own our timeshare and are up to date on our maintenance fees, but InnSeasons is not letting us cancel our timeshare. Do not be duped by this company like we were.

We had provided Board approved options and other assistance to show these owners how to use the program to get quality stays all over the world with the exchange partner, ****  Then a few months ago, they reached back out to me and we worked out a resolution for them to formally exit the ownership and that process has just about been completed.  Not due to any issues with how the program works, but for the life circumstances for the customers and their needs.

The best answer they have: "NO". Favorite answer of theirs: "NO". Everyone is wrong, and InnSeason is correct. Their service and timeshare experience is so GREAT that they have a 1.12 out of 5 rating here on the BBB. That must be due to something the reviewers are doing wrong because InnSeason won't cancel your timeshare but they will tell you that you are using it wrong and the only way to enjoy it is to take their silly Timeshare class. We did that. Still not working out. Now, we are back to the InnSeason famous line: "NO".

We want to discuss our involvement with InnSeason Resorts regarding their timeshare membership practices, particularly concerning the termination process of our agreement. My experience with InnSeason Resorts has been tense with unmet promises and misleading information, ending with asking for a large lump sum to terminate my timeshare membership. Upon purchasing our timeshare, we were assured of numerous benefits and flexible options that would make our investment worthwhile. However, the reality of our experience has fallen short of these promises. The availability of properties has been severely limited, customer service response times have been unacceptable, and the overall value delivered by the timeshare has not lived up to what was promised during the sales process. Given these circumstances, we sought to disentangle ourselves from this burdensome contract, only to be informed that a significant financial penalty would be imposed for the termination of our membership. We find it both unjust and exploitative, especially considering the company's failure to fulfill its initial promises. Consumers should not be penalized for opting out of a service that has not delivered on its advertised benefits. We are therefore reaching out to the Better Business Bureau to shed light on this matter. We hope that by bringing this issue to your attention, we can prevent others from experiencing similar ordeals. We urge potential timeshare buyers to exercise caution and conduct thorough research before committing to any agreements, particularly with InnSeason Resorts. I also appeal to the BBB to intervene on our behalf to facilitate a fair resolution to this dispute, one that does not involve exorbitant exit fees for dissatisfied customers.

If you have any regard for your hard-earned money and sanity, AVOID InnSeasons Resorts like the plague! My late wife and I fell victim to their outrageous timeshare scams. Their so-called "informative presentation" in ***** was nothing but a shameless ploy to sucker us into their deceitful timeshare trap. We were promised the moon and stars, sold on a pipe dream of global hotel access at a fraction of the cost. But here's the kicker - it was ALL lies! Instead, we were pushed into signing up for RCI, a parasitic money pit that drained us with outrageous fees, hidden costs, and a complete lack of transparency. Back in sunny **********, our dreams of a Pacific Northwest Road trip crumbled as RCI's extortionate charges revealed their true face. Availability? Non-existent. Quality? Subpar at best! It was a NIGHTMARE. My wife's passing in 2017 was made even more painful by the burden of this ill-fated contract. For EIGHT long years, I've hemorrhaged money on maintenance and membership fees for a timeshare that's NEVER been used. InnSeasons Resorts, your predatory tactics are beyond reprehensible! You've violated more consumer protection laws than I care to count. I have DEMANDED the termination of my contract, but they refuse to do anything. Let this serve as a WARNING to anyone considering InnSeasons Resorts. They're not in the business of providing memorable vacations; they're in the business of swindling honest people out of their money!

This customer has refused to follow the policies and procedures afforded to him at his "home resort", which is Surfside Resort, not the InnSeason Vacation Club, which this site is suppose to be for.

The customer has the funds to hire a third party agent, while at the same time claiming he is financially unable to pay his fees.  These third party agent, also known as "exit companies" charge thousands and make promises they can't keep, and then send letters with complaints without merit to ******* the Association and try to demand a release of their ownership.  The customer has options he can take if he wants to sell or transfer out of his ownership, but the Association and Board of Directors won't be bullied by outside agents who interfere with contractual agreements with its owners.

The review states "he demanded" a termination of his contract, but that is not how it works.  It's not a gym membership, but an ownership with governing documents for the Association of thousands of other owners who vote on the Board of Directors, who hires a management company and operate the resort on a day to day basis.

The resort ownership also allows the owner to join an outside exchange company to swap their week for other stays all over the country or world.
