The HVAC system is electric, and as outlined in Mr. ******** lease agreement, the associated costs are the resident's responsibility. Prior to April 2024, these charges were billed back to Mr. ****** through a RUBS (Ratio Utility Billing System) method, which resulted in fluctuating charges throughout the year. These fluctuations often led to higher-than-average monthly bills, with costs exceeding the typical $48 average.
In April 2024, we switched to a new billing method where charges are now based on the average usage over the course of the year. This adjustment was made to eliminate the seasonal fluctuations and provide a more predictable, stable cost thats easier for residents to budget.
Its important to note that this is not a new charge. The costs for electric HVAC usage were always part of the lease agreement under additional utility charges.

I, ***************************, reside at *************** located in ******, ******** a property which is supposed to be managed and maintained by KMG Prestige. KMG Prestige has grossly failed maintaining the property. I put a service request 08/02/2024 stating that my dishwasher wasnt working and had a smell and had standing water and as of 08/29/2024 the repair still has not been made. Also, the repairmen caused more damages to my apartment when they were supposed to be doing a repair. For instance when the repairmen brought a new fridge they broke my outside door handle and put holes in my walls along with denting the new fridge. I have contacted the office manager numerous times regarding the repairs needed to no avail. I have also contacted KMG Prestige headquarters located in Mt. Pleasant, ******** and was referred to speak with ******* (Regional Manager) in which I left a voicemail and never received a returned call in over a week. I called once again and the voicemail box was full and was told by the receptionist they were going to email ******* my information and I still havent gotten a response. Im extremely unsatisfied with the maintenance at ***************. There are multitudes of other residents needing repairs as well and nothing is being done. The grounds at *************** is filthy and nothing is being done but in the lease agreement they are responsible for groundskeeping and yet theres trash all over the grounds. Theres also been an infestation of pests in numerous apartments and nothing is being done in regards to that situation. *** lived at *************** now for over 6 years and this past year has been the worse Ive ever seen it.Initial Complaint

Me and an organization paid debt to one of the companies property management named Trumbull Crossing Apartments. The property manager failed to report payment to the hired collectors agency and caused damages to my mental health. In April of 2024, I was informed that ********* lofts/KMG prestige property would accept my section 8 voucher and take my application as well as a $300 reservation fee. Without running my application, ******************* at ********* ***** says now, Ill get you approved, but we dont participate in 3rd party inspections. My case manager at Kent county housing commission said, they dont really participate in section 8, since they dont allow the process of inspections to happen. I was told my $300 reservation fee would be returned. ******************* sent the first check to the wrong address. I gave him my current address on May 31st. 2 more checks were cut and sent to the wrong address, according to *******************. Aug. 2nd, ******************* emails me after he promised to hand deliver my reservation fee, says, its not my fault or my responsibility, if you want your money call KMG prestige yourself. I called on Aug. 2nd, I spoke to receptionist, explained my issue, she transferred me and I left a message and never got a call back. My application fee should be returned ($50) since a background/financial check was never done. I want my $300 reservation fee back too. ThanksCustomer Answer

In regards to my complaint of not receiving my $300 deposit check from KMG Prestige, it was your initial attempt at contact earlier this month that caused quick action on their part as a check was immediately cut.
I was made whole after almost 4 months because of your intervention.

July 10th 2024 my ceiling started leaking from the upstairs apartment. Water is leaking from upstairs. We have no maintenance personnel nor does the ************ lofts answer the phone to take calls. I live in the Renaissance real estate to be Court I gave the office my income change in September here it is end of November and I still haven't gonna a update on my rent account as of November the 21st I called the rent office and he said that even though I don't have any income I still have to pay the original amount and that's not true so now I'm getting a notice on my door saying I owe, which isn't true cuz I don't owe any money I've been trying to contact **** which is the property manager for the last 2 weeks left three voicemails and he haven't got back with me also left a voicemail with *** today she still haven't called me back I feel like they don't care about us and this community we went months without a manager months without maintenance is mold in our apartment nothing gets fix but they expect us to pay on time I moved in without a microwave 6 months later I still don't have a microwave I complain about it every month and still nothing changeInitial Complaint

I applied at Lost Creek years ago. I received a call asking if I was still interested. I went to look at the available space. I turned in all the financial info, paid for a back ground check and was approved. I then paid a deposit and began planning to move. I sold my home to a couple with a 7 year old with cystic fibrosis who were thrilled. They then signed a lease agreement with a renter for their place. This was all in July. I kept trying to get a move in date. We had a day set for signing the lease agreement. The manager cancelled it; no reason given. In the mean time an 86 y. o. previous coworker of mine who had a friend at Lost Creek saw the light on in the place I was set to move into. She knocked and heard a dog bark and thought I had moved in. I wasnt there so its now second hand information. The manager called the police and charged her with trespassing.A few days later Im told my appplication is terminated because of the womens trespassing.Lots of sketchy behavior by management and poor communication.Business Response

I'll cut straight to the point. I have NEVER since moving into Greenwood villa had to even remotely complain about ANYTHING! But now the issue I have has become too much for my anxiety to handle. I have gone to the office during their posted business hours and no one is there and no one ever answers the phone. The people above us are out of control. The kids are constantly up running around all day everyday and it ***** when I am trying to get PEACE IN MY OWN HOME, but I draw the line at between 11 PM and 5:30 AM and it's that's the problem. I havebrecently needed to purchase a new wall mirror and clock, due to the kids stomping so aggressively upstairs. The Mother who lives there is never responsive or says in profanity "I don't give a f***, and rarely answers the door when we knock. We can constantly hear her yelling as well. The police have been called on her twice for screaming and yelling and hitting her children. My apartment recently has begun to smell of weed and cigarettes because of them and I am fed up. They have no respect or regard for those residing around them at all! One of the dogs threw up all over himself (sign of heat stroke) and the other was laying under the car for shade. They allow their children to nonstop stomp, bag scream its too much. I have a documented history of Severe anxiety and ptsd due to past trauma, and as I've told the office it is intolerable during times of ************* and stress. I've begged for a switch to another unit. Nobody does anything or cares. I was told "You don't have to live here, as if to say indirectly, deal with it or leave! Well I matter same as all the residents here. And that's rude and very insensitive to say to someone who is clearly suffering from a mental defect of sorts. Which I believe is a MEDICAL reason to be allowed to switch unit's. That's literally all I want. I have called, emailed, and gone to the office with no help. I know there are many violations of the leasing agreement and these are things we can't tolerate. I don't for see that I will sign another lease recertification again, unless my concerns are shown care ,Courtesy and respect. All things kmg claims they strive for and provide their residents! I have attached photos of various incidences. I have called police but nothing gets me any help.
