Scammers!They took over a home that I was renting through another company. Upon move out I told them in advance I was moving and gave them an address where to forward my security deposit. I spent 2 months after moving trying to get an answer on when and if my deposit was ever mailed. For 2 months they just continued to tell me it was in the mail and I never received it. Four months later I decided to follow through with a lawsuit. They never came to an agreement through mediation. The day of the court hearing they never showed up and I was granted triple what they owe me over $5800. I am sure Im not the only person they have done this to. This is partially true. While Ms. Jackson did give notice to move she left a garage full of garbage which needed to be hauled away. During this time period the owner decided to sell the home and declined to either refund Ms. Jackson her security deposit (which he held) or countersue her for damages. Ms. Jackson was awarded the return of her security deposit in court and it was returned. Since we did not hold her security deposit it was not possible to return it, and since we no longer represented the owner we weren't able to countersue for damages on the owner's behalf.Review from Gerald B

Terrible customer service I move into 500 n liberty at and the whole 2 month the heat was never fixed I was never provided space heaters no credit was applied to rent. People were stealing my packages I did not feel safe so I terminated my lease and was charge for termination but they could have provided better customer service. Mr. Bradley moved in on December 28, 2023, and notified us he was leaving on January 22, 2024 without ever submitting any work orders. During this time period there were maintenance people on site performing routine maintenance and nothing was brought to their attention. While it is unfortunate that Mr. Bradley decided to break his lease and move out, he felt he was not obligated to comply with the terms of his lease. Since we can see his online portal and monitor all incoming calls we have confidence there was no heating issue reported to us. Slum lords! Their rentals are not ready to rent. They put you in rentals in need of numerous repairs. Black mold. Filth. Paint over hair dirt and mold. Chronic mold. Leaks. They ignore all repair tickets or request. They dont answer the phone. They are rude if you do reach them. Their rent is outrageous for the uninhabitable places they rent out. Complete scammers. Keep finding ways to charge more. Over priced. Need investigated! Terrible management. Scammers. Do not manage property. They rip tenants off. Do NOT rent from them. You will regret it. Again this review is based out of zip code 28194 by an anonymous poster. This zip code is not even assigned in the United States. This cannot be a real issue as no one is even claiming a problem by a known customer, at a known managed location.Review from John S

Worst. Property. Management. Company. EVER! I have lived on this property for 17 years, and in the one year that Propel managed it they made everything worse. Parking issues were addressed by changing parking spots, not enforcing the 'two car per apartment' rule. To remediate mold in the units they remodeled two bathrooms. And did not complete the work. They disposed of the physical files for three of the buildings, the properties computer and old tenant files. They hired contractors to do repairs that were never completed. They promised services then never followed through. They charged new residents higher rent than apartments of equal size, i.e. $1200 instead of $850 for a two bedroom.I have tried to contact their new office and have been ignored. I wouldn't use this company to manage a dog house.Propel Property Management Response

I am certain this is not a review of Propel Property Managment. Number one, we have no residents renting 2 bedroom apartments for $1200. Number two we have no residents by the name of John Spillman. Number three we manage no properites in which mold has been remediated in the prior 4 years. From move in December 2020 until when we left in June 2022 we found the management staff to be very helpful whenever there was an issue. **** came to our home and helped when we lost heat due to a bad thermostat. It was super cold outside and my husband is in bad health. I also called the office when I was having problems making the online payment system work and the receptionist explained how to get the payment in. Now I know how to do it on my phone! All in all they called me and were very respectful when we spoke. I would rent from them again.Propel Property Management Response

Slum-lord con-artists. DO NOT APPLY ON THEIR SITE. They have a dozen different ways to invalidate your application without telling you and then they just eat your fee, goes to ******************************* next first class vacation fund I guess. They also tried to tell me my cashier's check deposit was non-refundable /BEFORE I GAVE IT TO THEM/. So I didn't give them that. Their rep tried to tell me EVERYTHING in the apartment they were showing me was new when there was still food stains in the fridge and on the dented stovetop. *************************** oversees a culture of amoral con-artistry and directed incompetence.I wonder what sort of child grows up and wants to be a parasitic slum-lord? Wish I could pick the mind of the genius, hard-working *************************** who came up with the innovative idea to buy up properties to create an artificial scarcity while our society is currently in dire economic straits and then overcharge them. Apart from the personal attacks on our staff members, which are unwarranted as he had no direct interaction with the named individual, Mr. Nichols was upset because he applied for an apartment, was approved, and then did not like the condition. He demanded a refund of his non-refundable application fee after the funds were used to pay third parties to perform credit checks and labor to verify his employment. In the end we are transparent and truthful with applicants about what is, and is not, non refundable, as Mr. Nichols clearly states. The apartment he was viewing was in fact fully renovated, although the late model appliances may have had some cosmetic blemishes. This is a far cry from the claims of being a person he never met being a con artist and amoral. Mr. Nichols was treated fairly and given a chance to review the apartment, which he did and in the end he chose not to move forward. He was also given an opportunity to apply his approval to any other available units we had in the next 6 months after this approval. He chose not to use that either.Review from J. W.

Wish there was the ability to leave 0 stars. This company is horrible, basically throwing my elderly mother out in the streets. She has been living in her apartment for nearly 8 years now, always paid rent on time, no problems at all. She lives on SS which she doesn't get until the second Wednesday of each month. The previous owner allowed her to pay her rent when she gets her SS check, but when this company or whoever bought the complex(which there was no warning of new ownership ahead of time, she got a letter 4 days before Christmas telling people of the changes starting in January), now they increased her rent and want their rent on the 1st. I have called several times, left messages, nobody ever calls you back. I went up to their building because i was tired of not getting messages returned. Talked to one guy but after telling me he would get back with me, of course he never did. After talking to him, it was clear, they don't care about tenent's, just making a buck.Propel Property Management Response

The leasing agreement between **************************** mother and the prior owner of the building is clear. ************************ would like the ability for his mother to pay rent late each month without paying the fees agreed to in the lease. He is upset because the new owners refuse to make this short term loan to his mother, but at the same time he is unwilling to assist his mother financially to avoid the problem. This may seem hard hearted, but the owners are committed to providing the best living environment possible for all of the residents. When residents do not pay on time, there are no funds available to do the repairs.Customer Response

She always pays on time, every month. The difference is she paid on the second Wednesday instead of the 1st because that when she gets her SS, which the previous owner allowed. And according to this letter she just got she has no lease, she is month to month, so why not let her pay month to month like she has been for the last 7+ years, you are still getting your money every month. Committed to providing the best living environment? Its been nothing but stress for her since you took over, just so you know. And to your sny comment about me unwilling to help her, you dont have a clue to how much i help her, so i think you know what you can do with that comment. From black mold forming around the tub, dirt and physical trash all around the fridge, stains still visible inside the fridge, city compliance issues in piping, and the past tenant's items still being in storage, and that's only touching the surface of what else was found. I've simply never walked into an apartment viewing with so many fundamental issues present and in poor condition.I was rushed to turn in a money order the day before Thanksgiving to "take the unit off the market" with the reasoning surrounding the holidays. I specified my curiosity about the current state of the apartment. I was then shown photos from the "inspection app" you guys use to document maintenance with the additional reassurance from *** that "it was a great unit" and they're going fast. None of the photos that *** presented were of the actual unit I was turning in a deposit for and even on the public listings, there are two different kitchens posted. After I turned in my deposit on 12/23, I was assured by *** that the only thing the unit needs is touch-up paint and some cleaning.I was then set for a date of 12/2 to view the listing AND sign the lease. Only to receive a phone call on 12/1 changing the date to 12/5. Furthermore, my rent was prorated for me to sign on 12/2 and there was no adjustment on the prorated rent after they spontaneously changed the date.Monday, 12/5, arrives and I'm met by a completely new leasing agent who wasn't even made aware of the complete status of my application such as pet status + how many people were going to be occupying the unit. Additionally, a time was set aside for 10:00am - 11:00a. It was clear there were scheduling differences as even the walkthrough of the apartment was under a time constraint due to another applicant's viewing. I was just completely floored by the condition it was shown after waiting a week and an additional weekend for them to complete the "cleaning" I was promised and the overall professionalism of this lease handling.Propel Property Management Response

******************** received a refund of his deposit, and the offer to lease to him was withdrawn after he was dissatisfied with the condition of the unit at lease signing. The cleaning crew did mess this one up, and went back out to fix the issue. It was unfortunate that ******************** was not satisfied, however certain elements of his claim are untrue: There are no piping issues with city compliance concerns, and there was no "black mold" present.Customer Response

The lease offer wasn't withdrawn. That would insinuate that you, as the property, rescinded the offer. Instead, I determined of my own volition that the apartment was unacceptable and demand my money back. A licensed city inspector mentioned at the time of the walkthrough to the leasing agent that the piping under the sink wouldn't be acceptable. In addition, there are actual pictures of the black mold surrounding the tub on my ****** Review of Propel Property Management due to the caulking job being non existent. When you don't properly seal a tub, in a room that easily gathers moisture, mold is going to grow. It's really sad that in an attempt to respond to their mistakes, they throw a "but" statement and blatantly lie to save face. Not to mention, no apology for showing me the wrong apartment from the jump and false advertising.
