    Think twice before moving here. Beyond the unkempt grounds, broken garages, filthy hallways, and outdated laundry room, this place reeks of neglect—both literally, with the constant smell of THC, and financially. Management changes hands often, yet key issues are ignored: pet waste is everywhere, rules about leashing and parking are never enforced, and the parking permit system is pointless with random cars constantly taking up spaces. To top it off, they withhold security deposits unfairly and dodge paying their employees fairly, refusing to answer calls or emails. If you value your money, time, and peace of mind, look elsewhere.

    I live at Bellows Court, Apartments and West St. Paul. I have rented for the current owner for almost 30 years. Who has now employed HBG to manage his buildings. I have never been late on my rent, I recently became disabled. as I am an older woman, and had to retire at the age of 62 no fault of my own. Which has made me eligible to get help with rent assistance, To pay our rent to HBG. They have a portal which I was able to use before I was told by Management that anybody who pays partial rent, has to mail them a check Which I did, I do online banking , I have all my records and receipts. A check was sent out by my bank ideal Credit Union. on November 24, which was dated on the check. HBG wants their money by the third of the month or you will get a late fee payment. This check was sent out on 24 November, and taken out of my account on December 1, which I’ve never had a problem with online banking before, I was told by HBG that they did not receive it until 4 December, which I was billed a $43 late payment, I did talk to one of the manager Her name was Danielle. And I explained the situation to her also stating to her it could’ve been on your side and sitting on somebody’s desk, and they may not have scanned this check until the fourth. She replied, no. that I would still have to pay this payment. Which I feel is very unfair. And terrible customer service. I have always been a good tenant and paid my rent on time. It was clearly an accident.. There is a lot of tenants here that have lived here many years, and are as unhappy as I am. For being treated so poorly. And there are many of us who just don’t have the money and physical ability to just get up and move Which I believe they are aware of, so they use it to their advantage future tendant beware. There is no loyalty with this company or customer service to make the tenants feel welcome. The rent reflects on everybody differently, when it’s time to pay your rent increase, Nothing fair about this company ..

    Hello *******, we're sorry to hear about your frustration in this matter. We do require rent payments by the 1st of the month and we did not receive the check until the 4th. Even if the check is dated on the 1st or before, we still require it to be mailed on time. We cannot control when your bank may have mailed the check. Unfortunately we have to treat everyone the same and charge a late fee if the rent payment is not received on time. To avoid this in the future, I would recommend setting up auto payment thru the resident portal which will guarantee the rent is paid on the day that you specify.     This company is a h*** to tenants. If you want to live in a peaceful place, please stay away from this company. Scam is their motto. I will use any platform that provides rental review to discourage anyone seeking a property to rent coming to this company. This company is unprofessional, unethical and all I wish them is to be out of business.

    Their apartment building ************ is being misrepresented as a smoke free environment, it is not a smoke free building/environment as advertised. Management takes no accountability and lacks the willingness to do anything about the smoking in the building beyond sending notices. This action is a step up from the previous manager who claimed he could not do anything about the smoking in the building. It is not only an issue in an individual apartment, you can smell it in the halls particularly around individual units where there is smoking inside. Again, management is not concerned with the health of renters who are exposed and will not assist you. There are apparently residents who were grandfathered in when this building changed from smoking to non-smoking which was never disclosed. It is an unsafe environment and the company will not work with you.

    It is a continuous issue, nothing has changed. I have been reporting this issue since last Winter to two different apartment managers with no change and no relief and I am told there is nothing anyone can do. Regards,
