They used to be better. But they assigned a new Property Manager to our HOA who is terrible. She does not get back to me on issues for weeks sometimes. Promises things that dont come through. Is rude and patronizing, as though she is the customer, not me As said, previous Property Managers (other than one) were very good, Gassen really dropped the ball on having our pool ready to open by Memorial Day and now I dont nkow if it will be done at all this summer.Review from Bonnie C

Excessive fees and poor customer service! Our property manager won’t even call us back. They just keep slapping us with excessive fees and won’t take our call to discuss. I think it’s time to involve the Attorney General.Review from Hylan W

I would rate 0 stars if I could. The problem is with Kirk Gassen himself. For the past few years I have experienced non stop harrasment and discrimination by the Countryside Condominiums board and caretakers. This is to simply use a room for my Traditional Chinese Tai Chi group. Eileen the care taker and board president have repeatedly harassed us about using the room. I escalated this concern to Kirk who promised we would not be harassed further by anyone back in July 2023. Kirk now has allowed the Countryside Condominiums board to lie and state I damaged tables and now have prohibited use of the room based on the lies. Now Kirk refuses to do what's right and assist me with preventing harrassment/discrimination. Kirk has allowed this board on top of everything fine me for no just cause! Gassen Company is simply unethical.Review from Coral M.

On the Gassen website, in the “Training Center” there are recorded videos of Kirk ******, the owner and CEO. I realized almost everything he said in the videos was the exact opposite of our experience with Gassen. Their “guaranteed”response times and supposed concern about building trust couldn’t be more untrue in our case. It’s odd that his words could be so contrary to reality.Gassen Company, Inc. Response

I have asked company several times to fix rotted porch wood, to have landscaping trim the woods back so they are not taking over the grass in yard, to trim tree down that is almost to my front door, to fix siding that is warped, etc. None of these have been completed. In addition, there was a deck project with a special assessment and am now paying an extra $90.00 per month for bad decks - I don't have a deck, I have a porch which wasn't in that special assessment. They also raised the association dues an extra $85.00 starting Jan. 2024. So, now with the special assessment I'm paying $200.00 extra a month. Completely unethical to do that to people as if people aren't suffering enough with inflation.Review from J. Z.

I buy my condo 5 months ago and I'm ready to leave Gassen they like dictate what to do on your own property I don't have hot water in my shower after they change the boiler the on site manager canceled all my work orders mention I'm not the only who don't have hot water also the manager she put public my personal information with out my approval .Gassen Company, Inc. From 11/21/23 I'm hearing the same my hot water is include in the *** so I'm paying for something what I don't get for months plus ******************* she's treating me like she's my landlord maybe because I'm a emigrant?She's canceling all my work orders she's taking out my notes from the residents boards from halway.Customer Response

Worst!No response on issues-when I called first time not having hot water was 11/21/23 and you are saying now 1/3/24 you take action? I called Gassen not ******************* because she was canceling all my work orders and being *** to me ( maybe my accent bothering her but I'm proud speaking 3 languages)so I'm paying my HOA and don't have service's like hot water,heated garage, laundry room with hot water so can kill the germs,dryers very dirty send pictures when I put my work orders and the manager acting like she's my landlord, the same manager she put my personal information public with out of my approvalReview from Ted Klotz

With all due respect, annual budgets are created based on the expenses of the *** and are based on $0 income. This means the association fees cover the expenses only and the board of directors approve any and all increases in association fees.Customer Response

With all due respect the new association fees at Kenzington are way above market average. Either Gassen miscalculated the new fees or they bamboozled the board. PS As someone who has been in business for decades never start a response with "With all due respect." It's insulting and condescending. Especially when you're wrong.Review from Bill S

As an organization I would rate them SUB-ZERO. Our representative current and past have been very vague and slow in their responses to requests. Often if a maintenance or architectural request is denied the only explanation you receive is "not in the rules, denied" or nothing at all. Our experience is it often takes months to get a response and they deflect responsibility by blaming the board for delays. In some cases, if requests are approved, they don't check the homeowner records and the item is requested to be approved again. As an organization they claim to partner with multiple HOA subcontractors... in our HOA the homeowners are tasked with seeking subcontractor's bids or other services (lawn care, snow removal, road repair, etc.) which should be clearly part of their service agreement. It appears they often do not engage with contractors to ensure the work is completed or performed to the satisfaction of the homeowners. Also, they promote ads or services from third parties directly to your private emails on record with your HOA documents. If there is a response by Gassen to this review it will be a generic, vague or deflective. As a service company they fall very short of expectation. Thank you for sharing your concerns, although I completely disagree with your comments of Gassen being Teflon and generic. We work with the board of directors and follow their direction. We don't blame the board, we do what they ask us to do, sometimes homeowners don't agree. If a homeowner hires a contractor to work on their property and the *** is responsible for the repair, we do follow up on the work to ensure a quality job has been completed. Gassen's customer service has left me extremely disappointed This management company does things that aren't right by charging people late fees on top of late fees by applying the association dues you pay online to the late fees instead of the association dues you pay online. The late fees will keep adding up until "your balance is paid in full." I fail to understand why late fees meanwhile you have autopay set up , it's very annoying. When you speak out, they get back at you and don't care about anyone else. Requests for repairs and maintenance problems have gone unanswered. They ignore you when you raise your voice to them to fix things that hurt or put people in danger. I was shocked to learn that I was obligated to reconstruct the separation between the garage and the driveway, even though the association was to blame because they hired unqualified individuals to do the driveways. They pulled plants from the front of my house and never planted them again, even after numerous communications and reminders . They treat you like you don't understand or you are somewhat a child especially when they hear your accent over the phone, they keep threatening to cut you off especially when you want to understand such issues, the team can be so rude and abusive. You can't get the management to listen to you when you say that one of their employees has treated you badly. I am one dissapointed and frustrated with Gassen Management.Gassen Company, Inc. Response

ABSOLUTELY HORRIBLE management company !!! Our HOA manager rep Rachel is absolutely WORTHLESS & beyond INCOMPETENT. We have caught her straight facing LYING to just me & my hubby TWICE recently. Then, when we tried to go to her supervisor & further up the Gassen ladder, guess what, I can no longer email her our property manager and I am ordered to go thru some “credit/collections” lawyer Karly somebody which doesn’t even apply to me. Always been current & on time every single month for 9 YEARS !!! & of course I’d have to pay this guys hourly $250 per hour. What the H*** !!!!!! And oh boy I have been receiving bogus $25 fines, without even being notified of some bogus violation !!!!!! I concur 100% with what the July 2023 Liz B. said word for word. It’s like she is actually living at the community I live in & living our exact experience. And the turn over rate of our Gassen property manager has been every 1.5 to 2 years, we get another one that is a bazillion times worse than the previous one. 9 years and at least 5 or 6 managers. They come in knowing NOTHING about their job. And then Gassen’s preferred vendors just as much of a joke than the property managers & the Gassen company !!!!!!Gassen Company, Inc. Response

HA !!! I AM REJECTING GASSEN'S RESPONSE, BASED ON MORE INCOMPETENCE AT GASSEN. FIRST, THAT IT TOOK OVER A MONTH FOR GASSEN TO EVEN RESPOND. THEN, DID YOU EVEN READ WHAT I WROTE !?!?AS YOUR RESPONSE DOESN'T EVEN MAKE SENSE TO MY *********************** NEVER SAID ANYONE AT GASSEN HUNG UP ON ME !?!?!?!YOUR COMPANY IS BEYOND BELEIF.APPARENTLY, OUR ASSOC HAS HAD SO MANY COMPLAINTS OVER THE GASSEN REP THAT WE HAVE HAD FOR APPORX. 2 YEARS NOW,THAT SHE HAS BEEN REMOVED AS OUR ASSOC. REP.YES, THIS IS IN ALL CAPITAL LETTERS ON PURPOSE !!
