    Our contract with Briggs Properties LLC went for three years while we rented a condo they managed. We had issues with property repairs, very long wait times when requests were submitted (months in some cases), and a very nasty fight at the close of out contract that involved Briggs trying to fine us gain additional money out of us. Most of our rental time was anticlimactic, as we had very little active contact with them. The last year of our rent started with a non-negotiable price increase, seemingly to offset the money they lost during the covid-19 fiasco. They only offered a one year renewal contract and informed us that they would be increasing prices every year. When our contract ran out and we opted not to renew, they tried to hit us with a mandatory renewal of 1 year and a $150 increase in rent. when we refused, they tried to hit us with a mandatory 90 day notice period and a $150 dollar increase. They also failed to provide us with a notice in writing at the time of renewal, making both actions illegal. They also charged us for a full last month when it was a partial, pushed to make us cover another month after we had moved out (our contract had a definitive end date), and charged us $600 dollars to paint the walls that were left by a previous tenant.All told, Briggs cost me about $700 dollars in additional B.S. at the end. we left it to them as a cost for being rid of their poor services and decided to warn others who might be looking into them as a renter. Take your pictures before and after, and keep an eye on the laws. Briggs will try and scam you where they can. The Briggs customer service ladies are very friendly and sympathetic.
