      Gaughan Companies used to manage HOA fees payments for our condo association until the association board terminated the relationship after Gaughans service declined significantly. The contract termination was effective July 1st. On July 8th, the management company deducted the monthly HOA fee from our bank account, even though they were no longer authorized to do so. We have contacted the office multiple times since then to request a refund. Theyve been completely unresponsive.

      I an a tenant at ************************ in ***********, **. I haven't had recent service requests ignored (within the past 3 months). I have been assessed two late fees on rent when both times involved their failure to deliver a check or money order to the main office. I was promised reversals on those by the property manager, who isn't responsive at all, and this company has no method of Escalation available or possible.

      Unfit/ unclean apartment complex. Unsafe apartment complex. Mold growing in hallways, fire alarms do not function properly. Refusal of repairs for our specific apartment. Appliances have not been functional since June 2023. Repair request has been put in and demand letter for repair to be completed in 14 days has been ignored as well. Has been illegally charging us since June 2023 for our ***(emotional support animals.) They refused to look at my documents in regards to my *** that shows I have disabilities and need my animals per my disability they refused to see them and have ignored me on this even know they were well aware that I had ***s prior to move in, in June of 2023. Day of lease signing (June 8th) landlord asked if we had pets, I stated to her again yes, two ***s. I have paperwork for both. She stated to me we will worry about that later. Later was getting a lease violation a couple weeks into our stay here roughly around June 20th of 2023 stating we have animals that are unapproved. Landlord has broken many lease agreements. Has been making things up outside of the agreed lease.

      Need my $500.00 Rental Deposit refunded back to me.Lived in ****** Apts 2 years. I gave proper notice to move, thoroughly cleaned apt. Moved out December 2021. Did not leave anything behind. Manager ***************** stated it was very good. Have texts to prove statements. I have written and called Gaughan Companies numerous times with no response, however I did receive one letter stating I had left items in apartment. Not true!I wrote letter disclaiming statement. I still have not received my refund, no calls or letter. It's been 5 months and they are not responding. On a personal note: they don't follow guidelines, fire managers for no reason, takes 6 weeks to get a refrigerator replaced, took 3 months when apartment flooded with sewage, there is Mold problems and they do not work with their tenants. They don't pay their managers, fired some very good people. They never replaced carpet when I moved in and I have pictures Before and After.Thank you very much for any help you can give.

      We rented from this company at Forest Park 1 about 3 years ago we moved out after living there for about 3 years. We were at our currently place for about 3 years as well and we decided we wanted to move somewhere else. We applied for a place and my boyfriend got denied. We didn't know what for, he thought maybe a credit card or something. So we tried applying at a different place and he was yet again denied. We found out that he has almost $3000 in damages in collections for this company that we had no clue even existed. These so called damages and outstanding balance is outrageous and totally false. Also, I was on the lease as well and there is nothing on my credit about this. He was never notified by Gaughan about these so called charges and they sent it to collections. We have also never received anything for the collection agency about these charges. We are currently homeless because of his credit. How are you going to ruin someone's credit and life and never even notified them that you are doing that. I contacted the manager by text message months after we moved out because I accidently had a packages sent there because I forgot to change my address and she never even mentioned that we apparently had a huge fee they were charging us. This needs to get fixed like yesterday because we can not find anywhere to rent with this bogus charge. They also entered our apartment 1 morning while we were sleeping to check the intercom. No notice and no one even knocked. They just unlocked the door and came right on in.

      We have looked in to our records for these tenants and unit occupied at Forest Park I.  Our records indicate that, during their occupancy, there were 57 late rent notices issued of varying degrees.  We also have a note from the tenants that there was a wet bathroom ceiling, we issued a notice to enter to review that matter.

      To address their concerns specifically about the move out charges, we have documentation that indicates a letter was issued on 6/19/2019 about the damage on the unit and the charges owed.  The notes specify that the carpet may have to be replaced as there were big black spots - possibly grease or oil.  The tenants had smoked in the unit and unit had a very distinct cigarette smell that would need to be cleaned.  There were also black streaks on the walls and blinds were discolored.  

      In the end, there were mini blinds that needed to be replaced, smoke detector to be replaced, 6 hours of additional cleaning that were done, carpet was replaced and the unit was fully painted to cover up streaks, discoloration, etc.

      We have documentation on all of these items and can provide them if necessary.

       I am rejecting this response because:


      That was a different time that they entered our apartment. The ceiling matter had already been addressed. The maintenance men told my boyfriend that they were checking the intercom which was never communicated to us. They just entered our apartment with notice and didn't even knock. All late payments and fees were paid. We only lived there for 3 years which is 36 payments how can there be over 50 late payments? There were no black streaks on the walls and we lived there for 3 years so painting should be done no matter what. Where were these black spots? We never received any form of communication for any of these so called damages and believe these charges are false. I had communication with ***** after they said they sent us this letter and she never mentioned anything about this. I have talked to many other former tenants that reneted from Gaughan and it sounds like this is a common practice of theirs. Charging people an obscene amount for so called damages.

      we lived at a townhouse they managed. we closed on dec 30th on the home and had moved. we always went on line and paid our HOA. they took it out ****** with no authorization we had not signed up for that. there is a few days grace ****** to pay. we felt at the closing they would send it to the springcrest association as ours did when we closed on home we bought and closed on sept.30.so we contacted them weekly since to reimburse us. they said they mailed a check on jan 10. we waited and waited but kept calling. 2 weeks ago they said they reissued a check and it is still not here. we are tired of it now and they need to reimburse us
