I filled out and turned in a move in check list stating the smell and staining to the carpet at move in. The complex sent to collections a bill of $1532.91 stating that the carpets were the main part. The other things listed like drip pans and a single slat missing from vertical blinds fall into normal wear and tear per Missouri state law. Additionally the second key was provided to the complex approximately 5 hours after the first due to my mom having possession of it. So this is not a lost or missing key. They maintain possession of said key. I’ve provided their Itemized statement as well as my copy of the move in sheet.Business Response

We charged the former resident $1,532.91 which leads us to believe the $20,000 is a typo by them. Attached are pictures of the damages. The carpet wasn't stains, it appears as if an animal has been attempting to dig. The blinds won't function and need to be replaced, and the drip pans clearly have not been cleaned ever. We just moved out of these apartments due to terrible property management. This past winter when we had negatives our pilot light went out and the apartment complex came in a light it and the emergency technician told us that this unit was installed in 1974! We lived there for 2 years and they never came in and done any up keep to the unit. But since the day we moved in 2 years ago we had sketchy electrical in our bathroom but also even in the breaker box way too much was on one breaker and we told them and nothing ever happened. And lastly the when we went to mount thing the studs weren’t spaced properly and nothing is level in the place and you can tell the building’s foundations are starting to set do to all the cracking in the walls! Especially this huge crack we had in our living room that we could feel the wind come through from the patio below ours! This place really needs an inspection because I don’t things are up to code and if they are it’s probably done sketchy!Business Response

Hi,
The past resident has mistyped the dispute amount because they owe us $1,827.47, not $15,000. Attached are the work orders they put in with our property as well as the completion notes and dates. Attached are also two pictures of the carpet that had to be replaced as well as the outside cleaning vendor's recommendation to replace the carpet due to the damage. We believe this dispute is purely because this past resident had a major outburst at a city inspector and two of our maintenance guys about a month or so ago and all witnesses believed he was severely impaired from alcohol or drugs. He denied having an outburst although there were a handful of witnesses including an inspector. Also, per the residents, the only reason they are moving out is because they need more space for a baby which is likely why they don't want to pay what they owe. There has never been a work order that they put in that wasn't complete.

I found mold in my apartment complex, and they refuse to do anything. They are telling me “we see this all the time it’s just dirt from the air conditioning” after only looking at a picture they asked me to send them. They haven’t been out to look at it. They also haven’t changed my furnace filter in 2 years since we have been here. My daughter has been constantly sick for the past 2 month with 7 visits to ********** ***** without an explanation of why we can’t get over this. Extremely bad cough, runny nose.Business Response

Don't have any running water from kitchen Faust. weather stripping around front door needs to be replaced had to put duck tape around door to keep out the spiders. bath tube rusted out afraid to stand on rusted spot it moves when you stand on it. washing machine doesn't work correctly. deck rotted out afraid of falling thur. turned in on July 1st none of these issues have been addressed talked with them they've done nothing. It's been almost 3 months nothing been repaired. I've lived here six years never been late or behind on rent.Business Response

We are now aware of the repairs needed and all have been complete or almost completed. We both have the same desired outcome. My son and his girlfriend started the application process to rent an apartment from Township. I paid the $50 application fee for the both of them totalling $100. After I submitted the payment I realized that the application would not go through to be processed because the apartment is also wanting another $150 admin fee as well as a $300 security deposit upfront. My son nor myself had an additional $450 to pay just to get an application submitted. Due to that he did not finish the application, therefore, it hasn't been processed. I have called the apartments multiple times i. The last 2 weeks. I keep receiving their voice mail and can't get a live person on the phone. I left a voicemail nearly two weeks ago and have heard nothing back. I called again this morning and finally got a live person on the line. I was told that they were putting the property manager on the line to speak with me, but instead I was transferred to the property manager's voicemail. I left another voicemail requesting a call back letting me know when my $100 would be refunded. I still have not received a call. At this point I do not feel I should have to continue trying to chase down my money for an application that has not been processed. This makes me question how often this apartment complex is doing this to other potential tenants that do not complete the application process and they are not receiving a refund of their application fee. The prospect applied over a weekend and we attempted to call and email them the following Monday. They never responded. We reached out again on Tuesday through both phone calls, voicemail and email to no response informing them that if we don't hear from them by Wednesday they will forfeit their application fees. On Wednesday we emailed them that they forfeit their application fees. The son and girlfriend still have yet to respond. The mother came in the following Friday at the end of the day saying she wants the money back. She informed our office that they apply to a bunch of apartment complexes and do this seeking refunds when necessary. Our policy is very clear and we gave the benefit of the doubt through emails and phone calls.Customer Answer

I will address the comment in regards to the Township stating that they made attempts to call and email my son, this did not happen. This is why my son, his girlfriend and myself kept calling their office DAILY. No one was answering the phones and no voicemails were returned. This is their first lie.
Second, I came into their office because of the above. While I was in their office, the phone was ringing. I was explaining how we made several attempts to contact them and couldn't get an answer. The lady I was speaking to stated to me, "As you can see, my phone is ringing right now, my co-worker is working on an important project so she can't take it and I'm talking to you so I'm not going to be rude to you and take it." This is nearly verbatim what she said to me. I was shocked at the stupidity of the comment and it just went to show me that they were blatantly ignoring phone calls.
Lastly, I NEVER once made a comment to her that my son had applied at several apartments and we were going around requesting our money back. That is complete nonsense and another attempt by this company to not take responsibility for their horrible business practices.
This really does sound more and more like a scam. I am to the point where if this doesn't get resolved and quickly, I will report this issue to *** * ******* ******* as I do feel this is way more than a stupid $100 application fee...this is about a company pulling some very shady business practices to hold onto good people's money.

The Township Apartments did not treat me accordingly during my residency there, several things occurred and due to my calling the owners of the apartments they did not renew my lease and charged erroneous fees and electric service that was not my bill or responsibility it has not gone to court I disputed the charges paid what I owed with a money order and do not owe them a penny. They are slum landlords extracting money.Business Response

Unfortunately Ms. ******* will not pay the remaining balance that she owes which a lawyer on her behalf conveyed to her that she owes after speaking with our team and breaking down the charges. We have been very reasonable and accommodating of her situation since she lived at our apartments and thereafter when she moved 6 months ago.
