Dear Better Business Bureau,I am writing to formally lodge a serious complaint about the living conditions and gross mismanagement at Soho Apartments. The current situation is unacceptable and poses significant health and safety risks to all residents. Safety Concerns:1. Footage of Armed Individuals: There is documented footage of random people walking around the property with handguns.2. Shooting Incidents: There have been multiple reports of shootings right outside the front door of the building. 3. Car Break-ins: Car break-ins have become a regular occurrence, with several tenants, including myself, having our vehicles vandalized and belongings stolen.Crime and Illegal Activities:1. Illegal Drug Use: There is rampant use of illegal drugs on the property. The smell of marijuana is pervasive in the hallways, contributing to an unsafe and unhealthy living environment.2. Other Criminal Activities: The property has become a hotspot for various criminal activities, severely diminishing the quality of life for law-abiding residents.Cleanliness and Hygiene:1. Filthy Common Areas: The cleanliness of the property is disgraceful. The lobby reeks of old grease and trash is strewn everywhere, including the hallways and stairwells.2. Animal Feces: Public spaces are littered with animal f**** that remain uncleaned for days, creating a health hazard.3. Unpleasant Odors: The hallways frequently smell of cigarettes and marijuana, making it difficult to breathe clean air within the confines of our own homes.The property manager is failing miserably to address these critical issues. Despite numerous complaints from residents, there has been no significant improvement.I urge the Better Business Bureau to investigate these serious allegations and hold the management company accountable for their negligence. This is the absolute worst company I have ever rented from. There was a huge miscommunication about my move-in date. For months it had been set to a July date, but then was informed that I was unable to move in until August. My previous lease was ending July 31st, so this was a problem. After waiting several weeks and having to reschedule movers and change my plans multiple times, I heard that I could move in to a different apartment sometime in July. When I moved in, my ** was not working. It has been over a month later and my ** still does not properly work. Currently my apartment is 85 degrees and had been around 80 degrees for about a week. It turns out, the blower on the ** is broken. Well, two maintenance people came out to fix it but now it is entirely broken. There doesn't seem to be any urgency to fix it. The tub/shower is also coated with paint that doesn't entirely dry. So you will get tacky paint on your skin if you step in the shower without flip-flops or without buying a shower mat. Several of my belongings have gotten this paint on them. Apparently this is done a lot here, several other tenants have the same problem and it is not considered an issue. There are roaches in the building, often in the entrance hallways, although they are usually dead when you see them. The blinds in my bedroom were broken upon move-in so I use a scarf so the neighbors can't see directly into my bedroom. Do NOT rent with STL Citywide. Biggest regret not snatching up a townhouse in *********** when I had the chance. I don't care how convenient it is to rent from them in terms of location and price, STAY AWAY.Review from Jordan B

What an absolute horrible "property management" company. 1. I had a parking pass with a remote. $40 for the remote which was suppose to be returned to me when I returned the remote. It has now been 2 months since returning the remote without my money. Thanks ****. 2. We legit had a hole in our living room to the subfloor (C level so sorry to the residents in 7B because your ceiling will collapse soon) when we moved in. After months, and I mean months of putting in requests to fix it, all they did was take some plywood and drill it over the hole. Thanks ****. 3. During the coldest winter in St. Louis recent history, our furnace decided to break down the month before. Maintenance came by, checked it out, and said they needed a part. Well here comes Christmas time, and they close the maintenance office and here comes the coldest winter in recent history. Our apartment was 35 degrees on Christmas morning. Had to take our cat and move out for the week due to them not fixing the furnace even though they were notified a month before the problem. When the office opens after Christmas, **** decides to give a call in regards to checking in on us. We tell him the ******** that we went through. He talks to maintenance and all of a sudden, the very next day, it's fixed. Thanks **** and Maintenance. 5. Don't bother ordering packages, anything bigger than a small envelope gets stolen and/or opened by thieves. They know the problem. **** knows the problem. We were told "no cameras since its not our responsibility" by ****. 6. Domestic abusers live here as well as serious drug use. All the gates have been broken so many times that they refuse to fix them now. One laundry room for hundreds of residents and half the washers and dryers were broken. They gave everybody on the C level a **** washer/dryer combo machine. They used his as an excuse to raise rent by $200. Thanks ****!Review from Regina M

Viewed a loft downtown. Liked what I saw. I paid the $50 app fee and the $350 booking fee. I was verbally told by the leasing agent that I would be refunded the $350 if i signed the lease agreement OR I’d be refunded if in a week I changed my mind on the original decided loft. I was moving in with someone who changed their mind which in turn made me have to decline signing the lease agreement. I’ve asked several times of the agent if they could refund me the $350 and I’m getting my calls dodged although they were attentive before. I know what the website says when you go to pay the booking fee and how it’s non-refundable but again this agent verbally agreed to and I thought they would stand on their word. I just paid this company a cool $400 for nothing.Review from Dalton H.

This company should be forever banned from leasing properties! They do not care about their tenants whatsoever! ***** us to climb over 200 stairs to our apartment almost the entire 6 months we lived there because they refuse to replace the broken elevator,infested with roaches because they refuse to pay for a professional exterminator forced ** to live with a deranged homeless man that was deficating all over our building braking windows doing drugs in stairwell sleeping in the garage and rooftop lounge and physically attacking tenants. This company owns over 10 buildings with thousands of units and makes an insane amount of money yet refuses to pay for things to ensure the saftey,well being,happiness and cleanliness of their tenants and properties. They are dishonest cruel heartless criminals that need to be banned from leasing properties! They Illegally Evicted ** after we paid them in full in addition to all late fees and attorneys fees! We have been living in a hotel for 3 weeks had to hire an attorney and spent hundreds on clothes and work tools because they will not give ** access to our belongings in our loftReview from Jen M.

I could give this company a negative 1,000 rating, I would. I move to st. Louis during Covid so I rented an apartment on Pershing site unseen, but the leasing agent sent me videos and pictures and the apartment seem to be in pretty good condition and for a fair price. When I showed up to move in it was absolutely disgusting with paint drippings dried on the wall, paint splotches on the hardwood floor and all over the doorhandles. There was rust on the doorhandles and the carpets were not even. The cleaning lady had just left but the bathroom floors were black and brown and looked absolutely disgusting. Everything about that place gave me chills with how bad it was. They moved my lease over to the Hampden Hall buildings and although that unit was slightly better the property management is absolutely horrible and the building is kept in terrible condition. Insulation is always falling from the ceiling in the garage, there are rats running around everywhere, no cameras to view who’s stealing your packages (because there’s a 90% chance your stuff gets stolen here), and when you ask property management for any help they simply do not care. The elevators are constantly broken. I had advised the property management that the service elevator was broken mid April and told them I was moving out at the end of April and we needed to get it fixed before then. They never got it fixed and I was unable to move some of my larger items out because they didn’t fit in the regular elevator or through the hallway. I had to pay extra and wait five days after my lease ended for the service elevator to be back up and running. This was totally avoidable if they would’ve just taken action the first time I had submitted a complaint and maintenance request. But that’s very typical of them, maintenance request go unresponsive. I understand some people are very desperate for housing but please under no circumstance should you ever rent from this company. You will regret it, just like I do.

Update 10: Still constant piles of dog ***** around the building. Tough to enjoy the roof deck when it is covered in dog feces.Update 9: City inspector was going around inspecting most of the units because he's received so many complaints Update 8: Mold is still present under sink...Also found mold in HVAC system after turning on cooling system now that its getting warmer...took mold cultures...practically growing a new habitat...maintenance has not resolved either issue in over a week, one ticket was closed without being looked into.Update 7: Dishwasher AND sink backed up and flooded my place. Asked if they could come in the morning when I finally reached them.Update 6: Dishwasher backed up this time and flooded my kitchen...maintenance emergency line never picks up.Update 5: $300-500 fee to assign or sublet and the other person has to pay the "reservation" fee when applying..this company is a ******* scam lol Update 4: a teenager was shot and killed in the lobby last night..he didn't even live in the building This place is a nightmare, finding a Sublette or breaking the lease asap Update 3: they gave me a key to my apartment that works on the deadbolt but not the doorknob...can't get a hold of anyone Update 2: leak was never fixed, sink backs up with filthy water. Took 2 maintenance requests to fix the dishwasher. Constantly dodging dog s*** on the sidewalk. Recent thefts in the building Update: maintenance put a new boars over the moldy board so now the mold is just creeping up around the new one...also noticed part of my cabinet is ducktaped on...what a joke lol Leasing wise I didn't receive the apartment shown, and didn't receive free parking as advertised. Don't think I was even shown the correct floor plan. Was also sent a picture of a bathroom with a tub, this bathroom has a standup shower. The apartment itself is really nice but, The floor of the cabinet under the sink is rotted through and saturated with water. Sink overflows with soap when
