    This property management company is absurdly unprofessional and unethical! *** moved in this unit in March of 2021. The first issue Ive experienced with the company began when i requested for a light fixture to be removed from the living closet in the unit because it would not turn off, causing my electric bill to potentially tremendously increase. Mogul Property Management sent out a maintenance man that was working directly with their company. This was my first time allowing entry without my presence to any residence Ive rented from in my life. When i came back to the unit, my windows were open, my blinds were open, my trash can was moved from my bathroom to my sink and my bedsheets were tampered with. I was furious! I made a complaint with the office about it and they did little to anything about the violation I experienced! This company has people working with them and for them that genuinely do not care about their tenants. Ive made plenty of maintenance orders about bees, wasps and little insects attempting their way into my home, through windows and things. Ive requested for the windows to be sealed, nothing ever done from the companys end. Recently, July 15, 2024 *** submitted a maintenance request due to frequently arriving to me unit, being welcomed by insects. On the wall, in the tub, randomly in the middle of the floors. There was no acknowledgement made with me, the tenant therefore another maintenance order was submitted August 17, 2024. They then cancelled the first one I submitted 08/19/2024. The 2nd maintenance order that was submitted after the first was cancelled before a technician was ever scheduled or made a appointment. I also submitted a maintenance order about remains being found in the bathroom sink after usage of the kitchen garage disposal. Little particles being present. It took Mogul Property Management over a month to get back with me. This company is also trying to charge me with fees that are not listed in my current lease.

    MOGUL Property Management responds in a timely manner to all complaints and concerns.  This will be the fourth time I have taken a look at this particular concern where this resident was charged for setting a specific time and date for her maintenance requests...then when the technician showed up for the appointment she was not available or refused access.  The maintenance requests and scheduled appointments were made and communicated by this resident and then when we respond the resident is not allowing access.  In the complaint, she is going back 3 plus years and no one knows what that has to do with 2 recent missed appointments.  The customer also mentions her motivation is to give MOGUL some sort of punishment for our actions.  The presentation of random texts as facts and the story jumping around over multiple years is very confusing so it's hard to understand what is expected.  MOGUL property management is simply following the lease terms and trying to complete a service request in good faith for the resident who made the request.  It is not personal, as a professional management, real estate, and construction company we always want our residents and customers to be happy with our services, sometimes we may not be perfect and sometimes residents are not perfect.  In this case, it was the resident who missed the appointments, and according to the lease agreement she is responsible for the costs of those vendors that showed up to her unit and could not perform the service she requested and scheduled. 

    On 3 separate occasions we have sat and listened to this residents point of view and considered here concerns, but unfortunately nothing has changed and the cancellation fees only cover the hard costs of sending the technician that she failed to let into her unit as she requested and scheduled so there is not further action needed.

    I was contacted my property manager the middle of September 2022 about parking in a garage that’s attached to my two family flat apartment i was notified if i use the garage the owner wants me to pay 75 dollars a month I agreed at that time I notified the property manager **** at mogul property on the phone that day that its hard to find parking on street so i park in the back or in the garage at this time i let him know when I moved in in January 27, 2022 there was no remote to garage double doors were wide open and there are not service steps and service door was open no lock and broken now in sept i agreed to the 75 dollar fee for garage because i had a remote to exit out of double doors to the garage the one i had bought and programmed two weeks after i agreed to the monthly charge for garage mogul property had someone come over and replace the garage service and working on it i never parked in the garage since from September 2022 to present i had not been charged for the garage so I never called property management because I was not using the garage and i wasn’t being charged for it. On 3/22/23 i was texted by property manager **** and text stated oh i forgot to charge you for the garage and im about to charge you for November until now and i let him know i wasn’t using the garage and hadn’t since the workers had worked on it he started texting rude things to me and added a 375 charge for the garage from November to March of this year so i let him know i will be paying my rent only and the other fees are invalid i have no charge for the garage stated in my nee lease that i just signed 1/27/23 and no written agreement i had called office numerous of times due to the issues with property no call back and on voicemail to company states any call that is not an emergency you will be charged 20 dollars a call so now im being charged 375 for something i had not used since September of 2022 because i no longer have access to it

    In September of 2022 the garage on the property was offered for rent to ****** and the other resident of the building.  She agreed via text in very clear language that she wanted the garage.  It's a 2 car large garage with off street parking for $75 per month that was being offered and was in demand....we could have rented it to someone else.  She did not pay anything but it was observed by us that it was being used by ******.  Yes, we forgot to charge the account for the garage so maybe she thought she was getting one over on us.  We discovered our error and communicated it to ****** that she would need to pay for the garage.  Instead of starting the amounts owed in October in good faith we only charged her from November 1st to March.

    She states she wasn't using it now....seems like she is upset because she has to pay as agreed and now wants to change the facts to some new version ....not one communication from her about the garage over these months ....we did other work in the building since last October, myself and the owner have visited, but she didn't mention any concerns about the garage.  She may have communicated to a contract worker who was there only to do work...it would be odd to think you just tell anyone what you need without communicating to the office or management.  She also knows exactly how to put in service requests which is another portal of communication specifically managed for these types of concerns.

    When someone calls you names and wants to yell at you on the phone....exactly right I'm not here to be someone's punching bag so she has clearly been offered both texting and emailing to communicate her concerns.

    It's most likely she will continue to use the garage since we cannot observe it often, if she didn't want it she could have communicated that at any time...only when we charged her did she mention this and she got upset because I didn't want to be yelled at over the phone over a garage.  The charge is fair, the accommodation for our charging timing error was giving her the rest of September and October 2022 at no cost to her.

    I’ve been living in one of the property for the last two years I’ve been having issues with getting in contact with them the building is infested with mouse and roaches every time I try to get in contact with someone no one answer the phone so I stopped paying rent back in January my rent is $700 a month and I’m not going to keep paying rent if they don’t fix this issue and I also have two kids. Also The sewer in the basement always back up that a reason I stopped paying rent back in January once I complain to them about the issue they stop answering my calls I just want move out of the place but I can’t because no one is responding

    I don't see a work order in from you regarding this you did put in a work order about bugs 10/10/19 and it was treated and completed 10/14/19. That being said i put in a work order for you to spray bugs and put traps out for mice.

    I am a tenant with the Mogul property management. My entire experience has been horrible and they lack communication. During my 12 month lease I've had 3 landlords. And with this particular group, I've never met them , knew who they were or new who to pay my rent to. In November is when the landlords switched. I had no idea who to pay for rent since they never came and introduced themselves. So I held on to the money. I then figured out who to call and I called mogul property. I spoke with a guy about my rent and he told me that I didn't have to pay Decembers rent and that my security deposit covered it. We spoke for a couple of minutes just to make sure everything he was saying was correct. After that I continued to pay my rent starting Jan 1st and every moth after that on time. Not once did I receive a notice that I had to leave because I didn't pay my rent for the month of December. It was then when I went to turn my key in and they said that I owed rent for the month of December. I explained to them that they guy told me that my security deposit covered my rent. They then started talking to me unprofessional and saying that I was trying to live for free. I felt attacked and discriminated against. Now they aren't trying to give me my deposit back all over a mistake they made.

    I don't understand the issue you said it yourself that the deposit covered december rent if that was so why would you get a deposit back? Also when you left you did not take all of your belongings or clean. So you still owe $650.

    Before I moved in there was no kitchen, cabinet. The bathroom sink and tub were disgusting. They were supposed to clean everything and get the kitchen taken care of. When I moved in, nothing had been done. I am a sick person, I have cancer. Due to the trash and mold in the basement I can barely breath. I have to go to the emergency room to get a breathing treatment because of it. I have called them and they don't call back. I put in a work order and they told me that I rented it in this condition, I should live with it

    I'm sorry your not happy about your decision to rent the unit. There were no implied or written agreements that we would be doing anything to your apartment prior or post you moving in. This unit was inspect by the city and your case workers and both found it in satisfactory condition to allow you to move in. 

    Note: you have put in several work orders for you apartment all have been done in a reasonable amount of time. we will be working on the basement in the next few days.
