We applied for a heloc loan, May 2023, from our credit union of over 20 years and they used Accurate/*********************, Appraiser to do our appraisal - this group is not located in ************, **. The appraisal came back at $148,000.00 which the last appraisal done by our credit union less than two years ago was $238,000., almost $100,000 less than this current one. We disputed this appraisal because the comps they used were deplorable! We provided comps from our street address that had recently sold. The homes were sold between $340,000.00 to $370,000. Accurate came back with a second $158,000 appraisal without officially inspecting and using, again, wrong comps in the local market area and said they would not budge. A realtor who is very knowledgeable of our area, came and priced our house at $344,160.00. This Accurate Group outsources for the **** None of this Group or Appraiser, ********************* live in ************ and is unfamiliar with our area to the point of providing an "inaccurate" low-ball appraisal costing us our home loan having been approved without issue until this appraisal was done. The appraisal did not list updates we did in our home and there were errors listed on the report causing our house to be compared with homes at least $200,000. less than what is marketed in our historic area of ************. Now, our credit union will not approve our loan after being with them for over 20 years and never being late on our mortgage! Something is terribly wrong and the only ones who benefit are the credit union and this group! We were borrowing $75,000.00 to continue to improve and maintain our home, as well as paying off some credit cards due to the high interest rates over the last two years. This has been a very disappointing experience and we have never been turned down for a loan! If someone has not been to my house to do a full appraisal with a credited inspection, relying on wrong information, there should be punitive measures for them!
