This complaint is on the Westdale Real Estate Investment & Management Company, this company owns and operate the Patriot Park Apartment Homes. This is a big military community with lots of civilians as well. I have been a tenant for over two years now. On October 16th 2022 I walked into my Kitchen when I saw a RAT run across the floor, obviously I was taken by surprise, I call but no one called me back, I then sent a email to the property manager Marshall, I was told these things happen when it gets cold FYI It was 80 degrees today. I expressed my health concerns and that I would like to be moved to a different unit even a smaller unit, but I was told to stay in the rodent infested apartment and they would check with other tenants to see if they were having similar issues and that they would have someone come out to assess, not sure what that means. I informed manager of my wife's compromised immune system (Wife has MS ) And Rodents carry diseases, they can get into food, clothes ect. I asked again to move me to a different unit, but again denied of transferring, I was just told we can discuss later. PLEASE KNOW IF YOU MOVE HERE NUMBER 1. They have Mice/Rats NUMBER 2. you will be FORCED to stay in a RAT Infested apartment.

    Business Response

    Date: 12/11/2022

Business Response /* (1000, 9, 2022/11/14) */ Mr. ****** did contact my office on 10/17 regarding a rodent he had saw in his unit. At the time of the report he indicated that he saw "one mouse" and immediately ask for a unit transfer. I advised Mr. ****** that we will have our license exterminator come to his unit for treatment. I asked Mr. ****** why the term "rat infested" was use being that he only had seen one mice, his reply was "if there is one then their has to be more" (although no others were found). The license exterminator arrived the next day (18th) and did an extermination of unit which included setting out bait traps. The exterminator did a check to see if there were any open penetration to the unit but did not find any. Mr. ****** was told if he notice any on the bait trap to advise my office immediately as for the exterminator scheduled a follow up within the next week. On 10/19 Mr. ****** contacted my office and stated he believe that the rodent was on the trap but he felt uncomfortable in checking. I told Mr. ****** we would check and I asked him for permission to enter the unit. Mr. ****** reply to my email after office hours in which I still replied advising we would check the following day. On October 20th I sent my maintenance staff to Mr. ****** unit to check the bait trap. There was nothing on the trap and no rodent dropping found. I advised Mr. ****** of our findings. On October 24th our exterminator return to Mr. ****** unit and again, nothing on the bait trap and no signs of rodent droppings. Lastly, on October 31'st the exterminator did another check an again no finding at all. All this was done prior to receiving any notice from BBB so I was surprise to have seen the complaint issue. Mr. ****** has been a resident of the complex for over three years and never made a complaint regarding rodents. The property offers weekly extermination for residents should they sign up to have it done. Per my records Mr. ****** has never schedule a weekly extermination. Lastly, we here at Patriot Park pride ourselves in handling resident issues in a timely manner as what was done with Mr. ******. So I truly dispute the complaint. I have attached email correspondence between Mr. ****** and I that shows we have been in communication and have had course of action. I did not post on BBB site being I wanted to provide you with information that is pertinent to substantiate the property response to the resident whom made the complaint. Consumer Response /* (3000, 11, 2022/11/15) */ (The consumer indicated he/she DID NOT accept the response from the business.) The fact is there was and still maybe a rodent in this unit. I have asked to be transfer to anther unit for reasons stated in previously emails, me seeing a rodent in the kitchen. So again I would like to transfer to a new unit 1 or 2 bedroom on the 3rd floor.
