    H & H homes warranty is nothing but complete frustration! We have been in our home for 7 months with 7 items on the fix list and only 2 have been fixed. Some are pretty simple items like spot cleaning a carpet stain left by a worker the day before closing and it is still there! I have emailed the warranty manager once a month for updates and still we wait! Our home still has a "temporary" garage door due to availability issues at the time of our closing but the many homes around us that have been completed since we moved in have the correct garage door. H & H homes is a complete failure in the warranty department!

    We are going through the same exact thing as **** ** We went under contract 12/21 we are now in May 2022 and NOTHING has been done! DONNA has been blaming it on "an erosion control permit" not being approved by the "state". I don't know what to believe anymore! This has been the worst experience of my life!! We are revolving our life around this new build! And getting screwed and lied to!

    There is no lying here but instead relaying fact. The state came into the neighborhood late in 2021 and informed us that a permit from 2007 by the developer had expired years ago. This is a very unusual situation because that developer is no longer in business so no one received the notice when it expired and at that time the neighborhood was dormant. When we bought the neighborhood this was not disclosed but likely very innocently.

    Since we became aware of this permit we have had engineers working on this design and are presenting this to the state for approval. Once they approve we will be able to begin construction on 29 lots we currently own but are unable to touch. This is a terrible situation for any buyer who is caught up in this delay but it is also terrible for the builder. No one wins here and we are as anxious to start and complete these homes as they buyers. Owning lots and paying interest only costs us money each day.

    While we wish we could build and deliver these homes to these customers we are unable to until the permitting with DEQ is completed

    I had my home built by HH Homes. Nice community, love the area, love my home, disappointed in the communication from the builder. Four of our homes are built off of a busy highway. Heavy traffic 24 hours a day. Every person who has come by says only fence to drop the noise level is a Vinyl fence. The builder verbally approved one of my neighbors for the fence but for no clear reason "denied my approval". I find this to be unfair. For at the very beginning in purchasing this home, I was upfront about building a privacy fence. The CCRs only say no chain link fence. However this is an environmental issue with high noise level that can easily be resolved if the builder would be willing to cooperate. Our bedroom windows are facing this traffic and at night it can be unbearable at times. One of our neighbors is moving after 4 months due to the traffic. Totally unfair!!!!

    We purchased a lot and picked out interior upgrades. Contract is for 10 to 11 month build for the property. Checked on the progress in February of 2022 and was told by Donna S. in an email that the "water protection plan permit" was rectified. They will start clearing grass lots. At this time she stated they have halted presales to concentrate to focus on current builds. April we received another email from Donna stating that things are on hold due to Storm Water Management issues for the lot. She also attached a website link for NC Storm Water Management requirements. None of this made sense because storm water management is all part of the land development plans which had to be completed before shovel one was put in the ground. When I questioned the email it took over a week for Donna respond with another response. This one was somewhat right, but stated they were waiting for the permit to clear my lot. My lot is already clear and there are 4 other homes either built or in the process of being built next to or around mine. Per my conversation with state of NC on Thursday 4-14-22 and again on Monday 4-18-22, they don't have proper permits. There is no erosion control permit, never has, and when state found them building shut H&H down. As of Monday 4-18-2022 there is still no application made. They are having problems with getting an engineer to draw up the plans, for whatever reason. Per the state fines are pending. Bottom line H&H has sold and made promises for dates to delivery without having proper permits to build.

    Thanks you for the reasonably accurate assessment of the situation. There was certainly some confusion on the storm water not erosion control permitting. This is a very old development that was started in 2007 and had an expiration date of 10 years later never thinking this would ever expire before the developer finished. Well the worst downturn in home building history hit and here we are 14 years later. The developer is long gone and those permits, calculations and design as well. H&H was not aware of this expiration until late last year and we have been first trying to find an engineer who has time and wants to take the project on so we can submit to the state. This will go to the state and once all worked out we will once again resume building. This is NOT about clearing lots. This is about storm water discharge and the state has not closed us down. They would just fine us if we continue to build on lots we had not already started once notified

    We are sorry for those who are caught in this. Should you or anyone else who is involved in any of these approx 40 lots want to cancel your contracts and have a full refund that offer stands. We wish we could start your homes today but the state could levy some hefty fines should we show ignore the notice of violations
