I pay $220 a month for dues and cant get a call back in regards to receiving a pool key so I can use one of the few amenities that are even available. This organization needs to be shut down. Theyre abusing the system and taking residents money without any proper financial reporting to the owners.Initial Complaint

My sister and I had Boxwell Real Estate as property managers for a 31-home mobile home park. They managed it from May 2019 through August 2022. We did not get good property management but that aside, it is really upsetting that they are not responding AT ALL to our requests (numerous requests by phone and email) to get us the cash flow statement for 2022 so that we can file our tax returns. They are blatantly ignoring our requests. It is so frustrating. They also have never sent us the July owner statement so even if we wanted to create our own cash flow statement from the monthly owner statements we cannot. Would not recommend them as a property manager.Business Response

I have forwarded her request for the financial information to our CPA. Unfortunately due to this time of the year for taxes, our CPA & Bookkeeper are backlogged. Our requests from our side is delayed also to receive and send the information. We will try and get that information to her early next week.

Early April, contacted "Boxwell Real Estate" to hire them for property management for my property. Met Ms. Kimberley L**** as my property manager. On 4/17, Ms. L**** did walkthrough of the property and handed over the keys. On 4/22, Ms. L**** informed me property has been rented. I will receive pro-rated cheque from 4/24 thru 4/30. No call/ information till 4/26, i contacted again, no response. On 4/28, Kimberley answered phone and informed that she got fired from the job. I visited Boxwell and found that the tenant never came and property never got rented. New property manager Ms. Brittany C***** met and told me that she is going to list the property. No response till 5/2 and I visited again, then i was told someone took property. On 5/4 - called and front desk answered, mentioned usually rent cheque are shipped on 5th and 15th. No response to phone calls and emails since then. I finally received first rent cheque on 5/18 of $686.06, which was not the right amount. My apartment rented at $ 1300 a month. On 5/19 - i sent a reminder - made multiple calls, no response. Between 5/19 and 6/7 - i made numerous calls, once again no response. On 5/31 - A statement was updated to the portal just stating a charge of 190 is deducted for AC repair. Also saw a charge of $140.17 as pending in the statement to 1800-Plumbing which one again i had no idea. After i sent a reminder on 6/7 and made phone calls with no response, on 6/10, I visited Boxwell on same day wherein i was told that Brittany is not in office. Right after that, an email was sent i received from Ms. Brittany C***** that she is unsure of how the email got missed. Also on 6/10, she mentioned tenant has not made rent payment. On 6/23, finally i receive a call from Ms. Bridgette mentioning she is new property manager. On 6/27 - finally after lot of follow up, i received a phone call from Bridgette that tenant paid rent and late payment charges etc. I received a direct deposit of $601.95 this month. This company is currently my property management company. They manage my property located at 3425 Lubbock Drive Hope Mills, North Carolina. Recently some maintenance needed to be done on the air conditioner. I advised brittany at boxwell on Monday, May 23, 2022 that only TNT Air should be sent out there since they installed the brand new air conditioner less than a year ago. I advised her that the air conditioner was under warranty. She said okay and said that she would contact TNT. I found out later that she did not and instead contacted ray's air. However, I have documentation that she sent an email to TNT giving them the tenant's information so that they could make contact. So how she could turn around and send another company out there is beyond me. Meantime, I had TNT go out there in May and again on June 3, 2022. TNT replaced the air conditioner with a new one on June 7th or June 8th, 2022 at no charge to me. Nevertheless, boxwell has charged me approximately $200 for a service call for ray's. I haven't received a statement that details what they supposedly did but boxwell is saying that ray's went out there on June 3, 2022. I have no proof that they performed any service. However, TNT was there on that date and did not see where another company had performed any service on the unit. I have reached out to boxwell multiple times through phone calls and emails to request a refund and no one has responded to my request. I even left a message for the owner to no avail. Therefore, I felt compelled to contact BBB. I hope that you all are able to communicate with them and that I am able to get a full refund. Thank you do much for your attention to this matter! A new employee of Boxwell Real Estate did send out an HVAC tech Because there was no notes on Ms. Sweets account to tell her otherwise. Once we were able to go through all of the conversations between the manager and Ms. ***** We decided that MS. ***** was to be refunded $194.00. It takes a few days to go through all of the documentation and process files when things like this get mixed up. It has been resolved as of now and Ms. ***** should have received a refund. Thank you. I just received notice today, Monday, June 13th, that they refunded my account $194. Therefore, no further action needs to be taken by the BBB.
