  This company took over for a previous company who who was great at managing properties. Boxwell has done nothing for ******************* properties besides maintain the lawn care. The gate has been broken for 1.5 years and they keep lying about when the gate will be repaired. There has been multiple lies about the gate. The first was they were moving gate further back. The second lie was the man who fixes the gate ended up in the hospital as if they couldnt find someone else. The only good thing theyve done was repave the parking lot. If people are paying to live in a gated community then honor that and fix the gate. Whenever you call the office everyone acts clueless about the gate repair. 1.5 years is too long for a gate to be broken.

  I took a loss at over $100k. Complete incompetence or Complete Maliciousness. 1. My pool popped, due to not being filled properly/completely. I was not told about my pool coming out of the ground for over a year. I was given a picture of the corner of the pool, which just looked like a small piece of cement needed repair. I called USAA, to try to get them to pay. They hired a forensic engineer, who determined that it popped because it was not filled. **** Boxwell denied this, though his own pictures showed the pool low. $19,500 estimate. I drove 2000 miles, rented a bobcat, crushed the pool, bought dirt, and filled it in myself. 2. I have been adding all of my receipts to repair my home. I am currently at about $60,000+19,5000+40,000. When I drove to NC to fire Boxwell, I walked through my own home in complete shock. Boxwell wanted to walk through the home with me, and his guesstimate was about $50,000 in repairs. He wanted me to let him do the repairs......Mmmmmm. No. 3. Short timeline....I found out via the tenant when the pool popped, she was asked to move out immediately. This was in June 2020. I was sent pictures(deceiving pictures) in Nov 2020. I drove to NC in April 2021. This is when I found out of my pool and the rest of the damage in my home. 4. Contract-Boxwell would hire his own maintenance company to do repairs. This is definitely a conflict of interest. Our contract has a $300 threshold. Anything over $300, he was supposed to get permission from myself. He broke this contract in the tune of over $10,000. 5. Collections-**** Boxwell put me into collections for money which he broke contract for. I know I am just an old retired Warrant Officer, but I think it is illegal to execute work orders that violate contract and then put me into collections for this money. Illegal, Immoral, Unethical.... 6.My house was not livable for almost three years, and I still had to make payments in the tune of over $40,0000 Not enough characters to finish. Run Run Run

  If I could post a zero-star review I definitely would! This company took over management from another company that was wonderful to rent from! If you are reading reviews to get a gauge on who to hire to manage your property or which company to rent from do not do business with this outfit! Maintenance requests on their "portal" go months without resolution. ************ personnel are horrible at returning phone calls or basically doing their jobs. The only thing that works is the monthly reminder email to pay your rent! Even the security deposit return process is a latticework of excuses and non-correspondence. You can do better anywhere else!

  I cannot believe this company is still functioning. They are extremely rude and unprofessional. They do not answer the phone or return calls. They do not communicate AT ALL. The owner portal is a joke. This company is a joke. They need to be shut down. PERIOD. I wish I could give ZERO stars. Worst company I have ever dealt with.
