      My family and I moved into a house under Reliable Property Management and Rentals' care on May 01, 2024. Upon move-in, the house was not in a liveable condition and has not yet been corrected. On May 06, 2024, I went into the office of Reliable Property Management and Rentals (RPM) and spoke with the ************************************ Coordinator, ***************************. He instructed me to email him photos and details that day, which I did. The list was as follows: black mold in the kitchen, broken dishwasher, broken oven, wet/soft floor under dishwasher, sliding doors to the outside do not lock, every window needs attention, air intake is missing hardware and doesn't close, active rodents in the home, active insect infestation, mildew growing on kitchen walls and in the addition, the backyard is in a hazardous condition to include a tree limb that is dead and hanging from a big tree outside near the house, the chainlink fence is damaged and wires are protruding, vegetation is growing on the house, the air handler is covered with debris, the roof has layers of pine straw leading to soft spots and leaks in the roof, the gutters are falling off and one is full of debris, the deck has broken boards and many soft spots near the door to the house. There are other minor issues that I would also expect to be resolved before a house is deemed move-in ready. The above information is mainly the most concerning issues that we have been needing resolved for the past month. We have a 12 month old baby as well as 3 older children and the current condition of this home is unacceptable. I have contacted the company countless times (I can provide a detailed record of each attempt). I have not heard anything back since my latest attempt, now 22 days since my initial conversation with *******. All we're looking for is the home to be in a liveable condition, as stated in the lease. I can provide photos, documents, and records of emails.Please help us.

      I have been a tent at my current location for 2 years and by law each room is required to have a smoke detector in each room. I current live in a 3 bedroom 1 1/2 bathroom and there is only one smoke detector in the home. My 2 kids and I stayed here a entire year before they replaced the painted shut back windows that would not open. I current have multiple holes in the house that have not been fixed and dealing with a mouse in the house because of this. The current owner is going up on the rent with no improvements for maintenance issues fixed. I've never been late on my rent. The property management people rarely resolve the maintenance issues that I submit in. Because they have not resolved the holes in the house the property management should be responsible for any termination fee to have the mouse removed. Paint from the ceiling is peeling and between the owner and property management people nothing is being resolved. There is a huge hole in kitchen floor that's been needing addressed for a year now. If i paid my rent the way they replied to maintenance request i would have been evicted long time ago. I dont want to pay another cent of rent until all issues are resolved. Please help me with these issues i have going on in the house that me and my 2 kids are living in. Thanks

      My grandfather and I renting a home from this company and there were problems from the first day we moved in. I contacted the gentleman nam ****** and the owner****** which came to the house and saw the issues. The plumbing, pressure, leaking around the faucet and leaking in the refrigerator. It has been some attempts to fix some of the issues but not all. Through out the year I would text and call them about the issues. Now there has been attempts to repair the refrigerator early but the plumbing not so quick. The back yard would be standing with water but there was no rain. They did send someone out to drain the septic but that's all was order for on this visit. The plumbing got so bad that the water stop throughout the house. Now someone is sent out to replace the pump, i told them it was the flushing of the toilets with the water going down as well. It was said that it was not on the order to be fixed. The time has come where we were feed up with the way this company handle its responsibilities we stopped paying the rent. I know that this is not right but we have had it with these guys. So now we are up for eviction court date 8-12-2021 amount close to 3,400 dollars. I went down and paid the total balance on the 8-11-2021 so everything went as usually. The next month come in and I paid late because I asked when were they going to fix the issues. On 9-12-2021 I paid the rent which the due balance was 1,260 with late fee. The next month the same I paid late because I asked when were they going to come out to fix the issues, well we got a vendor to come out. I stopped paying in November but had the money as we still do but one we cased in to seeking legal help, have not got any yet. December is here i pay half of the rent and signed only one money order so I knew they would call me in to sign it which I knew the owner would most likely be there for that. The gentleman pulls jacket back over his gun as he and I are conversing with each other, so I leave.

      Business Response /* (1000, 5, 2022/01/31) */ We have fixed the septic, well, and water leaks he has put in. This tenant is over $3,000 behind in unpaid rent and is mad because we filled an eviction on this tenant. Since April of 2019 he's been late 23 times in his rental payment.
