      I have followed the chain of commands about the rodents in my apartment for years. The exterminator comes every other month or sometimes not at all. The exterminator would come and inspect my apartment and put down some glue traps and put a bait station outside not inside the apartment. The organization stated that I will not get my money back for the bait stations, bait food, and glue traps I use to get rid of the rodents in my apartment due to not having enough evidence. Yeah right! The organization just didn't want to pay me back! Yet, I was told by them that I would get my money back! I have proof of that! I even have proof by showing them pictures of a rodent and a lizard in my apartment and receipts from bait stations, bait food, and glue traps. I did not have any rodents nor pests in the previous apartments I lived in! I feel that the owner and staff do not care about our well-being to the point they won't answer your phone calls when you call the organization for something, nor meet the tenants' needs involving the tenants' apartments! How sad! This place is government owned. I don't know why they are still in business when different people are complaining about this management! It can't be a lie!

      I requested proof that my animal was the. Reason, my hvac it has gone out prior to that. My hvac broke down when I first moved in. I got my dog a year after I moved in. She had an accident. on the porch one time. I cleaned it up, and I never put her back on my porch. My hvac goes out this summer. They are trying to charge me an extra fee, saying it was my dog is Reason the hvac went out again. I have called, I have emailed. I have no problems paying for the damage. If it was my dog, they told me that they had proof and pictures and videos, but when I requested them, they told me they don't have to provide those to me and that I have to still pay this fee. I have no problems with paying it, but if my dog Did not mess it up. I shouldn't have to pay it all. I'm asking is for proof if you could provide that. I have no problems paying for it, the hvac is from 2011. They have not serviced on it. Since they open We are in 2024 they open officially in 2012 i contact it numerous of people from the company waiting on a response. All i'm asking is for **** that my dog using the bathroom one time on the porch. A year ago, it's causing my hvac to go bad a year later and if they can't provide proof remove the fee off of my account. I received a letter today saying if I don't pay it by the 22nd of this month, then I need to be evicted. But my rent is paid for I just did not pay for the hvac fee because they could not provide me proof..... Also i'm supposed to have a deposit when I first moved in. But they removed that deposit and used it on something else because it's no longer on the website to use it says zero balance, so what did they use my money for I have no response for that either isn't that against a law to use the deposit without informing the resident. Our tenant on what is being used for if that was the case, they should've used it for the h. Vac, but that's been gone soon as they got in trouble for stealing money.

      This is a horrible organization. They don't care about their residents in the least. While living in one of their properties I have experienced, multiple maintenance issues in a cheaply made apartment that I am the first person to live in it after it was built. Toilet has come unglued from the floor, faulty smoke alarms going off in the middle of the night, 2 broken refrigerators, that were only replaced with other fridges from other empty apartment units instead of the brand new one that was promised, 3 separate roof leaks that all took between 30 -50 days to fix (there's probably a hidden mold problem now that has not been discovered yet). My door has been egged 5 times and they did not evict the people who did it even though if was clearly vandalism of their own property and that tenant had multiple violations including violence against another tenant. Property damage to my personal vehicle from Partnership building next door and the construction debris resulted in me having to buy 4 new tires, not to mention the half a dozen bullet holes in my car from a shootout that erupted one night because of a person that never should have been approved to live here. If you complain to management they either don't take care of it at all or take a month or more to do anything about your complaint. From reading the reviews below it is pretty clear that this entire organization are nothing but slum lords.

      Guildfield Heights in Chatham Va has an issue with bed bugs/ termites coming through the walls. Management has been notified but due to it being the holidays nothing can be done til next week (hopefully) I asked about them putting me in a hotel until this can be resolved because it’s bugs coming in from the walls and I was told since it’s 40 some other apartments in different properties dealing with the same thing they can’t put me in a hotel because it’s unfair to all the other tenants with the same problem… Sounds to me like y’all’s properties have a infestation and something needs to be done because people should not have to live like this

      Scam Artists, greed comes before repairs. They spend money on hay and office roof repairs. The rat and snake holes have yet to be addressed. I don't like the idea that the wicked on-site manager run to Greensboro NC and fiddle around in tenants accounts. She went as far as changing my rent amount and sent out a letter to a phony address. Her phony letters went out to several other tenants. How is the governor of this state allowing this to happen? This is why I don't vote for not one devil. They're all in the same bed.

      Partnership violated my lease this year by not notifying me of a rent increase 30 days ahead of time, as clearly stipulated in their lease. They never gave me a copy of anything with the new rent amount until after I complained. Their own "proof" proves that I was not given proper notice. It was signed partially filled out. They could not have known the amount of the new rent on that date, as the recertification process had just started that day. The best they could do was apologize for the "misunderstanding." There was NO misunderstanding, they clearly violated their own lease. They refuse to admit that they screwed up. Now I have maintenance issues and for one week have been listening to plumbing that squeals every 3 minutes like clockwork. But their maintenance man is rarely on site, and has yet to show up this week, much less fix anything. They refuse to find anyone else to address the problem. They refuse to call in a plumber even though their own maintenance man is too busy at his other jobs to do his job here. When I first moved in to these apartments, the site seemed run by competent people, and it was a pleasant place to live. But it has steadily gone downhill. In five years, there have been at least 5 new site managers, and they are inconsistent in doing their job. Residents break rules left and right, and it is more often than not ignored by management. What wasn't allowed last year, suddenly it is allowed today. Call them at their Greensboro office, and you will get voicemail, since they apparently screen all their calls. If you're lucky, they may call you back, at their leisure. That has been my experience. I'm sorry I ever moved here.

      The paper signed on 3/31 did not have the new rent amount on it. I also was not given a copy of either page of that document. The lease requires landlord to serve "appropriate notice on the TENANT, together with the tender of a revised lease or an addendum revising the existing lease," sent by first-class mail...or "personally delivered to the Premises." That did NOT happen.

      It's all about the Benjamin's. I'd like to know, who are they in a partnership with? Can't be integrity or compassion. I'm a resident who has been disrespected by rude stiff necked employees. A lady started barking orders at me while I was coming out of my apartment, I didn't even know who she was. This is my home, and she was from another site. Show some hospitality, this is the South. I called the head office and was met with hostility from the operator. Your not in Kansas anymore. In the South, we show respect and introduce ourselves before we bite. I don't have enough characters to discuss the racism, rudeness with the original site manager. But I want to know is the attitude taught there, or is it allowed to spread like a disease? Why not have compassion? There's a lack of it in this world.

      I wish I would have read the reviews before I trusted this company- there is no communication with this company. I moved out of my home because the property manager gave me a move in date and said it couldn’t be pushed back so I had no choice but to get ready to move three hours away, pull my child out of her school to enroll in a new one (three months left of school) so that the day, the actual day I moved out of our home all the sudden property manager Pam R********* calls to tell me the apartment isn’t ready and my move in date is “TBD”. Seriously? Where am I to go, you couldn’t tell me that in the two months I was preparing to move to follow your rules? I only set things up for the weekend because Pam told me two months earlier that the move in date was final and couldn’t be changed but now she’s calling me to tell me it has in fact changed and then Pam never called me again until May to tell me no one is working on the place….so my daughter and I moved in the end of her school year to live out of our car? We wasted two stimulus checks living day to day wondering if we had a home-why was she allowed to do this? Will I ever be compensated the two stimulus checks that we lost out on? What about the emotional anguish and turmoil that my dyad endured? What I’m hearing is the move in date could have been pushed back but instead Pam worked harder to make us homeless. Then when I finally move in Pam takes “Hispanic” off of my application- I know I do not look obviously ethnic but if we are in the south going off of the “one drop” rule- my birth mother is Puerto Rican therefore my daughter and I,too, are Puerto Ricans. I do not smoke cigarettes and had to sign a two page addendum explaining the I’ll effects smoking causes but my neighbor sat in the hallways for the first three months there blowin cigarette smoke into my daughters face, into my home, I to my car. I lost out on two weeks worth of work because I can’t make deliveries smelling like an ashtray. Sorry I came

      We are sorry to hear that you did not have a good move in experience. The documentation that was provided us at move in indicated that you vacated your home sometime back in March of 2022. You were asked to come in and update your application on 6/9/22 as the apartment was almost ready for occupancy. There were a few small contractor delays but the apartment became available on 6/29/22 and you were able to move in a few days later. With regard to your ethnicity being changed on your application, all applicants have the opportunity to complete the race and ethnicity portion of the application. If it is not completed by the applicant the government agency we work with requires that we complete that portion. Your application and lease were reviewed with you at the time of lease signing and no request was made to change this information. We collect this data simply because we are required to by the government. We store it only in case it is requested for their use. We apologize that there was an issue with someone smoking in the breezeway of your building. After our office received this complaint from you it was addressed with the responsible parties and to our knowledge they are now smoking at least 25 feet from the building as is required. If there is a continued issue with smoking in your buildings breezeway please report this to the site office so that it may be addressed. If you should have any other questions or concerns, please feel free to reach out to our site or corporate office for assistance.

      Please understand I was NOT prepared to live without a home for over 3 months. I left my previous home in March because I was told March, not July, was my move in to GR. I was putting trust in a professional who was insisting her word could be counted on. And her word was final, no negotiations. That experience left me afraid that correcting my ethnicity meant paperwork being delayed and the move in being further delayed. Especially with things like “oh I was hoping you found another place” or “ I figured you would have found something else by now” being said after the few phone calls I did receive. I was more than eager to create a professional and courteous relationship accompanied with dignity and respect. I was thinking this would be a safe and fair environment with clear and prompt communication. That is why I brought up smoking, amongst other things, I am unsure of everything being said and done and have no trust or comfort in any written or spoken words. I am trying to be a quiet tenant and follow every single last rule I have signed. Please understand that there is no need to retaliate and continue to rush me out. The financial loss has made finding another home difficult but know that I’m working VERY hard to find another home immediately. And thank you for the feedback, fasted I’ve ever had a reply.

      With all due respect, I am on the BBB platform expressing my concerns because Partnership Properties have continually stoked the fires of uncertainty and worry. The last time I reached out to a regional property manager it was pertaining to a threat of eviction that came in the mail, WITH an expiry date. When I received this threat in the mail on its 8th day (out of 14 days to respond before being evicted) the name on the paper (Chad) was unreachable. The next day (9th day out of 14 ) Chad B***** replied with an email stating that "I travel for work and do not reply to residents, I'll forward the issue to the property manager". I had to wait until noon for the office manager to finally show up and even then she had no clue as to what I was asking her about!!??!!??!! Thank you for this response; previous experience dictated that employees at this property lack prompt and clear communication with tenants but clearly communicating with one another isn't even practiced amongst coworkers. Is it really acceptable to do this? You could not reach out to the property manager so she knew a tenant needed a notice put on their door and a prompt response was needed from me? What if this eviction came on the following weekend after this threat was printed out and the property manager didn't show up until midday THURSDAY? (as she often does)? What would have happened to us? What if the eviction was never received because of mail issues? What if I was in the hospital? What if? What if? What if? It obviously doesn't matter to any of you gainfully employed persons making over $10k a year but I missed out on a full days worth of work nervously pacing, waiting for SOMEONE to respond to my required and timed response. It has become evident that the emotional turmoil my family endured from March-July of 2022 (when we were left homeless by your company) apparently was just the start of the petty mind games this company plays with its residents psyche. I am repeatedly throughout the day wondering when the next surprise will come. Do you know what it is like to go to bed wondering if you checked the mail? Do you get up at midnight to check the mail because you don't remember if you checked the mail before you attempted to go to bed at 9pm? I do. If the growing anxiety from wondering if we will be kicked out tomorrow doesn't keep me awake at night, the forever and endless CONSTANT dragging and stomping from the upstairs neighbors after 9pm does (even after asking for help with this??). I had not even lived here for 3 months when I learned that if you do not hurry and speed into your parking space then your neighbors will intimidatingly speed up to your car and ride on your car until you are out of their way. So, yes Chad, I agree with you, I was driving too fast but that is because I have adapted to your neighborhoods already instilled driving habits. Now I am the only tenant driving 5mph while the same black toyota suv (a guest of a tenant here) continues to ride my bumper in and out of the complex. This woman angrily hovers on my bumper to then angrily speed past my car, to park in the middle of the parking lot, to let kids out of the backseat, and then speed off. This behavior is obviously accepted or the same woman in the black toyota suv, revving her gas as she impatiently hovers on my bumper to screech around my car to speed to 4 feet in front of her to park in the middle of the parking lot to let children out of her backseat and then speeds out of the complex, would not be so comfortable doing so if she wasn't continually allowed to do so. Or how about the red chevy cruze that also parks in the middle of the parking lot and lets kids of all ages run in and out and around the car PREVENTING ANYONE from going about their business SAFELY. My favorite moment is when the driver of the red chevy cruze (also a resident) made it a point to park in front of my car, preventing me from safely getting into the parking lot, then watches me circuitously reverse into a parking spot only to then send her two small children out of the backseat and running directly behind my moving car. I am thankful for all the cameras in my car because I sent all of this footage to my insurance company and have discussed with them what my options are to protect myself and my family from my irresponsibly aggressive neighbors and from the property managers who support this dangerous behavior. The actions done on a daily basis by the drivers mentioned have made already difficult living absolutely unimaginably hostile and filled to the brim with anxiety for us. I cannot be the only responsible tenant, driver, and parent in a complex of over 80 people. I shouldn't have to alter and rearrange my life to fit into the daily ongoings of neighbors who have made the parking lot a playground and a gathering area for small chit chat. Their actions have made peaceful and enjoyable living for my family impossible. I have said it before and I will say it again, I am trying to follow lease rules while caring for my school age child with the very little we have as quietly and respectfully as possible. I wish I never came here because my consideration towards my neighbors and attempts at living peacefully here are not supported by anyone either living or employed here. The "professionals" are incapable of responding and reaching out to residents with courtesy, consideration, and promptness. Written or verbal words from your staff or the signed lease cannot be taken in with confidence and trust as it seems to only be used as means of singling out those you do not like; sending out evictions with expiration dates then becoming unavailable for response. It is with great difficulty to not feel as if this was intentionally done, not to mention how unprofessional. I get it, NO ONE want us living here. You've made it clear that we are not welcome and need to leave now. I promise all of you, I am working diligently to leave your property asap. I cannot stress enough how frantically I am working to give you your apartment back and to give the neighbors their reckless and inconsiderate way of living back to them. I get it, so again, I am working as hard and fast as I can to find another property because the joy this place gets from badgering and harassing us is more than I can take. You've worn us down physically, financially, spiritually, and, emotionally AND we haven't even lived here a year yet! I cannot do anything without CONSTANTLY wondering if I have violated a lease policy and if there is another new threat coming in the mail. Any papers on my door ignites a panic attack that I didn't even know was possible. This anxiety and fear is debilitating and I pray that the stress doesn't coax out a stroke that will further delay our moving out of your property but most importantly will keep me from caring for my child. We are not comfortable and do not feel safe here but will continually try to adapt to the bi polar motions of our neighbors and all property handlers. Thanks!

      I am relaying my experience with this company and your property because the move in process was not the only poor experience with this property and your company. It is simply the company and its employees. Let me tell you about the papers we received on our doors in September 2022. The papers stated our rent was going to be raised after January 2023 due to blah blah whatever. Okay, noted-JANUARY 2023 new rent rates are instilled, gotcha. You can imagine my horror and absolute confusion in October 2022 when I received a threat of eviction in the mail stating I had not paid the full amount of rent and was being evicted if not paid by the 15th. Per the usual, I received the threat of eviction in the mail (on the 11th) and THANK JEHOVAH GOD IN THE HEAVENS, I had the money in my account to pay the rest of my rent before an eviction would take place. Considering I got this threat of eviction in the mail, with just a few days to spare and it was on a Tuesday when I received the threat of eviction so, I paid the new rent amount in October 2022. (Pam doesn't work on Tuesdays or Thursdays and doesn't answer emails due to being "so busy". Unsure of what was happening, before November rent was due, I decided to email the property manager, Pam, because she would know how much my rent is, right? I simply asked Pam what my rent amount is and Pam first replied with, "You do not owe rent this month." Okay, that is not what I asked. I emailed Pam again explaining that I was paying rent for December and wanted to know what my rent is. Again, another email saying "It is what you paid the previous month." WOW, this is when I realized that management doesn't want me here and simply getting a response of "your rent is $** or your rent is $!!" was not going to be so simple. A final email was sent out with the response of "Rental rates do not change until January 2023 because of blah blah whatever ". Again, not what I asked. Pam is saying I don't owe rent for the following month so I can only assume the papers that went out were a mistake but Pam has made it clear that she is too busy to be bothered with things like this so I ceased communication with her. She was obviously looking at my file, instead of simply telling me what I am paying your company for rent she made this needless run around of emails telling me everything I DID NOT ASK. This behavior is suspicious-first you leave me homeless, then you raise my rent without telling me then refuse to tell me what my rent is because three emails of "blah" is refusing to answer my question which would have taken a whopping 5 minutes and ONE EMAIL. Isn't is three notices on your file and you're evicted?? Because that is how it feels, like this company is finding any reason at all to kick us out. If you didn't want us here you should have never told us an apartment was immediately available and handed us paperwork. If the eviction notice was a mistake that happened to the whole complex then stick another paper on the door explaining so but nothing was said or posted. The following month I waited to see if another eviction notice would come in the mail. It didn't and trying to find out what kind of balance I had on my rental account was as easy to find like it was easy getting a straight answer from Pam- not easy and looks like my guessing game is going to turn into a hypothesis kind of lifestyle here. I spent all of 2022 wishing I had never come here. And I will spend all of 2023 trying to find another home because you, your company, your employees have made it clear that you will find something new every week to make sure I do not feel safe. Congrats and kudos to all of you, I don't feel safe and all of you are doing a great job at making sure I lose sleep and spend my days exhausted. I question everything everyday with uncertainty. I find myself cleaning and scrubbing everyday because I'm afraid a surprise visit will incite some new reason to send me an eviction in the mail. My daughter wants to walk to the swing set in our neighborhood and I have to give her the speech of "remember Ms.Pam doesn't like us and is looking for a reason to kick us out so stay on the sidewalk, do not look at or touch anyones car, please don't talk to strangers but don't be rude in case it is someone from the office and they decide to send us another eviction notice in the mail because you refused to talk to a stranger, don't slam doors or cabinets so neighbors dont complain, pick up all your trash because while our neighbors lovingly drop their trash directly on the ground if it comes near our car or our door we may receive an eviction notice in the mail". I have never been so afraid of papers on my door as I have here. I never thought I would get sick to my stomach when a letter is in the mailbox. Sometimes its junk mail and then I go cry in my apartment and pray to Jehovah because a letter brought on a panic attack so strong I cannot see straight and feel like I am having a stroke. So thank you Partnership. I know you want us out now and would be more than happy to put us back on the street but I promise we are not comfortable here and don't want to stay longer than we already have and are aiming to give you your apartment back asap. We get it, I can't make enough money fast enough. But we're leaving, you have made it clear. It is understood that you do not want this to be our home and we are trying to leave now.
