Buyer beware. I did some research on Stevens. They have operated under multiple entities in the past. I looked at the bylaws and covenants of the development before the original property management took it down off their website. Luckily we have copies. The developer was ****** ******* under some asphalt/paving LLC. ****** ******* happens to own Stevens as well. This neighborhood also came with an HOA which was handled by the property management company at first. We were promised there would be walking paths indicated in plans and small parks with fountains in the retention ponds. None of that happened. We asked if they could provide itemized expense reports and they could not come up with them as well. ****** *******/paving company also controlled the funds to the HOA at first for about 2 maybe 3 years and didn't have a board until we all had to vote to remove him from position. Conflict of interest? Also the roads are supposed to be 30 ft wide and are only 18. How did he get away with it? From what I remember he also signed off on the inspection with ********* County when developing the land. There are parking problems in this neighborhood. You can't even have friends over without blocking the road. People literally have to park on the sidewalks. The entire neighborhood was messed up from the beginning, my theory is that they wanted to squeeze as many 2 story homes while maintaining sq ft, hence why there are no single story plans. They probably realized when developing that if they made the roads 30 ft they would lose out on about 15 homes surrounding the retention pond. Nasty people working for this company. If you question them about the grading they'll have an excuse saying the slope is to code, which is not the case because every lawn floods in the neighborhood. You can walk outside 5 days after it rains and water will come up between your toes. Landscape is ruined. There is much more and I know this is poorly written but I don't have time. Find a good lawyer
