    Hudson Property Management sent me an invoice for special assessment charges on April 1, 2024, without explanation. The payment due was April 30, 2024. I was directed to submit questions to Hudson Property Management's portal. After following up several times, my inquiries continued to go unanswered on April 8, April 15, April 30, and May 2. Then on May 6, 2024, I was on a call with their President * **** ***********************. Rather than providing adequate explanations, ****************** became defensive and proceeded to attack the homeowner association members present on the call for asking legitimate questions. As one of our Board members put it, ********************** "attitude is absurd," and his "communications skills are awful."

    I am a Board member of ********************** Association in Gutenberg. Hudson Management was hired to represent our building management needs.We recently had a sub contractor of the developer break a water pipe while working. Extensive damage was done to several 2nd floor units and the common hallway area. The 3rd party claim was quickly resolved with little to no negotiation by the contractors insurance company, Selective. 9 different checks were disbursed for damages ( 8 unit owners 1 to Green ****** After the unit owners and Green **** received payment for damages Hudson Management conducted an unauthorized wire transfer from the Green **** Chase account for an amount in excess of $19,700 to their account for a 7% fee of said claim, "as per their contract" for overseeing the claim.Not only did Hudson not have any handling of any negotiation, settlement or even present a detailed or itemized bill for which services they conducted prior to the unauthorized wire transfer of funds, Green **** only received approximately $25k for damages. The $19,700 wire is grossly inflated and doesn't accurately equate to 7% of money paid to Green ****. With the amount of this debit we do not have enough to cover the repairs needed. There has been no open dialog or discussion from Hudson Management and to this date still have not received an itemized bill to clarify and justify this large fee.We have reached out to a lawyer and currently disputing the transaction with *********** This is a clear attempt of a money grab from an already cash strapped, suffering building that will continue to severely hurt every owner.Hudson Management is due the fair amount of 7% paid directly to Green **** (I guess) as per their cobtract, not take 7% of the total amount paid collectively to the all unit owners and building combined ($250k+) in an authorized wire transfer leaving us struggling to pay for repairs needed to the common areas. Theft!!!

    I am rejecting this response because:

     

    Dismissing the BBB with the vague response as they did shows how dismissive  and shady  their business practices are. I would like this unresolved complaint formally listed with the ********************* ****** as we continue to fight with Hudson to try and recapture the funds fraudulently taken from the Green **** Community.
