      Please, please understand village capital is NOT a lender or bank. They are a servicer for your mortgage lender and they do NOT have mortgage assistance. Their messaging says they do, and they will even send you letters stating for you to call them so they can help you, BUT they do NOT help. What they offer is to help you go into foreclosure or short sale lol. They even train their employees to be rude, nonempathetic, and unhelpful. The representatives in the loss mitigation department will speak to very matter of factly and harshly while telling you they will NOT agree to a payment plan that you have to pay everything in order to keep your home. If they transfer your account to another servicer, they will then "approve" you for "assistance" right before your transfer is official, and the same reps who were mean and unempathetic will now be super nice, actually creepy, and "encourage" you to sign the assistance program documents before your transfer date. DO NOT SIGN. CALL THE NEW SERVICER and ask if they have mortgage assistance and explain what village capital has said and done. If the new servicer is a real mortgage company backed by a bank, they will have better programs than what village capital is offering right before the transfer to benefit themselves. I don't know why the push to sign their "assistance" proposal right before the transfer, but its definitely concerning and really sneaky if you ask me. There's a reason there, but I'm not a mortgage expert so I cant say what their motivation is. I also want nothing else to do with village capital so I wont waste anymore time speaking with them.

      This is the worst mortage company I’ve ever worked with. They do not care about their customers at all. I’ve have two very bad experiences with them and have only been with them for 7 months.. I wish I would have NEVER refinanced with them. They are good with their words and convinced me they were this wonderful company but they are horrible. I have never been mislead so badly by any company. Do not trust them.. I’m telling you.

      I needed a payoff for closing on 7/14/25 @ 1PM- which my Closing attorney's requested on 7/9/25. This asinine company claims that payoff requests can take "UP TO seven days" which in the English Language means that it COULD BE completed anytime within the next 7 business days. It would require someone approximately 15-20 minutes to go to my account, get to the right page, select the correct measures to generate the PAYOFF statement in a few moments - especially with the available advancements in technology and software. I called on Friday, 7/11 and was told it would be processed within the next 15 minutes, so I advised my Pre-Closer at the Attorney's office. Today is closing, and I was notified that the document has still not been sent via email. I contacted the company, to be told that the Payoff department wasn't open until 8AM PST. After being frustrated that I had been lied to and asking to speak to a supervisor, I was hung up on. So I wait 2 hours to call back. When I get the same lady, I was advised that the payoff department didn't open until 9 AM PST, so they want me to wait another hour - which makes it 12PM EST and closing is scheduled at 1PM EST. Again, frustrated that a customer requesting this information is being treated like this is absurd, and I was hung-up on a second time. As I called back at 12PM PST, I requested to speak to a supervisor, and was advised that "the payoff department does not have phone lines" which would be crazy because how do they make any kind of company calls? "You can only speak to them through email" was her response, and at this point, I am speaking out against ANY company that claims to take care of Veterans, support VA loans or programs like IRRRL, or anything else. Village Capital and Investments, LLC - their customer service agents and payoff department staff DO NOT treat customers with respect or integrity. They are PURPOSEFULLY withholding documents that allow Veterans to sell or refinance their home!
