On two different occasions I've contacted this business asked that my name and home address be removed from their mailing list and been promised it would be. Yet three days ago I received what looks like a check with my full name on it, Their "offer" was insultingly low. When I called this business leaving my name and address for a 3RD time asking to NOT be called back and my information removed from their list. I received a sales call as if I wanted to do business with then when it obvious by my phone call I didn't.

We apologize for the frustration the client is having. I checked the records and it looks like this is the first time the client called us in our system. I checked under the phone number the client provided and by first and last name. The employee called the client back because the voice recording the client left did not have the full address as the street name was missing. When the employee attempted to gather the correct info, the client refused to provide it.

I have the address the client provided and shared with the BBB file here and updated the client's profile as well as placed them on the do not mail list now with the correct address.

The mail house will be notified to remove this address from future mailers but that may not happen for another cycle which could be after a few more mailers have been delivered. We ask that the client please be patient and recycle any new ones that come through until the stop is finalized.

    Complaint: 22543321

I am rejecting this response because:

    1. Calling me a "client " implies that their is some sort of business relationship, their is not nor will there ever be.

    2. While it is correct that this was the first time I've had to call this business .I've own my home for 6 years and I've reached out each time I receive a mailer via social media and been told it would be removed

    3. When the salesman called me after I made it clear I didn't want to be called. He made no mention of needing additional information, he instead jumped right into a sales pitch (I can provide the voicmail if needed). He then followed up with a text messages with a similar pitch. That is why I refused to give my address.  This business obviously has other means to get my information

    Sincerely,

We apologize if using the term client offended you. Anyone who reaches out to our company is a potential client. We do not cold call, we take inbound calls from our advertising and follow up with potential clients who have called in to us.

Our agent was just trying to be courteous and follow up since this was the first time you called in.

I have not seen anything on the social media platform as well.

We have reviewed the transcriptions on our end and see no evidence of our agent attempting to sales pitch. He confirmed the name of the individual before the individual stated he wanted off the mailing list, the agent asked for the address and the individual refused to provide before hanging up.

Again, we have removed the individuals address from the mailing list in the future. Again, we ask for the individual to be patient while the process is finalized and to please recycle any further mailers that may arrive from this cycle since they have already been pushed out and mailed.

We have placed the caller on our Do Not Call list so that no further communication is attempted as well.

They keep harassing us, they are trying to buy our house.( its not for sale) And the offers send us are completely lowball. Even though weve asked them to stop sending us letters in the mail and calling us. Its annoying and harassment.

This complaint is regarding mail that is sent to their home. These are advertisement flyers, postcards, etc. to neighborhoods to advertise our business, much like local food stores, restaurants and political campaigns use to advertise their business.  If there has been a request to stop sending mail, we log it and send it over to our mail house to stop that property from being mailed. Unfortunately, not all addresses are stopped immediately due to us prepaying for an entire month of mailers to be sent out in advance so they may get a few more in before it actually stops. Occasionally, the mail house misses the initial request to stop mailing the property and we have to resubmit.

Our company does not make any outbound calls to clients unless they call in to us. But if someone does not call in, we wont know or be able to actually remove them nor do we call them unless they have attempted to contact us which we consider an opt in for us to return their call. If they have called inand we can track it in our system, we will expedite the stop mail request and apologize to the clients for any mistake on our end of handling the issue.

I am rejecting this response because:
They have made multiple calls even though Ive told them Im not interested. I have told them to put me on the do not callback list they still call. So they are lying.

    Good Afternoon,

We would be glad to work on this with Brayden since this seems to be an issue for him.

According to our logs, the client had reached out to us, once on August 5th 2024 and again on September 3rd 2024.

There had been no outbound calls, text or email to the client whatsoever prior to or anytime after the initial inbound call from the client on August 5th 2024. The complaint here with the BBB was also filed on August 5th 2024 which did not give us any time to address the clients needs before a complaint was logged.

Our mail is prepaid and takes time for addresses to be removed from rotation. We don't pay for and send out mailers each week, they are bulk-paid for an entire month or so ahead of time.

I also noticed the Do Not Mail request was not finalized due to the address given being incorrect. It looks as though Brookside Ln Unit C was not correct / missing information. The client has been marked as a do not call, do not mail, do not text and do not email but we would need the full, correct address to remove him from the mailer properly.

If this was not given properly, as such, the request is not fulfilled and more time goes by without the client's needs being met.

I will gladly take care of this but ask that the client allow time for it to happen. If I can confirm the complete address, I can get that handled and ask that the client just recycle and further mail pieces while this process takes place.

That is processing and I ask that the client just recycle and further mail pieces while this process takes place.

We have been in our house for about 2 years. Since then, we have been bombarded at least weekly with constant "cash offer letters" about 40 percent below the market value of our home. Sometimes even less than that depending on his Advertising scheduled reduction. Usually about ****** less with each check till they quit sending them. He has no properties for sale that he could get us into for the amount, or less, that he ever offers. So if we accepted it, we would have to move out of town. I have called **** multipule times during business hours and asked them to stop the mailings. Usually he is in a noisy kitchen or living room on a cellphone surrounded by noisy children. So much so that he remembers my name. However, not enough that he has actually followed through and removed us from his listings. Again I have asked **** to stop. He has not. The previous owner of the property we purchased it from, also received the same level of attention from ****.I am in possession of a 5/31/24 flyer and check for a cash offer. ph# ************ I am in possession of a postcard 6/4/24 stating "Urgent we have been trying to get in touch with you" ph# ************ His website lists a ph# of ************** Each mailing has a different phone number usually, and these do not match my phone records. i wish I had kept the 2 mailings from the start and middle of MAY which were identical 2 sided post cards. Sadly I have not carefully back tracked and blocked all the numbers this business calls from - or i have called to be removed from their list. If BBB cannot resolve this, it is so annoying, that I will seek legal counsel on harassment.

If the client did in fact reach out, we would love to follow up and check our logs to ensure the stop request was placed and we can rectify this issue. Unfortunately, the client more than likely did not speak to **** directly since any inbound calls are sent to our front of house team that acts and responds to all our clients needs. Our team works diligently to address any issues and needs of the clients because we want to earn their business. We typically will not pay full market value for a home as that is not our target area for clients since we specialize in homes that need work.

    Business response

I have reviewed the individual's account and there has been no phone calls to or from the individual since January 3rd, 2024. I do not believe we are the business the individual is actually calling. We have a front of house team that answers inbound calls from clients and follows up with any missed calls but there are no records of this individual calling in at all in the last 10 months nor have their been any text communications. The owner of the company, ****, does not answer any inbound calls to the company as we have a team for that and would need an appointment to speak to him directly.

We had already placed the individual on the do not mail list in mid October and confirmed with the mail house that the address in question was removed. As stated previously, there may be some time delay from when it was initially filed to when the already mailed advertisements fully cease.

The client was also placed on the Do Not Call list so no communications have or can occur from our end.

They harass me at least once every month. I have sent letters, called the office, left messages on their ******** page to take me off their list. I received at least one, if not two or three postcards every month...for years. I have never contacted them to pursue a business relationship. They are showing bad business practice. I would never recommend them to anyone. Once they have your name and address, no matter how they got it, they will continue to harass you. I noticed that I'm not the only one who has left this type of review on BBB for this unprofessional company.

Business Response /* (1000, 17, 2022/05/04) */ ******* ****, thank you for reaching out and allowing us to get this under control. I have relayed to our marketing that you need to be removed from our lists. They did inform me this can take a entire billing cycle. But, rest assure we have you removed. Thank you!
