      Absolutely terrible experience with this company. First, the customer service is non existent. No one ever answers the phone or replies to emails. When they do answer or respond they don’t follow through with anything. Their lease states that the security deposit will be refunded within 30 days of vacancy. My refund hasn’t even been processed for mailing on day 30. I would never recommend doing business with this company to anyone. AVOID!!!

      I found a property in Melbourne FL for rent and my application was approved. On the day I was scheduled to move in they called me that morning and said " oh sorry, we sold that house" it was never listed for sale. Only for rent. Then a week later I see on the website as "available" again. This company is a scam.

      Horrible customer service and horrible agency! All their employees always smoking something for sure! They are always changing their stories and saying it’s your fault! Horrible management

      I would absolutely never rent from this terrible property management company again. I have never had any issues with receiving my security deposit or dealing with whoever I am renting from. We paid a $500 cleaning fee, but were told we still needed to clean the inside of the home, pressure wash the exterior/driveway, mulch and weed the front yard, provide receipt of carpet cleaning, replace the sod! The irrigation system never worked but we were told it is the "tenant responsibility" to fix the irrigation system. I already assume we will not be getting our security deposit back. When asking for the paint colors to touch up the paint of the home, I was told they don't have the exact colors and if it is off slightly than we will be charged for the entire wall to be repainted. We were told we just needed to pay the fee for each area that needs to be touched up (not huge areas but where we spackled the areas we hung things up). The resident manager was threatening in her emails to us when we expressed concerns. They took over a month to remove the lock on the door when we first moved in and we were told by the resident manager that it was not her responsibility. This company is extorting residents and is disgusting. I would never recommend this company to anyone.

      I'm so sick and tired of American Homes 4 Rent! I'm a homeowner living next door to a home that's owned by American homes for rent! They are slum lords! Nasty and dirty house has mold and needs painting don't cut grass and weeds! As a homeowner living next door is bringing down my property value! Our HOA has been on them and all they do is pay the fines but won't fix up their properties! Shame on you American Homes 4 Rent!

      I will tell anyone not to rent from this company I’m sorry that I am I’ve been with them for years never been late on my rent I would consider my house a hud house it’s bad how they treat the tenants my roof is in bad shape the house is just ran down and I pay over two thousand dollars a month and can’t get them to fix up anything I’m hurt about all of this people be ware of the company

      Horrible! If we could do over, I would. Trying to get issues fixed, is like pulling teeth. Can’t get ahold of an actual person. Can only leave messages. Then when you do you are put on hold for 20 minutes so that person can get caught up on why you are calling. Changed our move in date without telling us, didn’t start the garbage service, so our garbage wasn’t picked up. Can’t find out correct mail key, the best answer on got is “ we are working on it.” Blamed their development team but, can’t get ahold of them to get us out key. Was then told to just go get the key myself from the post office. Only been in the rental for 2.5 weeks and nail heads are popping out of almost every single wall, siding falling off and it’s a new home!

      Do not rent from them. They will keep your security deposit for normal wear and tear, they wanted us to pressure wash the home when we moved out, also they charged us to replace a 10 yrs old smoke detector that was wired to the home. Also they ask if we could put mulch down in the yard before we move out. The home was spotless when we moved out and they found any and every reason to keep my deposit and said I still owe them 700 dollars. Please try another rental company before you let AMH RIP you off.

      I have rented from AMH or America Homes 4 Rent for several years at this point. Over the years I have had ups and downs with them from service request, to transferring to a new house, but things we have easily moved past. Unfortunately, this has changed in the past year. I want to state I am still actively renting from them, and will be finishing up my lease and going on my way. I also want to state, I have ALWAYS paid rent on time or early and have NEVER had any complaints with us as renters. We take pride in our property, and being neighborly. My initial complaint apparently was to long. So I am going to make this short and sweet. My HVAC system has not been working for 6 months. It has been upwards of 88 degrees in my house for over a week straight now that its heating up fast here in Florida. There is no urgency, or desire to get this fixed. Additionally the cheap material they have used on the stairs has cracked several times at this point and they send vendors who don't care at all about the property to come fix it. Last time after getting fixed they have completely destroyed my stairs scratching the paint on the risers and even taking chunks out of it. Positive after last experience they will try to charge me for this when I move out. Long story short, the vendors they use are absolutely the bottom of the barrel leading to maintenance issues with no urgency to fix anything. My lease ends in July, and I have no plans on renewing or leasing with AMH ever again. I am not sure if it is the local team, or what but they use to be a phenomenal property management company. That is just not the case anymore.

      Won't approve it's a money grab for application fees and I gross 3000 a week by the way
