I am filing a complaint regarding "Property Site," a company that preys on individuals who have recently completed property title changes. The company sends deceptive solicitations under the guise of offering a "Property Assessment Profile" along with a "complimentary copy" of the ***** ***** which should have already been issued for free by the county.Details of the issue:Date of the transaction: The letter I received is dated September 2024, asking for a response by 09/20/2024.Amount requested: The business requested a service fee of $123.00 for a "Property Assessment Profile" report and a "complimentary copy" of the ***** ************* commitment: The company falsely claims that obtaining the ***** **** is part of their service, though this document is publicly available for free from the county.Nature of the dispute: The letter is a misleading solicitation disguised as an essential service. The business is attempting to charge for a document that property owners are already entitled to, without mentioning that these documents are available for free through the county. The solicitation looks very much like an official bill or a required service, but it is not.Resolution efforts: There has been no attempt from the business to resolve this issue. I did not pay the requested fee, but I feel this practice is predatory and targets property owners who may not be aware of their rights.Advertising: This solicitation arrived via postal mail, and the company uses deceptive language to suggest that payment is necessary to obtain the ***** **** and other publicly available information.The companys behavior is unethical, and I am seeking assistance in stopping this misleading and predatory practice. I would like to start off with this consumers comment in the desired resolution section of his complaint if the BBB would kindly explain that the BBB is business and solely a platform for communication between consumers and businesses, they cannot advise businesses, or enforce any type of mandates or laws, and they are not government agency.
We are sorry this customer was upset by our notice. This customer comment that we send a letter under the Guise of offering a property profile, it is not a guise that is our service, it clearly states this service to obtain a property profile (an approximately 40 page property report that we compile and research for a service fee).We do include a free deed with our property report and although this a free deed that we include in the property report this consumer is twisting the facts, which are that include a free deed with our service nothing more.
Unfortunately, although the deed may be free in this consumers county, that is not the case for all counties, and not everyone may have the access to records that this consumer has. Still the facts remain its free.
We do not claim or disguise our service as an essential service as claimed by this consumer the letter clearly states This is not a bill,this is a solicitation, and that we are not a government agency and services by nature are optional.
If a consumer (or anyone) wants to go through all the different depts in public record and compile and research their own 40 page report,they can and wouldnt need our service( and as stated before not everyone has access or ability to access records that this consumer may have), its a matter of knowing the location of the info and what available its all public record (as stated on the notice).

This company is sending out solicitations for services which are intentionally created to look like a bill rather than an advertisement.In addition, the services they claim to be providing are not useful. This is a scam business which only exists due to people paying out of misunderstanding.The solicitation says "Please respond by [date]" to intentionally make it look as though this is a bill, when it is not. Our letter is very clearly states that it not a bill, if this consumer doesn't not want or need our services (a 40-page property report that we compile an research for the service fee) then they should just disregard our notice, this does not mean that other consumers will not find our services valuable. It is a far fetched assumption by this consumer, that other consumers pay out of misunderstanding, we have 1000's of satisfied customers and our letter is very clear as to the nature of our services. A "please respond by" date" is self explanatory, and this consumers assumption that it is for fraudulent purposes is just that an "assumption". The" facts" regarding the response date is simply that are services are not available indefinitely as we compile the property reports for consumers with recent changes or purchases of property. it is not unusual for a company to have a time sensitivity on their services. Fraudulent company that is sending notices out to recent home buyers that are made to look like official government notices and mandatory bills. The company is selling you your own information that you already have. They make money by scaring people by putting private information on the form and then giving you a hard deadline to pay a fee. We are not fraudulent!, we do not sell information! we compile and research an approximately ***** page property report called a property profile for a service fee.This is very clear on our notice, If a consumer wants to research their own property and go through all the different departments in public record and compile their own 40- page report they can, and wouldn't need our services, its just a matter of knowing where its located and whats available. The company's response was that I didn't provide my address, so my complaint wasn't valid. I will not provide my address to them. Somehow, they already have ALL of my confidential personal information that isn't even available on typical property assessment websites. If you look up their reviews online **************** etc.), they are getting away with scamming thousands of people by sending notices in the mail made out to look like it is coming from our local government, telling them they owe money for a recorded deed transfer. They even make up a deadline on when the fake fee is due. It is nothing but a scam and people should be aware. Their "fee" is for public information that is available for free to anyone online.

I received several notices in the mail that seemed to be a "bill due" for a recent property deed that was changed to my name. It looked like an official NY State letter. On 7/6, I paid the bill online for a fee of 118 dollars under the impression that it was in reference to a recent bill associated with the transaction of my deed change for my property. As soon as I paid the fee, I realized it was not an official NY state transaction since the address that I saw charged was in ******. I would like a refund of my money, 118 dollars. My NYS property deed is able to be obtained free of charge, and the letter received was very deceiving . I would never have made such a purchase if I didn't think it was a fee associated with the deed change.Business Response

Property Site sent me a Property Profile Report with the cover or first page indicating "Enclosed is a copy of your requested property reports......" some 6 weeks after I closed on my new house. My closing date was 12/18/23 and I received the above mentioned report in mid February. Neither I nor my realtor requested this report. The bill for this report was for $118 and its wording was deceptive making me believe purchasing this report was necessary to process the deed with the appropriate local government agency for the purchased property at ***** **************************************************************. I've tried to reach Property Site at ************** on numerous occasions but they don't answer. I paid $118 by check #**** in mid February 2024. I have not received the deed they promised--which is a moot or irrelevant point since I received the deed on 12/19 from the Shaheen Law Firm *************) who handled the closing.Business Response

This customers sent us a check to request our services, their order was completed on 2/23/24, we are sorry they misunderstood our letter, we do not send bills! our letter is very clear that it is a service fee for the compilation and research for a property report which this customer received. We are sorry this customer had difficulty contacting us, our phone representatives are available MON-Fri 7am-4pm PST, we also have a voicemail system, fax and email available 24 hours a day. Our letter is very clear as to the nature of our service fee, no where does it state or ******** is a requirement, in fact it states its not bill, that we are not a government agency, that is a service fee for a comprehensive property report with a list of the typical contents of the report and its uses. We have issued a refund check for the full amount which should be mailed out by the end of this week. We thank the BBB for their mediation in this matter.
