They always responded to my phone calls and emails immediately, and ensured that all of my questions were answered. The customer service I received was outstanding! 1 starAkam is an absolute nightmare. The property manager ignores all calls and emails unless called out by the ***** board for ignoring owners. Those higher up in the organization feign concern for the time it takes to craft one insincere email, then never follow through to make sure requests are handled or emails are answered. If you are a building seeking new management, look anywhere else.Review fromLauren K

1 starIs it possible to give zero stars?! We've had Akam for over a year now at my complex in ***************** and the property manager assigned has changed 3 times. Emails, calls, BuildingLink services requests -- everything goes unanswered. ***************************, the regional manager ask that I share all of our issues with our BoD with Akam so they could help advise and make sure that standards, practices, and legal measures were being taken. They then said they needed to to remain neutral. Four agents of Akam stood by while our Annual Shareholders meeting turned into a grudge match of name calling. They never intervened. Maintenance statements are being sent monthly with clerical errors that are never rectified month to month. They approved a Super that's a direct conflict of interest. I could go on, and on, and on. The point is -- avoid Akam. Do not engage with them. They will run your building into the ground.Review fromErin R

******************* AKAM *************************** lacks professional integrity and pride. Their inability to execute basic tasks and maintenance is astonishing. After signing the contract, they failed to deliver the promised technology, staff, guidance, and professionalism. They talk a good game, but don't believe anything they saythey cannot and will not deliver. Shareholders are either ignored or rudely dismissed when following up on work orders, which is likely why they are not accredited by the Better Business Bureau.AKAM... Don't bother responding to my review. Nothing AKAM says holds value.AKAM

AKAM managed my condo building in *** and it has been nothing but terrible in operation and finance.1) Corruption with the Board Our board has not changed for the past 11 years because every time, the building executive *************************** would come up with excuses like "storage unit has not been counted" etc. It makes no common sense that board like ours can stay in power for the 11 years unchallenged. 2) ********* capital assessment and indiscrete spending. There has been 2 significant assessments in the past 2 years. In 2021, they assessed a total of $500k for renovations. In 2024, they are assessing $1,500,000 for changing floor carpets. It's hard not to believe that they are not using the capital fund discretely. I would not be surprised if kickbacks are involved. According to the past record, they spent $250,000 in changing light bulbs only and $300,000 in installing security camera (whereas the market quotes have been below $100,000).3) Unresponsive to closing record and request Their phone numbers and emails seem to be on display only. There is not a single time when I could reach out to ****** or his assistant ***************************** in real time. I did not close on time and after that, every one of my call was transferred to their voicemail. USE AKAM if you wish the same misery in your home.AKAM

1 starAkam manages a building that I rent 2 bedroom from on ******* in ***. The building is full service with excellent staff. However Akam management is the worst and incompetent in property management. November of 2023, Akam Management had the water on our floor cut off without any proper notice posted anywhere in the building nor was there any proper notice posted on the ************* app or emailed to the tenants. This water disruption, not having water all day, caused my wife and I to cancel our day completely since we didn't have any water to go about our morning hygienic normalcies. We both lost a days of work collectively. This in turn cost us financial distress as we had to compensate for some of our cancellations. I had contacted Akam, getting in touch with anyone was nightmare. I had to blast emails including to the "feedback inquiry" on Akam's website in order to finally get someone to reach back to me. When I finally spoke with someone at Akam ******************** they literally lied to me by stating that notices were posted in the building. When I pointed out the this information is incorrect and straight up false. To please check the cameras and speak with the building staff to confirm that in fact there was none, zero notices posted anywhere, this is when Akam Management finally admitted to their mistake in human error with not making it clear to the tenants of the building that there won't be any water on that given November day. Akam didn't give us tenants any chance to prepare for a water shut off accordingly. All I got was a simple "oops sorry, it was a clerical error by one of our employees; won't happen again." By this "oops; sorry; clerical error" it cost me and my wife a day of losing work, costs us money out of our pocket, and caused us great distress that comes with all the above. I also reached out to the *** of Akam, *******************, explaining ************* to him, unfortunately I never heard back or received anything in response from him.Review fromEugena G

********************* Condominium, Brooklyn ** is managed by AKAM. The ***************** Staff for this property are not responsive in addressing the residents' concerns. It seems as if AKAM employees for this property are just there to collect a paycheck. E-mails and follow-up calls to these staff persons regarding property concerns are not addressed. Sometimes, no response at all to e-mails. There are times when you are told someone will call back, to no avail...It is companies/employees as such that can make a homeowner's investment depreciate. It would be helpful to get NEW staff in the office who want to work, regardless of working from home. There are issues on the property that need to be addressed--regular maintenance; upkeep of property; and security/vandalism concerns. The CURRENT office staff for this property from AKAM are unprofessional, discourteous, and unhelpful to say the least.AKAM

Now looking at the reviews I am not surprise to see the bad reviews Akam came to our property and nothing gets done. Looks like all they care is to have a check for their employees. They never answer emails or phone calls IF YOU ARE LOOKING FOR A MANAGEMENT COMPANY PLEASE DO A RESEARCH FIRST AND DO NOT MAKE THE SAME MISTAKE OUR BOD DID TO USAKAM

Akam is worst company and people at ***.They conspire with fraudulent boards that have taken the chairs for 12 years where reserve funds and assessments are evaporated .They do not allow the gang of 6 in a 260 unit appartment building to enter the board and serve.Since if the person is honest and a very compatible resume they do not permitt that person to enter.They give unjustifiable fines, creat water damages to that owner unit to force fim to sell and leave,AKAM
