      I purchased a new construction home from K-Hovanian in February of 2024, and we moved in shortly after in March of 2024. Within two months of moving in, we noticed our garage door looked different than our neighbors, so we notified the warranty department that we thought something was wrong. They sent the garage door installation company, ******* ***** out of North Ridgeville, to check our door. The technician stated the bottom quarter panel of the door was broken in a manner that was consistent with construction workers slamming it down before the garage door opener was installed. He told me this was common, and that he would report this back to warranty/construction with K-Hovanian so we could get this replaced. We never heard back from anyone on this, so I contacted warranty. They stated it was a construction issue and not a warranty issue. We reached out to the construction multiple times in the next seven months, and nobody would reply. Fast-forward to now, a year later, and we were told again by warranty it was a construction issue, and they would tell us to contact them, but nobody would reply. We paid nearly $600,000 for this home last year, it shouldn't be this difficult to get a door fixed that was broken by their construction team. I am happy to hire ******* directly to complete the repair if they agree to compensate me for the repair.

We also do a Quality Standard inspection prior to the closing, and it also was not damaged then .Owner was told on 5-25-24 that this was not covered by the Limited warranty and no further action would be considered with this concern,

      The damage to the garage door was not noted on walk through because we were not aware that the issue was damage, and not just the design of the door. It was not until we had the warranty manager out at the house and asked him about it, coupled with seeing our neighbor's doors, that we became aware that the bending in on the bottom panel was in fact damage, and not part of the design. We trusted the builder to present us with a brand new, not broken door ... nobody told us we would need to go inspect the other houses to confirm we didn't have a broken door on our house. How is it our fault for not seeing that in walk-through? We were never instructed to go compare our house to other houses to know if something was correct or not. 

      The builder's response shows a complete disregard for performing the duty of providing their homebuyers with quality products that are not damaged. If the inside of a cabinet was broken or cracked, but we didn't notice it until weeks later until we went to store something in it, is it our fault for not seeing that on walk-through? If there is a nail popping out of the carpet in a closet, is that our fault for not finding that in walk-through? No, we would report that to warranty and they would fix that. But in this case, because it falls under construction and not warranty, the builder seemingly doesn't want to take responsibility for giving us a broken door.

      So, the position of the company is that you can put broken doors on a house or your construction team can break a door (as was stated to be the case by the door company that your warranty department sent out and said they see this all the time on new construction homes) prior to the installation of the garage door opener, and if we the home owners are not aware of the damage during a walk-through when we are looking at hundreds of items, it is not your fault? That is in absolute atrocious business position to take no matter the cost of the home. If your company does not want to fix what is a few hundred dollars maximum to make something right with a customer that purchased a $578,000 home from you, I guess you never want my business on one of your homes again in the future.

      K.Hovnanian built our home between Spring 2021 and Fall of 2022 (we moved into the home October 1, 2022). By all accounts, our home is still 'brand new'. Our dispute with the builder is that our porch concrete has begun 'fracking'. It's flaking and is frankly a danger to our children playing on the porch. This is not fixable according to an expert contractor, and the porch needs replaced entirely. On 3/26/25, we contacted K.Hovnanian and their response was that our warranty had expired (9/28/23) and stated it's a homeowner's responsibility to maintain or seal external concrete. We understand our warranty with K.Hovnanian has expired; however, according to Ohio laws (Ohio Consumer Sales Practice Act [R.C. 1345]), this allows claims to be filed for up to 10 years from the date of project completion. We paid over $350,0000 to this company to build our dream home and we are very disappointed with their lack of attention and care for their customers. Again, we are looking for K.Hovnanian to replace the porch as a resolution.

      With out any remorse or recourse from K- Hovnanian on their botched new construction builds in Louisville,OH. I think it’s time to hold them responsible for their poorly constructed homes and their inability to own up to their mistakes! The deliberate attitude towards fixing any issues and disregard to help their clients/homeowners with the serious problems in their brand new homes, only proves we need resolution! After reading K-Hovs responses to the BBB, ******** *******, and ****** complaints/reviews only solidified how myself, and hundreds of other home owners were duped by K Hovananian! K-Hov is bullying their clients over fixing the issues and deferring to the NAHB regulations! Simply refusing they had any wrong doing!!! WOW………..How about standing behind your products and stepping up as a business!!!! K-Hov needs to be held responsible for the absolute poor quality of their builds and the workmanship of their hired contractors! I will be contacting all of the my local homeowners that are upset with K-Hovananians declined attempts to fix what they have done incorrectly. From there I will be conducting a meeting on our rights as homeowners of K-Hov and how to proceed!       We contacted K. Hovnanian about severe dips in our flooring at each warranty period. They wouldn't fix it properly until we insisted at the 12 month period they have the flooring company here and fix it correctly. They tore up all the carpet and made it look as though they fixed the dips in the entire 2nd floor, however the dips ( uneven subfloor) are worse then they were when they started. The worker from K. Hovnanian worked on the floors. The flooring company only tore up the carpet and put it back down. They didn't do a thing to actually level the floors. We contacted the warranty department again and they (Terry) said they weren't coming out again or doing anything more. In addition, the painting company was here a week prior to fix dry wall cracks and the paint doesn't match our existing paint that they used. We've contacted the painter since and he's not getting back to us with a date to come back out. This is since they won't come back out to fix the floors. So now we have walls and floors worse then when they came here. This company has given us a crappy home and refuses to fix their horrible craftsmanship if you can even call it that. They just leave their customers hanging to live with unacceptable problems in their house. No one will make this right and we shouldn't have to live with uneven floors from the subfloor not being leveled properly. This is a brand new home! The paint should be fixed as well! We also have had cracks in the cement in our basement floor and front porch that they won't fix because they claim "cement will crack". It's completely unacceptable that they will not fix these things in our brand new home. This company takes your money and doesn't do a thing to give you a quality home!

We have repaired the subflooring to be with in the NHAB and warranty guidelines and far as the paint it’s going to fade over time and per the NHAB guidelines we can only use the same paint / brand and match it as close as possible.       The subflooring is WORSE than when they came here to fix it. We want to see pictures and measurements of the subfloor after it was “”fixed and the PA Building Code that says “the after result is within code.” It was never in code to begin with! We never received an inspection report from ****** ********** Agency, so we are not even sure the home was inspected.

      We never got an occupancy permit to verify it passed inspection to be occupied. We want a representative from ****** ********** Agency and K. Hovnanian to come here and show us in person, not just claim, that it’s “in code.” You can’t just claim it’s in code without showing proof.

      As far as the paint goes, the painters did not use the paint that matches our paint. There’s been a problem with the paint since I before we moved in. This has nothing to do with fading paint. They didn’t use the paint I gave them that was an exact match.

      You all made our house worse and refuse to take any responsibility for it!

      As far as the concrete, you don’t even know how big the cracks are now because no one from K. Hovnanian has been monitoring it like they told us they would! You don’t get to just claim our problems are within code without proof! You made our house WORSE and we want it fixed!

      I spoke with this owner and explained she is out of warranty and with the tornados and high winds it would not be covered. She acknowledges they had high winds.       There were no tornados in my area. There was a brief, isolated storm on August 27th. No other houses in my development lost any sh***les or had any damage. I spoke with Steve at ********** on August 28th, because the ridge cap came away from the roof and my home was open to the elements. He directed me to call **********, because it was his day off. The person I spoke with at that number was extremely rude, yelled at me numerous times and said it wasn’t his problem. He said my roof was 2 years old and the warranty was past. He said I should have climbed on the roof and inspected it. It should be noted, my warranty was only weeks past… I then contacted the call center and requested to escalate a complaint to corporate. They had Tim K*** call me. When I spoke with Tim K*** at **********, he advised after review*** the videos and photos, the roof was not installed correctly and they were go*** to “make it right.” He stated the roofer who they contracted did a bad job and that wasn’t what they wanted to represent their company. I submitted the estimate from ******* ******* to k hov via their work request portal. Tim advised the manager from my region would contact me the next day. He never contacted me, nor did Tim return my call days later on Tuesday September 3rd after the Labor Day holiday, when I attempted to contact him to no avail, and left a message.

      We moved into our newly constructed home in January 2023. This complaint is regarding the improper installation of our roof, which has resulted in missing shingles, ridge caps, and water leaking into our home. Our very first home inspection before we moved in shows that shingles were missing and had to be replaced then. Despite multiple attempts to address these issues with the builder directly, the problems persist and have led to significant damage and inconvenience. The quality of workmanship is substandard and is now causing health concerns. We have 3 small children in the home and we have all been suffering various health conditions that could be directly related to mold exposure. We have had 2 different roofing companies to look at our roof and they both noted that they felt the roof was improperly installed. We spoke with Jordan, Melissa and Tom from the K. Hov team and the last conversation with Tom ended with him saying “I don’t buy it that it was improperly installed.” None of our other neighbors whose homes were built at the same time are having roofing issues. At this point, since there is a soft spot in the middle of our roof, we want a complete tear off. We have reports, pictures and text messages to support this narrative. I seek your assistance in resolving this matter and obtaining a remedy for the defects and damages caused.

      I spoke with the homeowner this afternoon. Although we do not believe that there is a construction defect with the roof on this home, we are sending out the roofing contractor that installed this roof to review and determine if there are installation issues that could have caused the current issue with missing shingle caps.  We believe that the current issue is caused by not maintaining the roof from a roof cap that was reported off by Khov to the homeowner in January of this year. Not having that issue corrected at that time has resulted in continued loss of roof caps. Especially from a heavy wind storm that occurred in the area on 8/6/24.

      This response is not factual. KHOV never contacted us to let us know about a missing ridge cap. That doesn’t even make sense— how would they know about it if we didn’t contact them? We reached out to them during our one year courtesy touch up and this was the second time that we reached out to them to have an issue with our roof fixed. The first time was before we actually closed on the home and our home inspector noted missing shingles then. KHOV repaired them at that time and then came a second time when we reported it to them. Furthermore, the roofing issues have led to repeated cracks/damage in the same wall (upstairs). We have emails and our original home inspection report to support this narrative.

      House was built on ******* Road behind me by K Hovan builders name, Jim D***** issue is that the builder drained the stormwater from the house onto behind me, causing extra water to flow onto my property pushing out my deck pushing out my foundation wishing out my driveway talk to the builder he showed no remorse Talk to ***** Valley had no phone call returned I have since to save my property had to spend approximately $5000 rerouting the drain drainage into the ditch in front of my house to save my property

      The owner at the dig met with our excavator and told him he was having water issues on his lot. This is before we started to dig. At this point he was admitted to having water issues on his lot. 
      I received a call from the ****** TWP zoning inspector saying that the owner called him about the water issue. He gave me the owners number. I called and left a message for him to call me back. He did and said it was K Hovnanian’s problem to deal with the water and that he had videos he will send me. I told him I would look at the videos and come by and look at the issue. I looked at the lot and did not notice any water control on his property between the east lot behind him and our lot south east to his or a swale between the lot to the south of his lot. The videos clearly show that the pile of debris on his lot, was diverting the water towards his home. At this point I did not consider the water issue being our issues. I sent the videos to the TWP Inspector and he agreed to what I was seeing. 
      We did not do any grade changes to the rear of the lot when we performed the final grade on our lot. 
      The owner at some point called me saying I had called him, but, I did not see that I did. He at that time said he was involving the county soil and water control department head it getting this resolved. I have not received any contact from the county about this issue.

      We had a house built by K.Hovnanian which closed in April of 2021. Since day one we have had many problems. They did not fix many of the issues, we ether fixed ourselves or paid to have repairs made. The remaining problem is the grade of the yard and the frequency that the sump pump runs after even the slightest rain. The yard was not graded properly before the lawn was put in, I have had the city engineer here, and he checked it and it does not meet to topography map I was supplied by the builder. He agreed that the sump runs far too often, as frequently as every 20 seconds during a rain and runs for days afterward. The builder has told us that our grade was approved by the city, but I have talked to the city repeatedly and they say they have not approved this lot. The original sump pump failed at 18 months, even though it was warranted for 6 years. The plumber who replaced it, said they are not intended to run as much as ours does. I understand that the builder may respond that our home is out of the warrantee period, but I have emails going back 18 months telling us they will correct this issue, have told us dates they will be here, but we still have the same issue.

      An emergency request was submitted to our service department on 12/31/22 concerning the sump pump. We dispatched a plumber and verified there is no installation error in the plumbing system or failure related to the installation of the sump. If there is a defect or premature failure associated with the product, this would need to be handled between the manufacturer and the homeowner directly. 
      This is not warrantable condition and falls under the consumer product exclusion. 

      For the grading at this home, the city had provided us an email in December 2022, which I also sent to the buyer, indicating that the final grade has passed for the lot. To eliminate any confusion on this matter, an additional request for verification was sent to the City on Monday 7/31/23.

      We have offered to seed the bare spots again but have been refused access at this time.

      K. Hovanian hired a landscaping company who last year who mowed the lawn when the ground was too soft, breaking a main pipe to our irrigation system. They discontinued the contract with this company and now have a new landscaping company. We were made aware of the damage that was caused at the end of last summer when the system was being winterized and was told to place a work order. We did that and it was ignored. Now they are refusing to repair the damage caused by their contracted service because our 1 year warranty is up. This should have nothing to do with our warranty. This was damage caused by the landscaping company and they are now refusing to repair. They quoted us $600-$800 to fix when we were in no way responsible for the damage.

      This customer is referring to the HOA contracted mowing company that is not affiliated with K. Hovnanian Homes. 

      This issue was presented to the K. Hovnanian service dept. and we referred them to the HOA as the damage is not a warrantable item. 

      5/22- My service technician and irrigation contractor completed an onsite inspection and found that the damage associated with the irrigation box was NOT due to faulty equipment or inferior workmanship. The box was damaged from something (dare I say someone) with a significant amount of weight as it was "pressed into" the piping, crushing it. 
      The homeowner was notified of this information and no further action required from a builder perspective. 

      The homeowner will need to escalate to ******** ********** for any further assistance.
