      This builder/company is one of the worst in the business! Did not follow contract details at all. Builder not communicative at all. Wasn't familiar with original contract at all. Builder was having to ask us details on the home. Home was supposed to be done in 180 days was over a year and a half and still isnt fully completed.

      We would like to lodge a complaint regarding Schumacher Homes. We engaged Schumacher Homes to build our home in May 2020, and construction was completed in July 2021. As part of the move-in process we completed a checklist of items that needed attention, such as unfinished areas or things that didn’t quite meet standards, but were also told that several things would likely come to light in the next year that would be covered by warranty due to the house settling. Over that year, some of the initial items noted were rectified, but not all. At the end of the year we made a check list of things covered by the warranty that were either still a problem or had arisen since construction was finished. Key issues that have not been addressed include: - numerous nail pops throughout the house, have either not been addressed at all or painted over with mismatched pain - cracks in door frames and similar issues have been painted over or patched with mismatched paint and/or have obvious fingerprints - uneven floor on the second floor of the house, which has been worked on multiple times without resolving the issue and in place resulted in creating a depression in the floor - at least one seam in the carpet is now visible as a result of the attempted repairs - shower head in our children’s bathroom. After we signed the contract, it became apparent that our youngest daughter would need some height accommodations so we sent a list to Schumacher of potential changes including an adjustable showerhead. For this change we were charged an additional cost. After moving in it was not installed and the builder told us it couldn’t be installed since our bathtub was fiberglass but that he would attempt to find a workable solution, with no progress to date. - a dishwasher that doesn’t fit properly in the space created for it. On January, 2023 another attempt was made to have all the issues documented and a plan put in place to address them, but there has still been no progress.

      Signed the builder's contract on 04/27/2022 costing 624,216.10 for 1868 sq ft single family resident home with a full concrete basement. We're disputing a breached contract and quality workmanship. A letter and outline have been uploaded regarding the details of this dispute. The builder has provided very little resolution for our dilemma and continues to move forward with the build. An example would be - they have requesting additional payment without providing any invoice or bill. We're very disappointed and concern regarding this business.

      The draws being requested are the same ones as outlined and agreed to in the Purchase Agreement. To date, we have already provided credits to the homeowner equaling $7,350.00. Our Production Manager and Builder are planning on meeting the homeowner today or tomorrow to resolve any outstanding issues before continuing with the construction.

      Our home was to be completed in May of 2022. Though there were plenty of items on our punch list we moved in around May 15th. Since the beginning it has been nothing but poor communication. The sales rep who rushed us in to signing a contract with them 12/2020 because they were going to increase the prices of construction across the board related to lumber/materials. Then they lost our plans from the sales rep to our "main" coordinator. Began building our customizations back into our home at higher prices per upgrade than originally agreed upon. Found out that many of our upgrades the sale rep entered weren't accurate so we were going to be charged more money for square footage. Did our pre-construction meeting in April of 2021 (things looked good considering previous problems). After singing we were then informed that they were going to increase the price of the plans $75,000 - $100,000 if we didn't get our contract finalized with the bank by the middle of 6/2021. Were told they would be out to start digging later that month but that didn't happen until the middle of 9/2021. In the grandparents suite where their "DIGITAL ARCHITECTS" said a specific full size refrigerator would fit, it didn't. Then the island was placed so close to the counter it made it so you can't open the dishwasher completely (never fixed or even offered). To fix the problem of the fridge they made us pay half the cost and said it wasn't their problem (because we signed off on the plans THEIR ARCHITECTS DESIGNED) and made it seem like they were doing us a favor by only making us pay half for a utility guy to privately fix it which took almost a month for him to do (we were already living there). Siding has flown off the house on 3 different occasions in 3 different places. Our plumbing froze in 12/23/2022 going to the upstairs. I created a quick fix otherwise there would have been no water running in our entire house through the holidays. Though after several attempts no one even came out to diagnose the problem until the end of the first week of 1/2023. Couldn't fix the insulation issue scheduled for 2/3/2023 related to frozen pipes even though our customer coordinator said no one was required to be here (no one was) and they left siding hanging off of the side of the house instead of putting it back up before they left. Customer coordinator wouldn't have relayed any of this to me had I not follow up about the siding falling off of the house where they started to work before realizing we weren't home. Poor quality, poor communication and coordination, and no real care for their customers. They are just trying to put houses up as fast as possible for as little as possible and don't care how what the outcome is as long as they get paid. They promise a punch list so that you'll sign for them to receive their finally payment but they take their good old time completing it and charge for it after the fact. My family and I are extremely dissatisfied. The stress they have caused in my life I am certain will and has resulted in real health issues. What was supposed to be an exciting time in our lives has turned to be a nightmare for the most part (5 years). I find myself constantly worrying about the next problem that will arise.       The areas with the frozen pipe has been fixed and completed. We added foam spray baffles and batt insulation as well. In addition, the soffit and siding repairs are now complete. Our builder called the homeowner today and the homeowner confirmed that all repairs are now complete.

      We closed on our new home on 10/31/22 We were forced into a closing when the home was not complete after being told numerous time by the GC, and reassured that everything would be done by the end of the day of the walk through. They collected money for pills from our loan, after saying things were complete, when they were not. We have tried numerous times to resolve the issues, of unfinished work, or work that was done with horrible craftsmanship, that has cause Schumacher to attempt to fix certain things. 2 and now three times. As some things have been attended to in a timely manor, and has been completed, there are things that are not complete still, and things they have attempted to fix, making things worse. We still don’t have screens installed in our windows. The painting is incomplete. The last time they came to correct paint, we now have mismatched color tones on our walls. They sent a dry waller out to fix dry wall repairs, that were done sloppily, and do it meet standards. I was first told by the manager of Ashland, things would be complete in one day. Then two. I gave them my home and uprooted my family for 6 business days. They have still. It completed the fixs. There was lack of information given to the contractors of the scope of work. Requiring more time needed as they brought minimum help vs what was needed to get the amount of work done in a timely manor. I used personal vacation time. My wife did also. And we even had my step day help baby sit. Most days were only half days of work. The largest issues is the banister we contracted. With the stain color of dusk from sherwin Williams. This was a new banister. With raw wood. The painting company sent two guys that were inexperienced and did a horrible job, ruining the wood. They painted the stain in with a paint brush. Didn’t precondition the hard woods. Causing over stain, to a color of black. I’ve been told from the owner of the painting company and the GC of our bios that those two guys were fired. They attempted to sand and restrain, causing more inconsistencies in the stain process. I’m not getting any replies from the manager. And they are trying to sweep it under the rug vs fixing it correctly.

      originally it was requested by Matt and Donna, it would take 2 days to complete the fixs. After 6 business days, some things have been completed. Some things were made worse, or are incomplete.

      Good Day, We completed building our home with “Schumacher Homes of New Orleans-Baton Rouge, LA” in August of 2019. From then till presently Jan/2023 we have been dealing with a off and on roof/ chimney leak. Schumacher has attempted to fix the leak by sending the roofer and brick mason (of the veneer brick) out to look at the problem. The mason blamed the roofer and the roofer blamed the mason. Both attempted to fix the leak a couple of times. The reason this has been ongoing for so long is because the leak only shows itself when it’s a heavy horizontal downpour (hurricane like). Recently Schumacher has stated it is no longer their problem and the leak that has been since day one is now my problem. I have reached out to my home warranty department and they claim that because it is not load supported it doesn’t fall under warranty. The leak is now causing root at the base of the chimney and is starting to become structurally unsound. Basis this it is load supporting of the chimney.       Two roofing contractors have been out to inspect the chimney. Both agree that the stone is leaking and the stone should be removed to correct the problem. Schumacher Homes will stand behind this repair and coordinate the repairs.

      Built a home with Schumacher and closed on 12/29/22. Identified multiple items during final walkthrough that needed fixed/completed. As of today, only a couple of those items have been addressed even though we are nearing the end of our "21 day punch list" period. After we moved in, we have identified even more problems with sloppy workmanship such as trim that isn't square and multiple areas of paint touch-ups that I have had to complete myself. Also have spent time filling nail holes in wood mantle and stairs, etc even though it was supposed to be "turn-key" construction. The issue that takes the cake though, is that less than 2 weeks after we moved in, our basement flooded with water during a day of heavy rain. We notified our project manager and the GM immediately, and received zero response until the next day. In the meantime, we had to set up 3 box fans and run a shop vac in our basement to try to dry it out. We had drenched belongings in cardboard boxes that we had just moved in the night before. Our sump pump was working perfectly fine and our downspouts were draining away from the house. We are fairly confident the foundation crew failed to reroute field tile and now we are dealing with the result. As of the time I am writing this complaint, not one single person from Schumacher has come to our home to even discuss the issue with us. The GM told us he would stop by yesterday, yet he never showed. I reached again to our project manager tonight and received no response. We were told by the office that the company who did our foundation would contact us, but we have heard nothing from them either. We are in shock that an issue as important as our foundation could basically be ignored. We want answers and we want them now.

      Our Construction Manager has been in contact with the homeowner. Weather permitting, we have issued service orders for next Tuesday or Thursday to dig up along the side of the home to determine if there is a field tile. There was no evidence of any field tile during the excavation of the home. Delaware County would have halted the job if any were visibly present.

      In addition, our Construction Manager has scheduled a time with the homeowner to review any other construction concerns with the home.

      We have asked for several items not done correctly to be repaired, or for us to be reimbursed. We were close to a settlement, but the regional district manager Keith Fluharty, did not want to honor the Schumacher Home warranty if we would choose to settle with the specific amount. He withdrew his offer, after he singled me out of a group email and sent me a Bible verse, which I can only assume that he was trying to reprimand me. We have been locked out of our house since before Christmas. I have asked for the home to be unlocked, the GM and RDM refused. They claim it's because of delinquent change orders. I have asked for clarification on the cost of these change orders (per their contract) and have failed to receive any. It should also be noted that any of the managers or employees with regards to construction have treated me, as a woman, with blatant disrespect. We have been lied to about how projects were completed, bank inspections, and overall protocol of how Schumacher conducts business and honors their warranties. We had a walk through with our bank and four others from the Lockbourne/Circleville office. All saw and acknowledged either damages done by contractors or subpar workmanship. However, Rick ******** the General Manager is refusing to fix or give credit for us to fix those items. I have spoken to other trades people and researched the price to have the issues fixed. This is the list: Tile around master bathtub need redone. We can hire someone to do it correctly and have Schumacher pay the bill. The tile is crooked, not square in corners, and grout has holes in it. Grout was also painted over. Front porch as a subpar patch job. A contractor back into our front porch and was never repaired correctly. The CM Aaron ******** tried to fix it with silicone cement. There is still a void underneath the area. The edge of the porch needs to be repoured. Master bath wall on right vanity is crooked and is cracking. Window crack * ***** for plumbing.

      We contracted with Schumacher Homes to build a house in 2019. We were living on the property in a mobile home and planned on using the existing septic and drain field. It was approved by the county. Fast forward to New Year's Eve, 2022. We had to have our septic tank drained for the 2nd time in a year. This company took the time to diagnose the issue and discovered that when the plumbing for the new house was done, they disconnected the tank from the drain field and hooked up to that instead of hooking the plumbing up to the correct area. We had a toilet basically explode in Dec 2020, and Schumacher sent out plumbers to see why. No issue was found in the pipes at all, they didn't know why our toilet regurgitated water through a bathroom, kitchen, and adjoining bedroom. Now we are under the belief that it was due to the septic tank being full and not being connected to the drain field. From move in (June 2019) to December 2021 only one person resided in the home full time; my husband was only home every other week for work. We had to have the tank pumped in 2022 and then needed it again on NYE. So I asked that company why we needed it so often for 2 people and they pulled up both lids and showed me that when our toilets flush, it came out of the pipe that SHOULD lead to the drain field and the contractors broke apart the concrete around that pipe in order to hook up the new plumbing. They explained that the plumbing is essentially backwards going into the tank and we do not have it hooked up to the drain field and they don't know how much other damage was done until it's all dug up to correct the problem. I was quoted $2500-$3000 to fix this issue. An issue that was directly caused by faulty contractors hired by Schumacher Homes. I called the warranty person and am still waiting a call back. I will say again that the septic tank and drain field were already existing, it was not installed as a part of the home build. All they needed to do was hook up.

      Moved in Jan 22, we were met with a "faulty" wall oven & "faulty" range hood. Light switches were run incorrectly & turned on lights on the other side of the house. The electrician came back to fix the switches & the issue with the range hood was bc it was NOT wired.. Waited 2 weeks to have a tech from ********** come, they uninstalled our wall oven, revealing that it was not only wired w/ a circuit not large enough to handle the oven but the electrician also left LIVE & UNCAPPED wires behind it. After only being in the house a few weeks, we had to have our floors fixed bc they were bubbling up.The bathtub in our spare bathroom was splintering, the master bathtub & shower were chipped & the quartz backsplash on all of the counters were separating. There were people sent out to half way fix these issues as well as the nail holes along the shoe molding to the island & around the fireplace. We had to have the painters come back to finish painting around the garage framing. The shoemolding is separated in many places from the baseboards & all of our windowsills are cracked. We have asked multiple times to have the inside pieces of the fireplace nailed down & were given so many excuses as to why our cabinets arent flush w/ our walls. We waited 7 months for a garagedoor & were told we couldn't have the door we originally chose. The garage door finally arrived in July with broken glass & after only being installed for 3 weeks, it already needed repairing bc of incorrect installation. WE STILL ARE WAITING FOR THE NEW GLASS. All of the windows to our home are grid-less, minus one faux window that was installed with a grid. We were told that we had to wait for a window without grids & that it would be installed as soon as it came in. Late October is when it finally arrived & we then waited another 8 weeks for it to be installed. Someone was sent out and the window did not fit. MY OVEN IS FALLING OUT OF THE WALL, multiple calls have been made w/ no response or resolution

      Our office spoke with the homeowner on January 5 and 6. Our Production Manager visited the home on January 12. The wall oven is now complete, along with the trim at the fireplace and window in attic. Our GM will call the homeowner to review and schedule the remaining items including soffit repair, nail pops and loose shoe molding.
