Just a a warning to anyone thinking about renting from these slumlords. On April 16th my hot water went out, I call CSR to fix the issue. First time some one was sent: They sent a plumber for the hot water, he left after 10 min because the basement is flooded. Person number 2: pumped the water from the basement and realized feces was leaking into the basement from drain stack. Person 3: fixed drain stack in 3 days. I repeatedly asked for CSR to send someone to clean the actual feces from my basement and after 10 days they did. Person 4: shows up and says the basement if flooded again and there is an issue with the drain. Person 5: basement is pumped again. on Monday April 28th my toilet water was leaking to my downstairs neighbors kitchen and bathroom spreading feces everywhere. CSR did not send anyone out until the next day, when they showed up they left after 10 min and said basement is flooded again, they leave. The next day another person comes out and says they are only here to fix the drain, not thee leak, the don't fix either and leave after 10 min. This issue is still ongoing with CSR saying "they are on top of it". The office manager, Jamal, is shady and does not care whatsoever about his customers, my unit is not in working condition and he wanted to argue that it was and my rent was due in full. The water doesn't work, I haven't been able to use the facilities for a week and this is "good working order" to CSR. No sympathy at all, no doing what is right. This tenant has had issues. We have had several companies out, cleared the basement, fixed plumbing, etc. Additional problems have arisen and more companies were called out, but they have not uncovered the root of whatever is causing the issue there. This work is actively in progress. Once fixed, we can look at resolutions beyond repairing the plumbing. However, until the work is completed and all information in for time frames, we can not agree to anything else at this time.Initial Complaint

The floor in the apartment building heading up to the stairs is falling in. The floor drops a few inches into the basement every time you walk into the building. You can see the light form the basement due to this problem. This is my only access to my apartment. The windows in my apartment are old and busted. The windows have plastic on them to help keep the cold out. The wind blows through my windows and the curtains blow. I have every heater on and the spare bedroom blocked off. Its only about 40 degrees in my apartment. Also, none of the windows open safely in case of an emergency. I also am due to have a baby in April. I'm afraid to bring my baby home to this apartment. I am writing in regards to my brother, ***** ********. He has been renting from Clear Sky properties for over a year. ***** is on community support services and recieves SSI disability for developmental delays. The very first week he was renting at this property, the water was broken and was gushing outside of his trailer for 3days. Clear sky sent him a bill for $700 for it, even though it was doing that when he moved in. My brother has sent countless emails regarding safety of the trailer. Safety issues include floors with holes, that allow mice and bugs to enter, no proper insulation, mold, faulty wiring. My brother has complained and tried to get resolution but Clear Sky properties has done nothing except give him rent penalties. ***** tried to pay them and they rejected his payments because they want to get the money for the water bill that is currently $400. Clear sky has their own billing on water and it isnt actually coming from the utility department. My brother asked to see the usage from the city utiliy department and Clear sky wouldnt provide it. Clear Sky management has told him that they splice 25 units off of one central unit. They have now filed to evict him, a man who has disabilities and is low income and has no options for other living. I looked up Clear Sky realty and found that on their ****** reviews there are 50 plus complaints and pictures of subhuman living conditions. Clear Sky Realty is a slumlord and is profiting off of people who are low income and oftern disabled. Please help me by inspecting their property **** ****** ***** ***** ****** ****Business Response

Mr. ******** moved into the mobile home 11/23/2022. He did report a water leak on 12/29/2022, which was repaired the same day. He then complained about high water readings 1/27/23, mentioning that the toilet would run & he would have to jiggle the handle to get it to stop. We had the plumbing inspected and the repairs made 1/28/23. He complained again about his water bills 4/13/2023, and we had someone check the plumbing again, but no problems were found. Tenant told our office 4/19/23 that he wasn't having problems with the water anymore. He did have high water bills in the amounts of $304.99, $118.51, and $182.57 for Jan-March 2023. The water at this property is submetered, and meters are read monthly. Since March 2023, there have been no water bills for Mr. ******** over . They have been: $67.98, $40.30, $24.06, $24.66, $18.65, $27.07, $29.48, $32.48, $22.26, $33.84, $51.73, $26.47, $34.29, $33.69, $33.69, and $46.92. Mr. ******** had reported some maintenance issues, including caulking, interior door rail, exterior door weatherstripping, soft spot in floor, etc, but all the issues we had reported had been hired out to local companies to repair. We did receive complaints from neighbors and the lawn care service for the property due to this tenant threatening them, standing under their windows and yelling at them, or preventing them from doing their job. I filled out the application and paid the application fee of $30 only to receive a written notice that my application was incomplete, and I did not meet the income requirement for the property in question. This seems discriminatory in nature as I had filled out the paperwork fully and completely and was further assured by their representatives.Business Response

Mr. ******* was turned down for several reasons. He did leave multiple questions blank, leaving incomplete information. However, he also showed income of only $914/mo. Per our income standards of 25%, we could only approve his income for $228.50, and we had no available units with that pricing. He was also turned down for criminal history. He is a registered sex offender. He chose to apply, and while we would like to approve all applications, we can only approve those that meet our minimum acceptance criteria. –You must have a gross paycheck (Before taxes) that is equal to 4 times the rent or more."We spent the money to process his application and do not refund application fees simply because someone is unhappy with the result. We have our criteria posted both in the office and online. If someone chooses to apply, we must follow the same procedures for all applicants and match them to our minimum acceptance criteria. While we'd love it if everyone could be approved, sometimes, we are unable to do this. Mr. ******'s application was one that we couldn't approve for multiple reasons. This does not mean a refund. He even signed the form that gave us permission to do the checks needed and that states the app fee is not refundable. (see highlighted copy attached).

Filling out all the information requested and yet on their copy my social is missing? A leasing agent requested more money from me when I went to view another property they manage. My fiancé and I had lived in one of clear sky’s properties for two years. When we first moved in, there were damages from the previous tenants including bad touch up paint/shotty drywall fixes throughout the entire apartment, crayon marks on the walls from kids, and busted outlets. We moved in since it was during the pandemic and there weren’t any other options at the time. We submitted several maintenance requests, both online through their resident portal, and verbally on the phone during our time there. The first being the bathtub leaking down into the kitchen cabinets whenever you run a bath, which was never fixed or addressed. Second was the water heater not working and leaking, which was not fixed for months, only to be fixed when the leak was affecting their own water bill. The fridge would stop working frequently, causing the temperatures inside to reach 60 degrees and forcing us to throw out groceries on multiple occasions. They sent out someone once to fix it after calling three times, for the guy to not fix it at all. The basement foundation was cracked, causing extreme leaks and flooding whenever it rained. We have since moved out and are now being billed for $1000 for damages and repairs. None of which was caused by us, and when asked for a bill, I was provided with a print out with barely legible notes on the repairs with no receipts, all of which were problems that were there when we moved in. We went to the office to resolve the issue, only to be told that they couldn’t do anything and to email them if I wanted to discuss it with their broker. I’ve emailed them a week ago and have not received any correspondence.Business Response

The residents did a great job making sure no personal belongings were left, so they did not have any costs for hauling items out. Unfortunately, there was painting that needed to be done. There was minor wall damage that had to be repaired/painted. We only charged them what we were charged. There were only minor repairs (outlet cover, smoke detectors, drip pans, etc) that were done. We understand the cost can be frustrating, as we feel that way with the cost of most repairs also, since most labor and supplies has more than doubled in recent years. Here is what we can offer: If they want to pay all but $500 of what is owed on the account, the owners have authorized us to waive the last $500 if and only if they have the rest paid by the end of June. The $500 off doesn’t change anything considering they went back and altered the charges so it ends up costing us the same amount. We never received anything at our forwarding address and it’s been 30 days. We went to the office for the third time, and they told us that they are exempt from state laws for wear and tear and the 6% interest that accrues every year. They believe they are above the law and they can change and alter amounts owed without giving an itemized bill that we asked for weeks ago.

Well sent in a work order on the 17th of march and the issue still isn’t fixed. Found out after having low water pressure that a water line busted UNDER MY HOUSE!! The company who came out told me he would put it in as an emergency situation that needed taken care of asap and still hasn’t it’s now the 25th of March! Also talked to water company and they did a reading and my water bill is $1638 and I should not be responsible when normally my bill is only $300-$400 and talked to ppl and they even said that it should not be that much! Water guy also said that this pretty much started in December by looking and estimating my water usage! I have mold under my carpets that they are aware of and other issues they are aware of! I’ve had a fridge and washer and dryer in my house for over a year that they haven’t taken! I have my own! I have an ant infestation that’s now getting worse cuz the traps they have are garbage now I have to put in another work order due to a mouse in my house that was in my daughters room! I have a whole list and they have copied that list! Floor is falling in walls are cracking wallpaper is falling off the walls cuz it’s so old! There is so much this place needs shut down!!!!!! I’ve told them a few times I will take this further if I have to when I have 3 kids here and 2 of them have asthma and there is mold in here!Business Response

All issues reported by the tenant have been hired out to an external company, work completed, and bills paid for all except the appliances (because neither company that tried to haul them away could get a return call from the tenant to schedule a haul away despite multiple attempts to reach them) and the most recent order of a plumbing issue. We sent out a plumbing company to fix the issue. They could not finish all the work because all of their workers are too big to fit in the space where the last part is located. They reported it to us and we hired a different company (with someone working there they think will fit in the smaller space) to get this finished. The water there is billed every 3 months, and we just got the report of a problem there just over a week ago, so if there was a problem she didn't report, we wouldn't have known to do anything any faster. We will get this fixed, but if she is that unhappy there, she is on a month to month lease. She is not locked into any contract to stay and can give us a notice that she is moving. We don't want any tenants to be unhappy where they are living.
