      We are in contract to build in M/I Homes ************ neighborhood in the *********** area. While M/I Homes builds a solid, good-quality product, the experience overall has been a disaster. Our sales representative, ******, lacked basic knowledge about the options he was selling and consistently provided incomplete or incorrect *************** major issue: we selected an additional garage bay priced at $14,180 based on the documents ****** provided. Later, M/I Homes admitted they hadnt accounted for necessary structural changes and demanded an additional $9,000 to correct their mistake. Their "solution" was to offer to split the extra cost. While we appreciated the gesture, it quickly became clear that the $9,000 included additional markup for M/Is profit meaning they were still trying to profit off their own error, despite the original garage bay price already including built-in profit. That is not a good-faith offer; its an attempt to continue profiting from their own oversight.Additionally, the design center pricing is outrageous. The base price of our home skyrocketed by over $250,000 just to achieve modest upgrades not luxury finishes leaving us with the most expensive home in the neighborhood without it feeling like it.Despite all the compromises we made, M/I Homes showed no real willingness to take responsibility or make things right.The quality of the homes themselves is good but if you're considering building with M/I, be prepared for poor customer service, misrepresentations, outrageous upgrade costs, and a complete lack of accountability. We deeply regret choosing them and would not recommend M/I Homes to anyone who values transparency, fair dealing, or basic customer respect.

      Half of my windows have moisture in the middle of the glass. Home is 11.5 years old and the window warranty is 10 years, so no one is helping. The window manufacturer (MI Windows and Doors), the installer, and M/I Homes are all giving me the run around and pointing at each other. I had to spend thousands to get the issues fixed, since the *** kept sending me notices.I do not recommend ever living in a M/I Homes building, and cant wait to move out of this one.

      Gas lighters, con artists and liars, oh MI. Buyer beware. If I can save just one person from making the same mistake I made, then my job is done.I was one of those it would never happen to me type of people and as sure as water's wet, they screwed me over. MI preys on the middle class. If I'm being honest, if affordability wasn't an issue nine times out of ten you wouldn't choose an MI Home. They are built in the middle of nowhere, as close as they can get them together without actually touching and with cheap labor and materials and then they nickel and dime you in the process.Everything is great until the ink is dry. After that you become just another idiot.They have no morals or ethics. If you have ever dealt with them they try to make you feel as though you are the one in the wrong. But no, I promise it's not you, this is what they do and they are great at it. They must take seminars on: insincere apologizing 101, the art of the bait and switch 102 and how to talk in circles 103. Their interview questions must be a long the lines of, how do you sleep at night after s******* hard-working people over? If you show an ounce of compassion I'm sure they tell you this job may not be for you.They changed their site plans after of course I had already signed my contract and put a house beside me where there was no house before. That's fine, I like having good neighbors. Oh but no, they decided to make my neighbor my twin. Yes, they built a twin house right next to me. They made it dark, with stone accents and all. I have to pass by my house to get to my house. Let that sink in.I can literally look out my side window and see the house is directly across from me. They even tried to change the definition of the word across! I had to pull out a ********* dictionary and send the definition to them because they are so slick they have you questioning things you already know.

      Bought a home from M/I, now 5 months later theres water damage from the ceiling. Submitted a request to them through the website under warranty. Will update if they follow through and fix this.Update: It's like pulling teeth trying to get responses from them. After 3 weeks it is still yet to be fixed. The case manager is horrible with communication and trying to get responses on a recent home inspection is ********** NOT BUY FROM MI HOMES. Horrible company with horrible responsiveness and horrible quality.

      Left our information, called us back 2 days later and ask what we want. And said we cant help you! We sold to many homes. Stoped by and she had said the same thing. And said unless you are looking for right now we cant help you. Would t even let us walk through model. Unless we were interested buying today. Very rude and did not have time for us

      Horrible customer service and lack of care from the construction team regarding major concerns. I would not recommend working with M/I Homes. Once they get you to close, they will just ignore you and provide terrible communication regarding major issues.

      Horrible customer service. ********************** is under impression that they are serving customers for free including addressing the issues that cover under one year warranty.

      We signed a contract for a home in **** NC. We are just days away from closing. Now they say your address will be in *** **** NC. We waited 4 months, we payed for all private inspections. Now they easily telling if you want will refund the deposit. They are saying it’s not in their control.

      Build quality is horrible. Multiple visits out for our flooring and appliances. Replacing expensive breakers because they use cheap nonsense. Now we have a plumbing leak that is wrecking our mainfloor ceiling. They let our lawn sit bare for 3 months, then put grass down without re-grading so now our lawn has washouts and low spots that turn into ponds whenever it rains. Can't wait to find out what else will go wrong with the trash they build. Just got done being politely told the plumbing is a year out of warranty. A good rule is to just avoid these developer construction companies, but especially this one as they clearly hire circus acts to build their houses. My house is three years old and has been one headache after another.

      My M/I home warranty was going just slowly but is well before November 2024. I am fine with this. But after the original M/I warranty stuff left M/I, the new guys denied doing whatever broken by their workers while fixing the house. They broke my irrigation system preventor and replaced with a broken/defect one. The new one is leaking. Then, the new M/I stuffs just showed me their invoice of original replacement and said they did not find record of previous stuff. I showed them the message conversation. They said the message is not acceptable. They only recognize their system record. Now, the question is if M/I system does not record anything, M/I will do nothing after you buy M/I home!! Be careful!!!
