I just recently closed on this property on December 6th, 2024. Since Ive moved to this house Ive encountered countless issues majoring from HVAC, staircase, squeaking floors, bathroom issue and closet issue. Even though theres warranty but I dont think a brand new house should face this problem if it is properly built . Recently I came across a crack in my basement which is concerning , its a spider crack and this can rapidly increase and grow all the way to the concrete wall which can lead the house to collapse on the long run. Ive spoken to few lawyers and trying to way out my options . But with the crack on the basement this is deemed unsafe. The thing that gets me ****** off is that every time you send a complaint email to them they said they have warranty come and take a look at it . They need to take accountability that they are building ginger bread house and selling it for too much and it comes with excessive faulty parts. A brand new house shouldnt have any issues for atleast in the first few years of it . But less than a month of being in this house Ive already faced a lot of issues. All the complaints against Maronda Homes is the same thing, the government need to get involved and a do a thorough investigation on this company and figure out whats going on . I wont name anybody but I overheard them say they bring workers from ****** and pay them cheap wager to work on this house because those *************** can build 3-5 houses in less than 3 months . Basically Maronda Homes is quantity Vs Quality. They can build cheap quality homes in 3 months or less which they can sell quick and move on to the next victim . This is unacceptable. I am talking to my lawyers and see what can be done . The exterior of the house looks great but havent been complete yet due to the migrants having to be sent back to ****** until the summer.Business Response

I purchased a new build from Maronda and closed 2/22/2022. In decorating for the holiday this year, I have discovered that the electrical outlets on my front and back porch do not work. There is no breaker in the basement on the electrical panel for either of these (not sure if there should be or not). I have tried to reach them by phone on 5 different numbers with no answer. I also entered a service request on *********************************** and nothing from the request. I would like an electrician to come out and get the 2 outlets working on my porches and also make sure all the other ones in my home are live.Business Response

When we did our final walk through - we noticed a huge ditch in our tiny back yard. We were told it would be regraded when sod was install (this was in Nov 2023). Sod was installed in April - no grading ... still a huge ditch. While we were asking Maronda about this, we contacted a builder to install a deck in the back yard (our plans all along and Maronda sales people knew about this). The builder went to the city to look at plans and discovered our back yard is a zoned drainage ditch, a runoff for the "100 year flood" and was a NO Build zone - none of which was disclosed by Maronda. When we choose the lot, it was flat. We wanted a small back yard because I am a disabled vet and a small yard was great. Now our yard is a huge ditch and I will not be able to mow that in a few years. We are constantly trying to get Maronda involved in some sort of conversation, but then they sent me an email saying they will no longer discuss this issue. If I sell this house, by law I have to disclose all of this - why doesn't Maronda. By the way, we got to choose our paint color but then was told (after we moved in) that the paint is flat non washable paint and we will need to repaint in a year or so - again, they said nothing.Initial Complaint

My condo building had the wrong addresses on the outside units and paperwork needed updated with the County Auditor to reflect the correct address of my unit. Instead of doing the work, along with the condo management, Maronda Homes decided to simply switch the house numbers around on the units, confusing the mail, package delivery, water billing, etc. I have been working to resolve this problem for 9 months and they had not returned any emails or phone calls about this issue and didn't even return a call prior to making the change of addresses on the physical units. I will never move into a community again that is built by Maronda Homes.Business Response

Maronda Homes has diligently been working with the Homeowners association to rectify this situation as everything was filed correctly with the auditor and the building/zoning department at the time of construction. Maronda was asked by the Homeowners Association to correct the number placements on the units as they were reversed. Maronda did so on 3/14/2024. The completion of the of the address number correction has been relayed to the Homeowners association as well. Please let us know if there is any further information or documentation needed on this matter.

We were in contract to purchase home and were expected to move in April 2023. During the process my husband lost his job and we were down to one income. Which meant we could not afford the 464k home and we no longer qualified for the loan we were pre-approved for. Now werl were able to get out of the contract but however our entire deposit was kept. In response to the complaint, attached is portions of the contract which is signed by the buyers at the time of contract that state that "Default by Buyer" and and addendum that is signed also at time of contract that talk about the "Maintaining Mortgage Approval" during the buying process. Also attached is a Mutual Release that was sent to buyers and signed stating that the hand monies totaling $25000.00 shall be applied to the satisfaction of latter contracts and agreements for a period of 1 year. Maronda Homes has fulfilled their contract responsibilities and the buyers would be able to use that hand monies toward a new contract within one year from 11/23/2022. I purchased the home in March 2022. I was told to create a punch list. For many of the items, I was told they were coming out. Then I get a letter from Katie saying they are not going to take care of the items. For the last year I've gotten messages saying they are coming out, and now all of a sudden they aren't.Customer Answer

Our carpet was installed wrong we have several areas the entire carpet has come up and nails are exposed Maronda has tried fixing this once they came in and stretched the carpet but have made the problem worse I tried reaching out to Them with several text messages and ive been ignored our neighbor had the same issues and Maronda replaced there carpet and will not acknowledge us.Business Response

Maronda sent **** *** out to our house to see what was wrong i had not heard anything in over a week so i called **** *** and spoke to ****. She informed me the Maronda is Willing to Cut out Carpet from a closet in one of our bedrooms Patch the areas up that are frayed and have nails sticking out and then replace the carpet in the closet " WHICH NOTE will not match the Carpet in the actual bedroom because it will be a diffrent Dialot also this is a very unprofessional way to fix this issue that was theres to begin with i am not willing to have carpet ripped out of a closet to patch a bunch of areas that will look awful they are refusing to just replace the whole area itself we spent over 300,000 dollars on our new home and the customer service we have experienced has been awful ! Also I want to make note that our Neighbors had this same issue with there carpet Post warranty and maronda replaced there entire carpet that was frayed and had issues. I want anwsers this is not how i would expect this to be My 3.5 year old son has stepped on 2 nails now that are just sticking up all over our carpet . I am asking as a customer that they replace the entire area of carpet that is frayed and messed up.Business Response

We moved into our house on March 2, 2022. When we moved in our driveway and front step were not completed and no sod had been laid due to Winter weather. In April when it warmed up the driveway and step were completed but we still had no sod. In mid May/early June the yard was completed and we were told to water it continuously so it wouldn't die. We watered the yard continuously but our front yard is still dead. Maronda said that none of it was their fault because the grass was some shade of green when laid. We now have a landscaper coming out in November to get our yard ready and rip up the dead sod for Spring of 2023. He's charging us $2000 to fix Maronda Homes screw up. He even said that he couldn't believe that they would lay sod during the beginning of Summer and sited our neighbors yard as our future if we didn't take care of it now.Business Response

In response to the complaint ID ********. Maronda Homes had the sod laid per the agreement of the contract and when it was installed the sod would need watered after installation and this was explained to the homeowners. Attached is a photo of the sod on the day it was installed. There is no warranty on greenery as stated in the customer homeowners handbook and watering would be the homeowners responsibility after install. 12/21/2020 I closed my house with Maronda Homes. They were supposed to install a lamp post for the house which they didn't. The contractor at that time said they came out to fixed it but there were bee's on my yard, so they couldn't install the lamp post. I paid an expect to come treat the yard. I have not had any bee's on my property since then. I then call them back that there's no bee anymore in June 2021. No one has shown up to install my lamp post. I want Maronda Homes to come and finish the job.Business Response

I bought this house brand new 2019! When it rains hard, I wake up to a puddle of water in my kitchen from my wall. I contacted The BBB last year and they had Maronda come out, they so called fixed it. Well first of all You get a year inspection after you buy house, it was Corvid so I got mines a little over a year. But when they came out to fix my wall I thought it was fixed until July 5th, 2022 and it flooded. I took pictures again and what I'm afraid of, is my wall dry rotting and caving in. This is why I bought a new home, to not have the problems of repair's of being a single mother and not being able to afford all the repairs of and older home. I contacted Maronda again and they told me they cannot help me. This is ridiculous. They have half built my house. They not only did not fix my wall, but when a representative came out, I ask him why come my bathroom fan wasn't working and he told me they forget to install, when I was told by another representative who did the walk through when I was moving in that it was a whisper fan! Maronda has gotten over on me and its not fair. I'm so afraid that my wall will cave in because the amount of water that is coming in. Please help me.Business Response

I have filled this complaint (2) times before with the BBB. I had this house built and moved in 4/30/2019. Each time Maronda took their time sending some one out to fix the problem. The problem is sometimes when it rains my south kitchen wall leaks and leaves a puddle in my kitchen .It's dangerous if my grandson slips and fall and by now it might be mold! The problem is not fixed as they stated (Maronda). On 7/31/2023 it rained and I was making sure everything was locked up and stepped in a pool of water in the kitchen. I will attach a video. In the past I sent pictures. It would not let me send the video, so I will send as pictures.Business Response

Good afternoon,
Maronda Homes has visited the home again to and have found that the weep holes in the sliding glass door were clogged as well as the gutters. Pictures attached. Maronda has cleaned the one gutter by the slider and cleaned the weep holes in the slider and also re-caulked the exterior of the slider at the kick plate and performed a water test and no water was present on the interior of the home. Maronda has also informed the homeowner that those items are homeowner maintenance items that need completed on a periodical basis to prevent water intrusion. At this time no further action is required by Maronda Homes. Please let us know if you need any further information.

I am rejecting this response because: I'm just done with Maronda! They came to my house and took my paper towels and put them around my wall and door and then took my hose and left it spread out in my backyard when they left just like the paper towelsthey left on the floor. Dan of Maronda wanted to ytell me that my problem was my gutters needed to be cleaned. Well 2 years ago when it first happened I did that. and it happened again. Well they dont know and neither do I, Oh they gualked my sliding back door.so who knows. I'm just tired of how Dan talks down to me and how they want to make it my fault!. I reject because this is going no where and they will be hearing from me if my house floods again. I attached the pictures of the way they left my house. May seem petty but to me its not! If they were professional they would have come with there own towels!!
