Redwood Living and its counterparts need to be investigated for how they operate, build their rentals and how they do business today. Do you see how they build and then remove themselves from the site. With them building this fast there needs to be a stop or an investigation on how these are passing codes. Their builds are so cheap. I've done research on the builders used and aren't reputable by an means. Structurally built like crap, where the walls and half the place is structurally not in tact- literally! The walls are paper thin and zero privacy when you can legit hear full blown conversations of your neighbors through the walls- doesn't that void customer privacy as an American citizen? I have no idea how these pass city and state codes. For the amount of money they charge their tenants with ZERO support from Corporate is a joke. No one answers the phone, returns a voicemail, etc. What the business states it provides upfront compared to what you actually get is not aligned. Their advertisements should be changed because what they say vs what you get are two totally different things. My entire place is cracked structurally and I have had mold because the air quality is so bad, and they used a company to test my place that had "ZERO" reviews and was a newer company. The air quality outside here has been higher than what it should be. I was told 6-10,000 outside is usual for good air quality and when they tested my place it was 14,000 outside for harmful and toxic quality, which comes into my place. Guaranteed if another reputable company came into test- it would be a different outcome, but they won't and I am sick of fighting a company that DOES NOT CARE ABOUT THEIR COMMUNITY AND ONLY CARES ABOUT THE MONEY GOING INTO THEIR POCKETS. I also have neighbors that smoke weed in their place and it seeps through the paper thin walls so my place smells like a skunk and so does the other tenant on the other side. So my health and breathing in that second hand has to sufferRedwood Living, Inc.

Over priced and no amenities. I lived at Redwood 7 years snd 8 months, started out paying 1,000-1,050 a month. Then last year, the lease was up to $1,350 a month, now they increased it by almost 30% going from $1,350 to $1,700 a month. I received the letter at my door in June regarding the increase and had to sign by July 15, 2024. Increase would begin September 15th. In the mean time, looked for a new place. I found one in October and let the leasing office know on October 17th. They said I had to pay an early lease termination fee on top of the new amount. Going from $1,350 to $1,700 I signed my lease under duress, Mind you I had to make a deposit and pay first month’s rent to my new landlord and had to do this by end of October. My new place would be ready to move in November 1st. I was forced to pay Redwood $1,700 for November and half $900 for half of December. Even though I did not reside there. And they still want an additional $2,391. I cannot pay nor should I have to pay Redwood $2,391 just for breaking a lease that I should have never signed in the first place, and was above my means. So now it will go to collections I’m told. I just needed a more realistic payment plan and they will not work with you. I did the math and living there for almost 8 years I have paid them well over $100,000, I could have and should have bought a place , Redwood apartments are not for people who are on a strict budget. I do have to say that the maintenance department was amazing. I think people need to know what they’re getting into at Redwood. They are a multimillion dollar company that do not have your personal interest at heart.Redwood Living, Inc.

1 starI am writing to formally dispute the proposed rent increase to $2,221 for my apartment, as it represents an unreasonable and unexpected jump from my current rent and does not align with market trends or prior lease agreements. In 2022, I signed a 14-month lease for $1,765 per month. In 2023, I agreed to another 14-month lease at $1,835 per month. At that time, I was also presented with an option for a 24-month lease at the same rate of $1,835, with a 4% increase after 12 months, bringing the rent to $1,908.40. This offer set clear expectations that future rent increases would be moderate and predictable. The proposed rent of $2,221 for the upcoming lease term represents a staggering 21% increase compared to my current rent of $1,835. This is well beyond the standard rate of increase that was suggested in previous agreements and far exceeds the 4% increase that I was led to anticipate when considering the option for a longer lease term. Such a significant jump in rent is not only unfair but also burdensome, especially given that my financial planning was based on the moderate increases outlined in prior agreements. Additionally, I have reviewed current rental listings for similar units within the same apartment complex. According to these listings, a unit of the same size is available in August for $1,999, and another will be available in November for $2,177. These figures further emphasize that the proposed rent of $2,221 is out of step with the current market rates. In fact, it is higher than both the listed rents for these comparable units, indicating that the increase proposed for my unit is excessive and not reflective of actual market conditions. Given the above considerations, I respectfully request that the proposed rent increase be reconsidered. A rent increase aligned with the 4% increase discussed in the 24-month lease option, or one that matches the current market rates as indicated by available listings, would be much more reasonable and fair.Review fromRenee S

Really nice and friendly staff BUT has poor interaction. after being told repeatedly go ahead and submit your application pay the $75 application fee for each person over 18 even if married (what a gig), No one is available to talk to about the application, no phones or emails are answered, then the online application is so intrusive, they have an out of US AI system they partnered with called TWO DOTS which gives them the approval, Two Dots (who ever they are) would have to get 2 year of tax returned, or look at your bank account for deposits..etc. well that might be justified for some young people, but to get you to submit to a facial scan, that was the last straw. Stopping the application and not finishing it, will not get you a refund, then all of the sudden there is a person who emails or call you to argue how wrong you are... what a customer service huh... well to make the matter weirder, we offered to pay the entire lease in advance to avoid being treated like criminals or aliens, the request was denied, you have to submit for credit inquiry and expose all your sensitive data regardless... Well we do not except and I don't think this could be accepted by anyone free. We rather be anywhere BUT Redwood network. be free..Redwood Living, Inc.

The front office staff and the maintenance are TOP Notch. Never an issue. The parking situation is a HUGE issue. Especially if you have elderly family or like to entertain, there is not enough parking throughout the complex. Renters use much of the "visitor" parking for overflow vehicles of their own. We ended up shuttling people down to our condo from the parking by the office. Twice my sister was dropping my elder father off and was asked to move her car that was up against our driveway. She was only there for 10 minutes. Very inconvenient. Also, after just 15 months of living in Redwood I was charged to replace BOTH rooms of carpet (over $600) due to "urine smell" when I moved out. I find this to be completely false. I had already moved out of state so was given no chance to observe the carpet. I've rented for over 14 years and NEVER been charged or had money withheld. I have housebroken pets as well. The office is fully aware that I kept the yard clean of all pet waste (even piles that were not from my pets). There is no way I would leave carpet in this condition. After several conversations I was given the option to pay or be reported to credit. I am furious. I would be there in person when they walk through your empty condo so you can observe.Redwood Living, Inc.

Really nice and friendly staff poor knowledge. after being told repeatedly go ahead and submit your application pay the $150 for the application fee and as long as your incomes OK and you don’t have any crazy criminal record you should be approved after him hauling around for about a year I go ahead and decide to do it. Meanwhile I currently live in a building where my rent is 1650 a month that I’ve also had to apply for a credit check. after being repeatedly told that they can approve the application even with not so great credit. The only stipulation was that I would possibly have to pay a larger security deposit. Which was fine for me because I get it my life decisions and it’s no one’s fault that my credit the way it is, but I know my debt income ratio is good. My partner and I make a decent chunk of change so therefore, knowing that I could definitely pay the 1600 a month they requested for the apartment. And I also had no doubt in my mind because if this didn’t go through I had another apartment lined up in my current apartment building that I had to do another credit application for and my rent is going up to $2200 a month and I was approved for that, I would think that I had no problems moving into this townhome. It just sucks. I just wish they knew how that their operating system worked before letting me burn $150 and then on top of that they wanted me to pay $250 with the 150 before they even ran the application. So I was looking at a total of $400 being out of just a poor process just consider before you rent from here. The only reason why they denied me was because of some things that were in collections which majority of mine were medical bills. That i’m currently paying on monthly but for one reason for just some items in collection to take $150-$400 from someone is kinda not really good business. Just please know how your system works before you waste, hard-working peoples money. What a joke.Redwood Living, Inc.

1 starI lived at redwood for 3 years and my experience was fine. After a job transfer I had to move out and terminate my lease early, I paid the fine and worked closely with the manager at the Akron location to make sure all my I’s were dotted and t’s were crossed. He said we were all squared away. A month after I moved out I received a letter that I owed over 2,000$, confused I sent an email to the manager and called the office 3 times without a response. I never heard anything again and my portal was at 0$ so assumed it was an error. Now months later I get a letter from collections saying I owe them the $2000 dollars that I never paid to redwood. I have left a message with every department at Redwood corporate, emailed the Akron manager, and called the office multiple times over the last few weeks and nobody has gotten back to me. Collections has already reported it to my credit which has been a nightmare and plummeted my credit score. So thank you redwood for all this extra stress, I’m posting this as my last ditch effort that redwood will actually get back to me. I hope the Akron manager, is not doing this with other tenants as it is SO wrong.Review fromA.no B

I am a 70 year old citizen my husband and I are both disabled my husband is a viet nam veteran. Redwood would not put safety bars in the bathrooms to stop falls But we could pay for it but can’t be put in showers which does no good. Their managers help you sign the lease but you only have to give 60 day’s notice BUT you have to pay 1.5 months to get out of the lease they bully you . But they only verbally say 60 days when you confront them your word against theirs and then they laugh at you. If you are elderly disabled or a veteran stay away from these apartments they are heartless and crooks they charged us for things to keep our deposit that even a police officer said is normal wear and tear. We lived there for almost 4 years. They discriminate run run runRedwood Living, Inc.

I did decline to do handicap changes because I would have to pay for changes that I would have to leave in the apartment and the apartments would not let us put them inside the shower where we could use them. Instead told us to get suction cup design which would not stick to allow lift from a seated position. Have sliding door damage inside and outside from the Christmas cold weather. Been promised on several occasions by the manager and the regional manager that it would be repaired. 3 weeks later nothing has been repaired. These are new units, October 2022. This type of weather damage should not occur. Lan to compro to the state A.G. Office and the local city.Redwood Living, Inc.
