This is a money hungry company. That take advantage of older residents in the neighborhood that has been in the community since 2006. This company is operating under false management. They have no clue on how to manage a community. They only plan meeting for the residents only (1) once a year. This is problematic. Let me just say this ******* Pond Subdivision is a developed subdivision & has been closed to any contractors development since 2010. The fees are ridiculous made up. The Homeowners is Unknowledgeable about what & why we are we paying fees . This is a scam company that lies to homeowners on why we need to be insured. Our pond in the back of subdivision is what they use as a safety measurement. When there is no water left in the pond. ****** Company has taken completely over land development. So tell me why they are charging each Resident $225.00 a year. In which the fees is steadily increasing every year. So what are we protecting here guys. The *** fees is supposed be used for Landscaping, Dry up Man-made pond that is fenced. So tell me what are they managing! They are targeted certain residents to further their cause of scamming residents with ridiculous fees. **** is a out of town company located orient **** if serve me correctly. They have no office to come to for residents / homeowners when addressing concerns. This company is based out someones home and collecting huge amounts of money from homeowners. They need to be petition out our neighborhood. And I hope any homeowner shall agree. As a homeowner we not going to stop until they are completely removed. Once again they are scammers. I dont want leave not 1 Star but I couldnt leave a review unless I hit 1 Star. This outrageous ridiculous.Omni Community Association Managers, LLC

Ms. ****** is currently the defendant in litigation with the *** over complaints that she regularly and recurrently parks a food truck in her driveway, in front of her house, and sometimes in her side yard, all against the ***'s rules. She is (according to her) is a former board member of the Association who is therefore very familiar with the ***, knows exactly why it exists. Omni is an A+ rated member of the BBB with full offices less than 15 minutes from her subdivision, just south of *********** The almost 300 communities we are privileged to serve would disagree that we are "false" or don't have a clue on how to manage a community. Approximately 40 people are employed and working at our office full time. Residents in communities managed by Omni come to the office almost every day. Ohio law mandates the existence and operation of the *** in her subdivision, and Ohio law requires that the *** have four (4) different kinds of insurance. The community has an elected Board that decides how often to meet, Omni is not the decision-maker for the community, just its manager. No owners are "targeted" for anything, all owners are legally obligated to abide by the recorded deed restrictions which include paying dues and following rules that include not parking commercial vehicles in the subdivision (let alone parking in the side yard). Ms. ****** is attempting to use a bad BBB review as a weapon in connection with her dissatisfaction with the fact that several neighbors complain regularly about her food truck being parked in this residential subdivision against the rules. If her clearly false and defamatory statements against Omni are not retracted, we will consider a suit against her for defamation.Review fromAS S

1 starThey seem to target. We got fines for several things that we never got letters about. We would have obviously called and figured it out. When we called they took off half and said they couldn't take off lawyer fees still. We never got letters, they don't send emails. ****, at least put a note on my door. Our neighbors also got a violation and no letter. The guidelines are so strict that even though we are working hard to keep our brand new home nice and improve it they still find violations. They have a person drive around every week to tattle on whatever homeowners are doing. They gave us a violation for having our trash cans next to our garage door and told us to put a screen around them. We did and then they fined us for not getting approval for something they told us we had to have. They also give you rules for your backyard that no one sees. It's insane. I think it's a scam saying they send letters that they don't and then fine you for not responding. Obviously we would have responded if we knew instead of letting fines pile up but they insist that since their system says they sent a letter they did. Where is the tracking? They think that we just ignored 9 letter when we responded to the first one? Something is wrong with their system and instead of understanding and figuring it out they just put the blame on us still.Review fromAl C

I don't understand this comment. I checked the records in our system for this owner, and find that she has no unpaid balance with her HOA, and has never had any kind of unusual account activity or charges. She did submit for (and pay the normal fees associated with) two Design Review requests, and both were processed and conditionally approved in the normal time frames. I see she called three times withing about 15 minutes yesterday, leaving 2 voicemail messages and hanging up once after a short period. Those were less than 24 hours ago. Our standard response time is "within 48 hours" depending upon current call volumes. I'm bewildered at what led to a claim of "making things up to collect money", as her account shows nothing. On the never return calls, it's been less than 24 hours. I find no e-mail communications from her although she did reach out in mid-****** using Omni Anywhere (our online app) asking a question about how to submit for *** reviews, which was responded to within 24 hours.Review fromMaryam B

The worst customer service and HOA company. From front desk person to Lisa and Bobby management whom I spoke to everyone were rude and unhelpful. The company is a scam. I paid the HOP fee after second bill as I forgot about the first bill. A week after I get a bill with overdue fee, which I ignored as I had already paid the balance. Fast forward 2 months later I get a bill that not only they did not drop the over due fee but they added another $10 for the delinquent overdue fee!! Unheard of!!!Called and spoke to the useless accounting and management and they would not drop the fees and threatened if I don’t pay over due fee it will keep increasing. They even admitted that their review for over draft fee was after the date of my check but since they received it in mail after the review they refuse to drop this $45 fee!Omni Community Association Managers, LLC

This owner was billed along with the rest of the owners in the community, in January. In mid-February, shortly before payment was due, she called our office asking questions about the bill and what the *** fees are used for. We answered her questions. She did not make payment until the end of March, by which time a late fee had been charged to her account ($25). The payment she made did not pay the account in full. Instead of charging an additional late fee when this happens, we issue and send a new Statement showing the partial payment, and a $10 Statement Fee is charged. The owner acknowledges that she simply forgot to pay the bill on time. Late fees are not removed from accounts unless they are the result of an error on the ***'s end, which did not occur in this case. I understand that she does not like the answer, that the fees weren't to be waived, but the answer was correct and is not "poor customer service", it's just an answer she doesn't like.Review fromBrandon S

Owned by the same lawyer who bills out his service. Staff is rude when you call in. Worst business I've ever dealt with. I've owned several businesses. Been a millionaire since I was 26. I'm humble but this guy....ha. he's something else. Run from this company. A very curious comment from Mr. ****** in light of the e-mail message he sent us on the very same day. Here's what he told us:Good evening!I understand that my partner, [name redacted] reached out last night or earlier this morning, but I wanted to echo his compliments. The meeting was very well run. We walked away feeling that we are in good hands with Omni and the directors that were elected. I will apologize for my behavior at the end of last year. As a first time homeowner I am very passionate about where we live. We love our house the community. Not good - Omni allowed our hood's newly laid sod to wither & die & DIDN'T fight Peabody to take proper care - care that we paid for! Now we have weeds & horrible grounds surrounding our new beautiful homes..... very sad.! I cannot find any records of this individual as an owner in one of our managed communities, without which I cannot address or comment on his stated concerns. I will say, that normally, new sod care is the responsibility of the homeowner, even in communities in which the *** handles mowing and trimming. I don't know if that's the case in this instance, but I'm not aware of any community-wide complaints we've received about failing to water sod in early April of this year.Review fromTrevi E

HUGE and ridiculous increase to the HOA fees in less than two years. OMNI alleges this is due to the cost of everything. However, our snow removal service is a complete joke and a waste of money, and the crew they have doing our landscaping does a horrible job. Even half-star is too much for this company. I believe in reviews to encourage others to refrain from using a particular type of business. So, here are my two cents… Omni Community Association Managers is the WORST company ever. Their billing and communication are terrible, and their service is the worst part. Please, builders, do not make deals with this company as HOA managers... it has been a nightmare for us, the new buyers. If a potential buyer asks me about a new construction development, I will recommend being sure OMNI is not the HOA Association manager... in that case, buy in another place!Omni Community Association Managers, LLC

I am at somewhat of a loss to respond to this comment, as the generic suggestion that "billing and communication are terrible" doesn't tell me anything. I find no notes in our system of any communication from this owner, other than a reference to their recent submittal of a design review request that is awaiting their payment of a processing fee (application received May 17, we sent e-mail communication regarding its status the very next day, and have no return communication from them that I see in our system). Perhaps she is upset because she recently incurred late fees attributable to non-payment of dues assessed by her community's Master Association in January that were not paid until this month (and when paid, she didn't pay any of the late fees which results in her account still having a 'delinquent' status - and which will result in more late fees). Ms. Ojeda is welcome to share details with me of what communications have taken place that were less than acceptable, and what has happened for her to view her relationship with her HOA as "a nightmare". This company is a joke. No one calls back to discuss matters nor do they ever get fixed. The help desk is rude and you can never get to anyone but to leave a voicemail which further allows them to not return calls. The property managers, have 0 clue what they are doing and allow board members to do whatever they want and be selective in what bylaws they enforce including being selective in who they give violations out to (housing looks using incorrect doors/colors, holiday decor, etc). ******* ***** has yet to fix a rotted/broken dumpster issue that was discussed a year ago during our annual meeting; this causes trash and unwanted animals to be in the area and spread throughout the yards making the area look like a dump. I’ve also requested why our monthly fee increases when they ONLY pay for trash and landscaping (which landscaping is a joke..they’ve destroyed more than $300 worth of plants I’ve placed in my landscape and have destroyed my siding using their leaf blowers full force at the house to clear out the mulched areas) and where the budget goes to see where things are…zero response. I don’t know why this company isn’t held accountable for their issues.Omni Community Association Managers, LLC

Ms. Dotson is well-known to our staff, as she has had multiple communications with us. Contrary to her statement that "no one calls back," we have documented approximately a dozen phone discussions with her, and several more e-mail communications. The nature of her interactions with not just Omni personnel, but also the members of the Association's Board, and the community's landscaper, have led to an unwillingness on people's parts to communicate with her other than in writing, and at least one party has communicated that her continued harassment may lead to charges being filed against her. Ms. Dotson appears to be currently upset with Omni and her HOA, because she recently received a violation notice related to not removing holiday decorations. This has been a recurrent issue at her property. Our personnel have made sure to retain notes regarding her repeated behavior. She may also be upset because of the multiple complaints against neighbors she has made, with only one found to be valid. Her "comment" posted with the BBB is viewed as an attack by her against us, not as an accurate report of conditions or actions. There are no issues with the dumpsters at the property (beyond people ignoring rules -- but if we have documentation as to 'who' is violating the rules, they are fined). The dumpsters are leased from the trash disposal company, the HOA does not control their 'condition'. That being said, Ms. Dotson is the only resident we are aware of who believes the condition of the dumpsters is a problem. Regarding her allegations of the landscaper damaging her property, she has been asked to provide photos of the "damage" for further investigation. but she has never provided any photos or other documentation. We are unaware of any circumstances at any locations where the use of a leaf blower has damaged siding.Review fromDavid B

**** ***** and ***** *** of Omni may be one of the rudest individuals I’ve ever had to deal with. She refuses to give straight answers, withholds information and plays favoritism allowing her personal feelings dictate the outcome of situations instead of the rules written. Tara should be ashamed by the way she treats the members of the community. She doesn’t have one single ounce of morality. If you’re thinking of moving into a Omni run subdivision, DON’T!Omni Community Association Managers, LLC

We have researched to the best of our ability, but find no evidence that this person is an owner in any community that has an Association managed by Omni. If additional identification information can be provided, we'll look into the background of whatever has led him to be so upset, but with the sparse information provided, we can only speculate. We also don't know how to lend any credibility to these vicious comments, this person obviously has a personal or business axe to grind and believes that public disparagement through the BBB serves his purposes. This "review" should not be made part of our company's records with the BBB.
