This builder does not return calls and does not take care of problems. In 5 years, I have a zigzagging cracked foundation where daylight is seen from the outside to the inside, 3 faucet repairs, a ceiling to floor 1/4 in deep corner drywall crack, paint runs from watered down paint all over the house-after I paid for a paint upgrade, missing gutters with water running down my siding where the gutter is far from the corner of the house, cracked concrete. I had to replace my back deck and door from rot where there is no gutter on the overhang with a small waterfall with rains. at least one ceiling light fixture attached to wires only with no electrical box. My water heater almost exploded before I even moved in. There was a major gas leak with the fire dept. evacuating my neighbors. They would not put the roof and gutters on in time and the rain ruined my floor and repeatedly flooded the house from the second floor down to the basement. They use inferior wood with chunks missing and some with tree bark on them. I have drywall buckling on the top of a 14 ft. high wall. So many nails are popped out. A 12-year-old Amish boy installed my baseboard, and it is a crooked mess. My porch columns are not pressure treated and need to be replaced for rot and mold. outside trim paint peeled off after one year. they ran plumbing pipes inside my HVAC up to the second floor. I am dumping thousands of dollars into a brand-new house because of shoddy work.

We are short-handed in our office at this time, so I am really sorry no one has had time to call Ms. ******* back. She has been in her home for almost 6 years now. We were their multiple times reviewing her "issues". Most were taken care of per the home warranty's tolerances and guidelines. There were a few items that we could not get to in a timely manner, so we therefore (per her request) cut her a check so she could hire someone to take care of them. It was agreed to that this was a "full-final release of all issues". If she were to review the warranty booklet, that she has, she would see that the cracks she refers to are normal shrinkage cracks that happen when newly constructed homes dry out and settle. The only warranty she has left on the home is the 10-year structural warranty which is handled by and through the warranty company. She is welcome to contact them directly with any "structural" issues, if any, but again these are just normal shrinkage cracks. Also - the gas leak she referenced was an issue with the gas company, and we had nothing to do with that, and it is normal to have a little bark, as she calls it, on the rough framing material, and the tiny small roof over her rear landing does not require a gutter. Plumbing and HVAC was done to code and passed all building inspections.

LDA builders built a house across the street from me. They had to tap in their waterline on our tree lawn. *** use their own contractor to dig and they hit a water line. When they hit the waterline, it caused my apron and my driveway to sink. They do not want to take any responsibility. They dont want to answer their phone and they never get back to you. I spoke to the city water department and they keep saying that *** is responsible. We were calling them every day writing emails and they refused to even answer us.

We have emailed and talked to Ms. ****** a few times regarding this issue, and intend to take care of it for her. It was unfortunate that the water department was unable to turn the main water off in a timey manner, which in turn caused this problem. Our subcontractor has promised to get out there as soon as he possibly can, which should be this coming week. I am really sorry this is taking so long but my hands have been tied.
