Royal concrete removed my wooded deck, and replaced with a stamped concrete patio. They damaged my house which is still not fixed and my stamped color has faded. I've contacted them three times about fixing and still have a damaged house and faded patio 14 months later.Business response

Contract Execution- April 14, 2021 Contract Estimate: $6,000 initial but paid $6,900 with adjustments Contract Terms: 1. Excavation of soil (NOT DELIVERED) 2. Haul Debris (NOT DELIVERED) 3. Wood Framing 4. Wire Mesh (Partially used on 2nd full pour) 5. 4in Concrete 6. Control joints created by saw (NOT DELIVERED) 7. 3 to 4 days of labor -Warranty - 1 Year with an additional 1 year after 2nd full repour was completed -Initial pour date completion - May 3, 2021 -Initial Slab Damage Notification - May 24, 2021 -2 slab Repair Completion - July 9, 2021 -Communicated concerns of not following deliverables outlined on contract - September 1, 2021 - No excavation of soil - No Wire Mesh - No control joints by saw -Due to no excavation of soil, concrete patio was significantly higher than yard and required grading with dirt. -Removal of entire concrete patio - March 28, 2022 -Partially removed concrete after tearing it up. No excavation. Poured new concrete on top of jackhammered concrete -Re-pour entire concrete patio - April 19, 2022 (Snow/Rain and communicate concerns to Royal Concrete) -Use of tracked vehicle transferring wet concrete during wet weather resulted in yard damages from the front yard, along the side of the house, and to the back. -Damages to re-poured patio May 2, 2022 for corner crack and May 25, 2022 for crack by stairs -Worker Lucas came out to see cracks May 27, 2022 just after a rain came through the area. Lucas and us noticed a large pooling of water (1/4in deep) against the foundation of our house. Jonathan, Royal Concrete Owner, was suppose to show up initially. -Jonathan did not receive all information by his worker Lucas based on phone call. May 31, 2022 Jonathan agreed to come to our house and look at damages on June 3, 2022 at 11am. However, he never showed and ceased communications. Jonathan will not return phone calls or messages. -Resolution proposal: Repouring concrete completing ALL tasks outlined in contract, or a refundBusiness response

We replaced the patio and didn't use wire mesh because we used micro fiber mesh in the concrete mix. Replacement or refund is under the company's concern, we do not replace concrete due to hairline cracks or standing water the height of a quarter. We replaced your patio within the one year warranty timeline but the project has been over a year already. There's no saw cut because we hand cut the control joints, the patio was ripped out and poured back properly.Customer response

I am rejecting this response because: Not properly addressing areas of concern.
You did not complete the pour of concrete as you outlined it for us. Additionally, we have made attempts to make you aware of the concerns and also have been extremely flexible and accommodating given how you waited until Spring of 2022 to make the repairs. When the concrete cracked the first time, you blamed subcontractors and mentioned that you have had issues with the quality of their work. We took your word and allow for you to make things right. However, it seems that corners were still cut as you did not excavate the soft soil at all. Additionally, when your crew poured the entire slab the second time, it was 35 degrees with a snow/rain mix. I even called you to notify you, and we also reiterated the additional 1 year warranty extension because of all the issues we have had. Lucas, your staff member that you sent out also agreed to that being a possible factor of concern. Also, I do not believe that standing water against our house foundation is proper as we never had that before and could result in additional damages.
The height of the concrete is excessive because there was no excavation initially. The new concrete was poured on top of the concrete your crew jackhammered, but did not haul away. After the initial pour I had to have the yard re-graded. I now need to do that again as a result of negligence and ensuring things were done the correct way the second time. We asked about excavation on multiple occasions.
We tried to get you to come and talk through our concerns. We have made every attempt to communicate with you. We even let you pick the day and time to come look at your deliverable on multiple occasions, but you send someone else in your place. Understanding the root of the problem will allow for you to have a chance of a better resolution.

The patio was excavated and we added gravel also. You have our warranty policy, you received it along with the proposal we sent you. I believe you didn't go through all the details on it, it states there that hairline cracks will be routed and caulked, there are no hazards on the patio and it was done with a high class concrete mix with fiber mesh for reinforcement. We don't replace patios due to cosmetic looks, only if there are major concerning areas where there's trip hazards or cracks 1/2 or bigger. It also says that replacement or repairs are under the company's discretion and you signed the proposal and sent it back, by doing that you agreed to our policy.
