    My air conditioner has been down for the last 3 months and the apartment complex has failed to fix the issue and has been giving me the run around when I ask about them fixing the issue.

    Thank you for reaching out to our office regarding our resident at **** ******* ****. I’ve had a chance to read over the complaint and speak with our Maintenance Supervisor about Mr. ********* concerns and there are a few things I would like to clarify.

    In March 2023 Enclave at Albany Park changed office administration. I can not confirm who Mr. ******* spoke with (if at all) regarding his air conditioning unit. I show Mr. ******* signed his lease electronically online on April 4, 2023. On April 14, 2023 Mr. ******* manually entered a maintenance request through our online portal. According to the forecast the temperature was 75 degrees that day.  Maintenance went and looked at his a/c and discovered a big block of ice one his outside a/c line. Usually this is caused from running a a/c in very cold weather conditions. His unit was turned off in order to let the system unthaw or ice to dissolve.

    Per policy, we do not service a/c units when temperature is below 75 degrees (for the reason above). In April, the average temperature was a high of 61 and low of 49. Please see the link below of the forecast for Columbus OH in April 2023

    Maintenance returned a few days later to further assess the a/c and determined the compressor appeared damaged. At that time, ****** maintenance request remained opened in our system until weather permitted for us to reassess his unit.  Please note, Mr. ******* never contacted the office or spoke with me ever to follow up.

    I received a notice around mid/end of May about Mr. ******* a/c and called him directly. At that time I asked our Regional Maintenance Supervisor to run a diagnosis on his a/c.  As a result, we were able replace the a/c capacitor that same day (June 2nd) and his maintenance request was closed after he spoke to the Regional Supervisor himself.  I have not heard from Mr. ******* by phone, email or visit to the office since my phone call to him in May and assume his system is still properly working.

    Problem:
    The Air Conditioner has not worked for the last month in my apartment. I have submitted several work orders, as well as called about this issue, and they have failed to repair my air conditioning unit for my apartment.

    On 4/8/24 a work order was received that the AC was not working.  The capacitor was replaced and condensation lines were unclogged on 4/15.

    On 4/30 a work order was placed after receiving BBB complaint and the work order was closed out that the AC was charged and we have not received a complaint since.  Maintenance checked with resident on 5/17 and confirmed that the AC is still working.
