    The reviews about Royal Oaks are too kind. This place is anything but "luxury living" - basic finishes in the units, poorly maintained amenities, non-responsive office staff, slow/no response from maintenance... and yet they have the nerve to hand out double-digit rent increases year after year. RUN - don't walk. Comparable apartment communities within a 5 mile radius are between 13% and 42% cheaper, and have the same amenities and features.

    My wife and I rented two units at the Hidden Lake Apartments in Stow, Ohio. The facility itself was just fine and staff seemingly fine. In March 2004 we informed the main office verbally that we would not resume rentals in July and that we were buying a house and asked what was needed. There was an indirect reference to paperwork that might arrive on the portal or via email (which was not specific). After asking about the paperwork much later it seems this was apparently buried in an email neither of us could find (still have not located the email). Perhaps this is in the portal but it certainly was not clear. Until I went in the office to physical sign this paper over the weekend (as the office is not open after business hours when i work) this was never nailed down. Much later we were fined/assessed $1000+ a piece representing additional rent informing us they needed 60 days written notice in advance. Not only that, they decided to tack on an extra 6 days for the extra month with no explanation or justification (my original lease terminated July 7 and they said the 'new notic' or extra term was until August 15th). The explanation was that the corporate office "verified" the final numbers -> as if that justifies the new math rules ... what does that even mean ? Not only that, there were additional charges for water and utility that were not explained would be trailing on the account. Since of course the account was closed down not knowing these charges would be piled on they got assessed and then fined a late fee (???) which I only found out about when i was on vacation via a text message. This feels like mismanagement and claw backs from a company under finance distress.

    As a follow up to an earlier review, i want to mention that the regional manager did reach out and had cleared up our situation and really helped clear the air on a messy process breakdown. Cassandra was extremely helpful and responsive. It also seems they are taking accountability for the office breakdowns as of late and reflecting ownership of the situation. Turned around what was a very negative experience into a good one.

    I would not recommend these apartments to anyone. Back in June there was a water leak under my apartment which they had to create a hole in the middle of the living room to fix. The apartment was unlivable, as I was left without running water for a week and bare concrete flooring for two weeks. My couches and tables were pushed off to the side blocking the other half of the apartment and kitchen area. I was told I was still expected to pay full rent even though I was unable to live there for two weeks and was told any hotel expenses would have to be submitted through my renter’s insurance. Instead of reimbursing/compensating me, I was offered the use of the model apartment used for showing for water and showering, however most of the amenities in there were for staging only. On top of that, my AC/Heating unit has not been working properly since September. All winter long the heat would stop working and they have to come out and repair it leaving me without working heat for days at a time. They have been out about 7 or 8 times now to fix it and it is still not working properly. I am currently without heat and have been so for over a week now and have not heard any updates on when it will be fixed, despite calling and waiting to hear back from management. Management was however able to let me know that I will not be compensated for any of my troubles of going all of winter without proper heating.

    If I could give a zero review I would, I have been a resident at Royal Oaks for 6 months and have had nothing but issues since the day I moved in. I have had holes in my bathtub, things that weren’t fixed for 4 months and I got tired of constantly calling/emailing the office to fix the things they were supposed to before I moved in. I received a call the Friday before my move in day that Sunday, repairs needed to be completed by contractors and things were done poorly multiple times and still needed to be fixed. Management changed during this process and none of my communication about these issues were passed on and it took me calling the office to break my lease in December to figure this out. I have requested not having to pay a lease break fee due to the many issues I have experience since the day I moved in and it was denied. I do not recommend anyone living here because they don’t care about your living space or taking care of their residents. this is our home and we pay upwards of 1,200 a month for “luxury” to live in a dump.

    Terrible place to live. Been living at their property Royal Oaks in North Royalton Ohio for 4 years now and there’s been thing after thing with the property. Every time you contact the leasing office it’s all brand new workers. Any time you need maintenance again all brand new workers the turn over is insane and hard to keep up with. My garage was accessed by somebody other than myself (electronic garages that only owner and maintenance has access to) and my items were stolen I contacted the leasing office because obviously if it wasn’t me only maintenance can get inside without breaking in they said if it wasn’t on camera it’s not their problem I asked to speak to corporate I was denied and was told corporate doesn’t speak to tenants but then they got a bad Google review from a tenant at royal oaks and a man had similar issues as mine to which the same office worker Cassandra told him she’ll get him in contact with corporate to resolve his issue when I mentioned that to her she acted as if she was clueless. I ended up finding corporate number and called literally hundreds of times at left at least 20 voicemails this was in November it’s currently mid January and I still have yet to receive a call back. Our local police department said they even believe it was maintenance due to the fact of how many of our maintenance workers they’ve arrested for these same crimes and others. Terrible place and if it wasn’t an inconvenience to move in December in the snow with a new born baby wouldn’t have signed a new lease but this is absolutely my last lease I’ll sign I would never recommend this place to anybody the people who work there are extremely unprofessional and the corporate doesn’t care at all about their residents. Not to mention no matter how good a resident you are every time you resign a lease your rent will go up and up and up I’m currently at almost 1250 for a single bedroom apartment with holes in my ceiling from water damage from upstairs that still isn’t fixed
